Business has consistently failed to resolve warranty issues with the home. Multiple outstanding issues including an exterior door that has not closed properly for more than 9 months, uneven tiles throughout the home, water damage with no known source, and numerous cosmetic issues with the walls and baseboards. The trades they are partnered with and send into my home can barely speak enough English to communicate through issue identification and resolution resulting in additional appointments. Overall there is a general carelessness in actually resolving issues.Initial Complaint

I'm a disabled veteran and I used my VA loan to purchase what I thought was my forever home. In multiple toilets in my home, there is a strong sewage/waste smell. *******, the service manager, captures the request and relays it to the plumber, but the plumbing contractor does a terrible job of investigating. They literally come and look at the toilet, say they don't see anything, and leave. There is no troubleshooting or discussion of what it could be. This is one of many problems with this home. Communication and follow through is horrible with most of the vendors. The attempts to resolve seem more like gaslighting and I as the homeowner has to constantly follow upon behind the work. In 2022, my wife and I placed a deposit on a lot and home in the **********, Trilogy Ranch. Throughout the process our sales person, ********, made multiple promises that were confirmed and later rescinded. Prior to signing we asked specifically what **** Home's policy was on returning deposits. ******** assured us they were very good about returning deposits, unless under extreme circumstances. ******** cited a case where a couple signed and rescinded twice before trying again and being denied giving us confidence we were safe. (*I am a disabled Vet with a need for specific amenities that would require adequate space in our backyard for aerobic exercise, to allow for future handicap applications AND to avoid falls.) ******** was informed on numerous occasions to keep the backyard of the home at the largest and claimed we'd have an opportunity to view this plan on the lot prior to finalization. We initialed a plan with the understanding that it wasn't final until after an appointment to place the home. Shea Homes employees lied, were rude, accusatory and even attempts at intimidation. I am unable to work and my wife cares for me after a recent extensive (9th) revision surgery. Shea homes acknowledged they weren't going to lose any money on our design/lot and since have the home listed for over $30,000 more than our previous agreement. This is just plain greed.We simply want our money back so we can look for our retirement/dream home as promised.Initial Complaint

Home at Trilogy at Vistancia Mita side purchased 9-3-2021; built by **** in 2018 has significant cracking inside home on ceilings and load bearing walls; significant cracking outside on patio ceiling, walls; cracking wood by garage; cracking by windows. I contacted **** and had to call 5 separate times to schedule an appointment as my calls were not returned. On 2-23-23 a representative from **** came to my home to inspect the damage. I asked for the credentials of this person and was told I am offended by your question. I pressed for credentials and finally received a business card that does not indicate any professional qualifications to conduct an inspection. I asked for a structural engineer and was met with defensiveness and was told it will take several weeks to review and that structional engineers were not available. I asked for the results in writing and was dismissed with it will take several weeks. This person also made a statement this is normal for ******* . How can a statement like this be made by a person who refuses to provide any documentation of their credentials that would support such a statement? The person sent to inspect the damage did not provide any verification of their ability to conduct this inspection and refused to provide a business card until I insisted and told them I would follow up regardless.Initial Complaint

Shea homes is currently using a firm named ******* ********** Services to monitor blasting that is occurring just north of our home. We also happen to have a **** home that we are very happy with and enjoy. Within the last couple of months the blasting has caused intense shaking of our walls, pictures on our walls, etc. In April, the blasts were especially intense. Due to this a family heirloom, a grandfather clock, became unsteady and fell. The clock was over 100 years old and shattered. This was especially traumatic as this was passed down from generation to generation.I contacted ******* ********** Services and explained the loss and sadness related to the loss. I was asking for acknowledgement from ******* ********** Services, LLC and a request that they update their notifications to the community related to securing their valuable artwork, heirlooms, etc. I was told via email by ***************** at ******* ********** Services that the "vibration levels recorded were far below the type of force it would take for what you are claiming to be the cause". For the record, the blasts occur 2-3 days a week and have been occurring for months.The reason I am directing this to Shea Homes is bring this to their attention as I firmly believe **** would not approve of the response received from ******* **********. I sent a picture of the clock face down on the tile and only received response that the blasts could not have caused this damage. This clock has survived since the 1800's and even was shipped from England to the US, from the east coast to the west coast, without incident. I was not originally asking for compensation because the clock was irreplaceable; but was worth monetarily over $4,000.I would like to have Shea Homes and ******* ********** Services acknowledge the issue and show how they will change their communication and issue resolution process going forward.Thank you.*****************************
