      From day ONE of thebuying process toevaluating thebuild, and even moving into our brand new home hasbeen clouded with suffocating disappointment. The "paint" was no more than watered down primer, thecabinet doors hung crooked, theinsulation being ILLEGALLY Energy Star Rated (illegal as it was not even HALF the required minimum insulation to meet anENERGY STAR label), the paint outside the house was incomplete, the roofing rafters have NAILS sticking out and gaps that were never filled or addressed, the grading from the front door was sloped TOWARD the house and each time it rained the water would come into the brand new building (this was 'fixed" 3 times, then finally redone with pavers), the roof leaked over the garage and there was visible water damage. All this after making the biggest financial commitment of my life. KB Homes will never be a company I recommend and I hope people will be held responsible for their actions.

However, he was unable to comply with the terms of the Purchase Contract. If this customers circumstances change and he can comply with the written terms of the Purchase Contract, we would be happy to assist in his purchase.

      On Saturday December 23, 2023 my family and I toured KB model homes on ******************* in Phoenix Arizona. As potential first time home buyers and were excited at the prospect of getting a new build. We were extremely serious about moving forward and interested in choosing a lot for the new build. However, KB sales **** ******* asked us if we were from Arizona, which we answered no, but are looking to relocate from **********. ****** then went on a rant saying KB Homes does not sell to Californians. She said that the land in Arizona is being saved for hard working Arizonians. ************ came and bought up all houses during the pandemic and we shouldnt be able do that. I told her I have not purchased anything in Arizona and she insisted KB homes wouldnt sell to **. We are a Latino family from *********** looking to reach the ******** Dream and this sales rep said thats not a possibility due to our origins (Californian). This experience left a sour taste to say the least, in what should be an exciting time in an ********* life. Discrimination based on origin seems illegal but ****** very confidently said it's a practice KB Homes has always had. Disappointed to learn that a building company holds this prejudice. She said its always been their practice.

      Terrible builder. When we went to the walk-through, they said ****** outside or normal. They cant fix that because of the stucco so I guess we had to live in a crack house. They also said that nothing is supposed to be perfect so I should have just gotten an older home! They had me running around everywhere missing work time, bad communication between the builder, contractor & loan officer. And now I missed a day of work and then still not sure if Ill be able to go to work tomorrow because of the title company having a system shut down. So now Im not sure if Im gonna miss two days of work plus a holiday pay. And still want us to make a ***** mortgage payment thats bs. I would never recommend this builder to anyone!!

      Foundation settling, cracks in the ceiling, stuckle damage from door repair, grout pitting throughout the house, tub repair poor and trash and concrete barried under dirt in the backyard. KB homes unreachable to followup on outstanding issues since home was built.

      KB home has been the worst home builder I have worked with thus far. After multiple times going through warranty and constantly getting told someone was going to come and fix the issues they never did. We have had to take multiple days off to supposedly having someone come out and fix the issues. No one ever comes to fix the issue. Now we have termites and Im demanding a refund and new home. This is complete bs and this company is just a freaking joke.we only lived here 9 months

      We bought a house out in *********** outside of Phoenix. The completion date came and went and 6 months later the home was still not competed. Conducting walk throughs of the house during construction the quality of construction was definitely below industry standards. I conducted a walk through at the first of the month and a grounding rod had not been installed from the breaker box as per building codes. Two weeks later I return to the house and in the stem wall of the foundation inside the garage a hole had been drilled and a piece of steel rebar had been inserted. I could literally pull the rebar out of the hole. A piece of stranded copper wire had been loosely attached to the top of the rebar and ran out to the electrical breaker box. Rebar cannot be used for a grounding rod only solid copper can be used per the Uniformed Electrical Code and said copper rod must be inserted no shallower than eight feet into the ground. Steel rebar will corrode, and the grounding capabilities are lost. To verify this, I showed photos of this cheap and unacceptable construction, to several licensed electricians and electrical engineers who verified that this was unacceptable and constituted a severe safety hazard. Looking around the subdivision I noticed every house had this same shoddy workmanship and unacceptable level of electrical code compliance. I promptly notified the construction superintendent who casually brushed this complaint off as "The way we do things here in Arizona" and "That must have been the way the architect **** the plans." I notified the county building department in Penal County who said they would "try" to get someone out there to inspect the house. After waiting a week, I decided to cancel the deal and pull out. Thats been three months ago, and KB Homes has failed to return my deposit. KB Homes builds cheap crackerbox homes skimping on quality to boost the profit. These homes are unsafe.

      I purchased a home in April 2023. This home was completed and more in ready - not! I came from out of state. I did see the house prior to purchasing. I was told that punch list items still need to be done. I offered to go through the house and put tape in area I saw need to be fixed. I was told not to do that, that *** the project manager will get that done. Once I moved in, within hours I saw all the repairs that need to be done. Cabinets, flooring, electric, pluming leaks litteraly everything has an issue and needs to be repaired. I am not 3 months into my house and it is still not done. I purchsed new so I do not have to deal with repairs. I will NEVER buy a KB home again. Yes, they have to do the repairs. BUt still, you pay so much for a new home you should not have to deal with these issues. I do agree with all these bad reviews - KB reps are liyers and can't be trusted. I was promised certain repairs that now they are going back on their word. I have to file a complaint with the *** just to get repairs done. I even told KB HOmes to buy back my house. **** refused. I am completely unhappy with my purchased. STAY AWAY!!!! not worth buying with KB HOmes.

