    Buying a home is stressful enough without having to worry about whether the home inspection was done correctly. We trusted AJF Inspections, LLC. to provide a detailed and professional assessment, but unfortunately, they missed a major issuea leaking shower pan in our master bathroom.There were visible signs of water damage, including staining, calcium buildup, and wet carpet in the next room, yet none of this was noted in the inspection report. We only found out after moving in, and by then, it was too late. Several contractors have since looked at it and were shocked that it wasnt caught during the inspection.We reached out to AJF Inspections for a resolution, and while they admitted that this was overlooked, they only offered a small payout in exchange for a legal waiver, preventing us from holding them accountable if further damage is discovered. Thats not how a responsible company should handle a mistake.I wouldnt feel comfortable recommending them to anyone buying a home. If you do use them, be extra diligent in reviewing their findingsbecause they clearly missed something very obvious in our case.

    Home inspections are a critical step in the home-buying process, and unfortunately, our experience with AJF Inspections, LLC. did not meet expectations. We hired them for a property inspection in [location] and later discovered significant issues that were either missed or inadequately addressed in the report.When we raised our concerns, *** offered a small financial settlement but conditioned it on signing an extensive liability release. This release would have permanently waived all legal rights against themeven if more problems surfaced in the future. We asked for a fair modification to this waiver, but they refused, insisting that all customers must sign the same restrictive legal agreement.While we appreciate their willingness to remove a non-disparagement clause, we believe that companies should be accountable for the quality of their work without requiring customers to sign away all their rights.If youre considering AJF Inspections, be extremely cautious about their contract terms and what they require post-inspection. We would not use their services again and encourage others to do their due diligence before hiring.

    I have bought and sold about 15 homes in the ******* area. AJC is by far the worst experience I have ever had with a home inspection company.I spent over $1200 for a home, mold, sewer, and termite inspection. The sewer scope results stated that significant cracking and/or damage was noted in a portion of the pipe Alarmed, we immediately contacted the technician since the results report did not state where the damage was. The technician proceeds to explain that there was only one minor hairline crack identified during the scope and that it was insignificant, and we should not be worried about it. What?!? He said that he has no control over the words that the report software generates, and the company is trying to fix it. Strike one. Next, the mold report came back positive for mold, but it doesnt tell you the cause. It just tells you theres mold. I have to find another mold inspection company to conduct a second test (an additional $500+ cost) and guess what, theres no mold in the house. AJFs test was a false positive. Strike two. Several days after the inspections were completed, I receive a random $50 refund to my credit card from AJF with no explanation. I looked into it, and it turns out they recorded the wrong square footage for the house and overcharged me for the sewer scope. Anyone going to tell me thats what happened? Nope. Strike three. Finally, my realtor decides to write a very professional letter to the *** of the company (*************************) alerting her to her companys poor performance. You think the *** responds at all? Nope. The company just has a real specialist call and explain all the ways of how they are right and we are wrong. Strike four. I dont know how this place stays in business. Stay away unless you want to dump your money down a drain.
