    While there is so much to say the one responsible for lying, manipulating and making sure I was left with nothing was ***************************. She had known my situation from a prior salel and guaranteed that she would get us into a better place after 6 months and even pay some. That's the only reason that we selected her to help us again. Throughout this process she knew that we would need a place to go before selling the home that fell through, she think guaranteed that her and her partner would help with moving expensive $1,000 out of their pocket for an Airbnb to stay for 2 weeks because the house closed prior to us finding a new house that was a lie, nothing she said ever panned out throughout the whole process leaving me owing more money than I ever imagined. She knew my situation being a disabled vet and my money situation and she still continued to manipulate and falsify information for her own personal gain. She was paid several thousand dollars and she denied making a ***** off of it she also Claimef that she paid $15,000 to close the the sale of my home which was incorrect and then towards the end she had me pay for the Airbnb not once but twice after her saying she was going to take care of that on top of another $2,000 that she personally agreed to give me a thousand out of it to help me and only gave me 500. She has disregarded any phone calls and failed to take care of her end of the bargains. I believe everything needs to be reviewed and she needs to be investigated because things just don't add up since day one with her. I'm ready to pursue criminal charges on her and would like to hopefully resolve this outside of court. I'm looking for more than an apology I want to know where my money went and I won't answers. I have text messages and emails that prove everything that I'm saying but I don't care to submit them at this point but I will when necessary.

    ******************************* who has claimed to be ********************************* caregiver (a disabled veteran) contacted me to sell his home located at *************************************. We went under contract on March 31, 2023.  When the *** was received, it showed that ***************************** was short $14,777.38 Due from Seller.  Navi Titled Waived all their Title Fees, the Buyers Agent & myself gave back some of our commission, ****** gave money & buyers brought money to close escrow.  We all acted in the BEST interest of the Seller to close on the property. 

    I never claimed paying for the gap. I was contacted by ********************* from Veterans Affairs that he feared ******* was being mishandled by *******************************, who is NOT a caregiver but moved herself, grandson, mother & boyfriend into Timothys house rent-free. ******** VA Fiduciary ******************* has filed an Adult Protective Complaint against ********* that is currently ongoing for the mistreatment of ****************************** 

    ******* didnt realize that they were short money due to a Cash Out refi of $6K, of which he claims to have never received. He also said ********* had sold his car and he never saw any of that money either. I found ********* & ******* an Airbnb for 2 weeks, did not pay for it, stole items from the home, caused a sewage backup that flooded the house and ruined the carpeting, and didnt inform the Host, *************** 

    In regards to the purchase of ******, I was able to negotiate $10,000 in concessions from the Seller so that ******* could close on this house without stress. After closing on both properties I was relentlessly harassed by ********* for money so that they could move ********** belongings out of storage and have beds to sleep in. I sent her $500.00 after the fact and said please stop harassing me.  To be clear I NEVER promised ******* anything, all conversations went through ************************************************ 

    I provided the BEST care & service under the most stressful transactions that closed successfully.

    This company misled me to believe they would work to sell my property in a safe, efficient way with quick results. Their agent directed me to spend nearly $6000.00 to satisfy a buyer and assured me I would sell my property for $68,900.00. I did exactly what the agent asked and voiced my concerns repeatedly that I could not afford the expenses but he assured me there would be no problems. On the last day of escrow, the day escrow was supposed to close, the buyer backed out and I lost the $6000.00. The company assigned a new agent to represent me and he brought me a "cash buyer" within a couple of weeks. Ten days before that escrow was to close the sale fell through. The agent failed to make certain the buyer was qualified to live in my community. On my community Manager's front door it clearly states that an application must be submitted and approved before any offer on any property within the community can be made. They company, in both cases, refunded the buyer's deposit and I was left with thousands of dollars in expenses.

    We are equally disappointed ******************** home did not sell. **************** gave ** authorization to bring him buyers for his home which we did. We did market the home at our own expense and successfully had it under contract twice. The first time the management company for the community did not approve the buyer, as was their purview. We then provided a second agent to assist **************** as he was unhappy with the first. The second agent was able to procure another buyer who agreed to give **************** his price upon condition that his several home renovations projects that were in progress be completed before finalizing the sale. Upon final walkthrough, the buyer indicated the renovations were not done to the quality that was discussed and they backed out of the sale. Unfortunately neither of these situations were within our control as **************** had agreed to complete the renovations per the buyers request and he was in complete control of the projects from start to finish. At ******************** request, we did cancel his listing agreement.  We wish him well in his future endeavors.

    I contacted 72 Sold to consider them to sell our house. Hague Partners sent two representatives to our house on June 7, 2022. At that time these two representatives told us that they would market the house we would have one day of showings and then we would have offers the following day. This was attractive because we have dogs and kids. We also had a need to stay in the house 6 months after closing. They agreed- this was all represented in the brochure they gave us and on their website.The same week the house went on the market we had to show the house three times. Then we were told two of the interested parties would like to close in August and we would have to move out upon closing. Within eight days of the house being on the market. Hague partners contacted us and let us know they wanted to lower the price due to the changing market. We then decided to remove our house from the *** because we cannot manage the showings, nor are we able to move at this time. We formally requested in writing that our contract be canceled and the listing be removed from *** on Friday June 24. They have denied a request to remove it from *** twice as of this complaint. We recognize it is typical good faith practice for realtors/brokers to cancel a marketing contract if client is not pleased with service. In our last correspondence with the representatives from Hague Partners we explained again we were not selling the house right now and will not be considering any offers at this time. We told them we wanted our house removed from *** immediately and we would be filing a formal complaint with *********************************.