      Buyer beware. I have found KB Homes Sales Reps and contracts to be deceptive and shady. READ your contract in its entirety as it is difficult to understand. Due to changing life circumstances, VA loan at 7.33% APR w/ a 820 credit score, my own home price going down, inflation increasing on everything else, extending build time (over a year), I am no longer able to afford this home which means I will be losing $18,500 in upgrades, not $2500 in ******* money, but $18,500 in upgrades that I unexpectedly had to pay after the design studio. KB Homes will now get to profit from my $18,500 from the upgrades that I purchased and resell the home for a higher price. Nothing better than spending $528000 on a framed home sitting in the Phoenix sun and monsoons for over 150 days and still counting. Lumber looks weathered and is cracking out. Worst mistake *** made. This company is greedy.

Communication is very helpful to us as we strive to achieve complete customer satisfaction.We are happy to address **************** concerns regarding the purchase of his new home in the KB Home ********* of *** Park. Unfortunately, there have been delays in this ********* for pandemic related supply chain reasons. We are very sorry for that, but conditions are such that we have not been in a position to timely project closing dates for some customers. We understand and share their frustration and are working diligently to meet our commitments. We typically have the most information about closing dates 20 to 30 days prior to close of escrow. KB Home is diligently working hard to complete the home. KB Home is very sympathetic to **************** situation; however, like all residential purchase contracts, a Buyers personal situation is a risk assumed by the Buyer at the time of purchase. ************** has been qualified by KBHS home loans and several concessions have been made to ************** to assist him in his purchase, including a reduced interest rate. We appreciate having ************** as our customer; however, if he wishes to cancel his purchase and sale agreement, he may do so by signing a cancellation notice which will detail the terms of the cancellation as described in his purchase and sale agreement.

      1.) I was qualified for the full mortgage amount, however still had to pay the studio deposit. KB Homes is using this deposit to completely lock you into this contract by using the studio design deposit as a down payment/******* money. I am a disabled veteran and should not of had to put this money down. This money was provided 1 month after the purchase agreement. If the purchase agreement were made available prior to signing I would have read about the non-refundable part of this agreement, however I was unaware as this was not boldly stated when receiving the summary of what I was signing from the sales rep.2.) When you responded that several concessions have been made to ************ to assist him in his purchase, including a reduced interest rate you are failing to mention that I would be charged an additional amount of $10,000 to buy points to reduce my interest rate from ****% to ****%. I could have opted to use the sellers $5,000 towards these points, however I would still be required to pay an extra $5,000 towards closing. 3.) When I first signed the purchase agreement nobody knew what would be happening with the interest rates. The current rates were 3.5% with the option to lock these points for 6 months at .5% or 9 months for .75%. There was no 1 year lock available. Supposedly KB homes later offered a 1 year lock for free, however nobody told me about this. Im not sure that was even true. Id love to see where KB made me aware of this offer. All this with no provided closing date. 4.) More than anything else, the quality of this build is absolute junk. The lumber looks like its been sitting in the elements and is rotted looking and cracked. You can definitely tell that KB is using subpar lumber. I will say the homes surrounding my home has decent looking lumber throughout. I have walked multiple people through this house and they have all stated that they believe this is subpar lumber and built without quality. So I am NOT happy with the expectations of this build, however as KB has stated I can provide them with a cancellation of the purchase agreements which means they get to keep and profit from my $18,537 for my studio deposit. Currently the house is still just framed and unroofed which means the materials for the upgrades still havent been purchased yet. My KB sales rep boastfully stated he could have this house sold in a day, however I was told the KB manage will not let me out of this purchase agreement and will be keeping my money. How is it ethically right that I had to buy a home site unseen and will have to purchase a $528,000 home regardless of the quality of the build. I would suggest you go look at the house before it gets dry walled. I have tons of pics and videos. 4.) KB Homes will have the home buyers:A. sign the purchase agreement on the computer in the model home office, but not get a paper copy. Your sales rep will summarize each page as you electronically sign. This is where the consumer needs to stop and read since I was obviously unaware of the non-refundable statement. B.) participate in the studio design meeting within 2 weeks, followed by an in person meeting to finalize the upgrades within the first 30 days past the signing of the purchase agreement. Upgrades and prices are not clearly disclosed so understanding how they calculate these upgrades will have to wait until the in person design studio appointment. C.) After the 2nd and final studio appointments, the design consultant will calculate how much you will have to pay. When I expected to have to come to closing with this money, I was told they needed a cashiers check right then to move forward with the build. This was 1 month after signing the purchase agreement and KB was waiting for the city to approve these plans. KB Homes will not let you adjust or change any of your interior designs, even though the house will take a year to build.D.) You will not hear from your sales rep as advertised on the website. Maybe if my sales rep were there, he might have mentioned the non-refundable part of this deal. 5.) In summary I am not happy with the services provided. Im not happy with the lumber or quality of the framing. Im not happy that KB has left me unprotected, now with a ****% interest rate ($4,200 monthly mortgage). Since KB Homes owns the mortgage company that youre pretty much required to use, they should have provided the buyers with a long term rate locks to protect their sales, but they failed. Bad service, poor quality materials, poor quality build, and just plain sneaky.
