Refused to re-rent to me after a year and then stopped answering my calls and emails. This, in turn, caused a massive snowball effect on my credit, housing status (couldn't find another place) and personal issues with my family. Since then, my life has been nothing but problem after problem. I haven't been able to find another home to rent because they refused to answer for references or gave a bad reference twice. I spent almost 30 grand on and for the house as I thought I was going to live there forever since they had a way to buy after a year but this caused my credit to plummet. All of this has happened just because they didn't allow me to apply again for another year. I was late a few times because my payroll was on the first 5th and 20th of every month so yes, sometimes I was late but paid all late fees and it wasn't my fault as well. I'm still paying all the high limit or over limit fees on my credit cards and they've all been closed since this happened. This company caused so many problems in my life it's insane how they haven't been sued or closed for their unfair practices towards tenants. Btw they did not give me 30 day notice which is a reason I could sue but since i'm so broke because of all of this I couldn't and can't afford a law firm that would do this even pro ***** I just want everyone else to know what I went through and still to this day I can't figure out why they refused to re-rent to me and was never technically given a real reason why. In summation, don't rent from here, otherwise, you could end up like me.Blue Fox Properties, LLC

Hello,The information in this complaint is false. I'll address each point below.-A landlord is not legally obligated to provide a reason why a tenant is not offered the option to renew their lease. -We did in fact provide more than the legally required 30 days notice. A notice was sent on 4/13/2023 with an end date of 6/2/2023. Documentation of this can be provided upon request. -We did not provide a "bad reference." We do not have a record of any rental verification requests coming into our office for Mr. *********** If we did, it is our policy to respond to rental verifications in a neutral manner by providing facts directly from the tenant's ledger, and as Mr. ********** disclosed in this complaint, he frequently paid his rent late. If another rental company chose not to rent to him due to his payment history, that is their right and it is strictly a result of his actions, not ********'s. Mr. ************ subsequent personal problems cannot be attributed to Blue Fox Properties.Thank you,******Review fromMark S

1 starHorrible! We scheduled a showing and had to give a lot of personal info, including cc info to gain code for self guided tour. Though we arrived on time and followed all instructions, the code didnt work. No one was available by phone, text, or email to help us. We left voicemails and no one called back. 1 starPaid rent every month on time, no issues with HOA, and they ask me to leave after a year with no explanation. They racial profiled me even though I make more than everyone one else in the building other than the owner. They will charge you fees for a 5 day on the 3rd day and they took almost a month to send someone out to fix the garage even though I fixed it already. ****** is a jerk and ****** is worse! 1 starI had a four-year residency at Blue Fox.Surprisingly, I never met my property manager during my entire stay until the last day.Communication was extremely compartmentalized. In the last four months, I experienced a roof leak, which I immediately reported. On 3/24, the owner informed me they were selling and unlikely to renew. On 3/30, I received a non-renewal notice, a day before my lease ended. The same day, I received a month-to-month renewal addendum. I signed it on 3/31. On 4/4,I received a certified non-renewal notice for the end of April, backdated to the 30th.Confused,I contacted the property manager and finally confirmed I had to move out by month-end.I wasn't given a full 30-day notice, and without my due diligence, they would have expected me to vacate on the 1st.Meanwhile, they sent roofers, a handyman, and painters while I was still in the unit,ignoring the leaks for months. Finding a new place and moving out within 30 days, accommodating all the notice to enter requests, was chaotic.I scheduled a move-out walk-through.I was informed it would take an hour and a half, and I'd be informed of any vendors sent. I left to avoid being a hassle.I expected charges to be discussed during the walk-through,but instead,I received pictures claiming "purple" touch-up paint, which looked off-white in the photos.I asked if I would be charged,but they wouldn't answer.They stated a disposition would be sent within 14 business days. It took over a month to receive my deposit.They claimed they didn't have my forwarding address, which was a lie as I have in writing them stating they did recieve it.They said their bookkeeper was out of town and couldn't reissue the check immediately.Even after the bookkeeper returned,they prioritized other matters and handled my request unprofessionally.After multiple delays and emails, I finally arranged to pick up my deposit,but they deducted $425 for touch-up paint and $150 for cleaning the blinds,which were already cleaned multiple times.Review fromKristen M

1 starI'd attempt to find a rental elsewhere. This company is pretty rude and unprofessional. Upon move in they provided the wrong code so we were unable to access the property when agreed. There was supposed to ******* for the mailbox, pool and gate awaiting our arrival; instead they took a week and a half to have someone drive them over. We literally could not access the pool or open our gate for a week and a half! I had to run out and ask the mailman to hand me my mail. There was a huge pile of garbage sitting off the driveway; after a few months we still haven't had enough room in our trash bins to remove it all. Not super psyched about having to deal with some stranger's trash simply because we rent here. That would be enough for a frustrated review, but there is more. They require you pay them $30 a month for "services" otherwise your rent will increase by $100. Not really a choice at that point; you basically pay $30 for an air filter every other month. You also get a concierge service to set up utilities. I'd pass on that. We had an issue and they were pretty rude, actually a bit insulting about trying to resolve the issues that using their "service" created in the first place. If you must rent through them, do all in your power to avoid any interaction of any kind. That would be the best course of action as they are abysmal to deal with.Review fromJaron G

1 starMy experience with Blue Fox Properties LLC. Keep reading, I am suing them. On 10/22/22 I legally terminated the contract with this company as my family and I were tired of the condescending and unfair treatment from management. As per the contract, I paid the amount of $3890.00 USD to terminate it. I turned the keys in to the company a day prior, on 10/21/22. As per our legal contract Landlord/Agent will provide an accounting and any refund due of the security deposit within fourteen (14) business days of Tenants termination or expiration of this agreement, return of possession and demand by ******. I did not receive a response from them until 12/02/22 which is 30 business days (41 days) later and a violation of their own contract. Total $1564.52 USD. They also sent me an invoice for landscaping services that were completed 11/28/22. The invoice was for $340.00 USD. Keep in mind that this was 37 days after I moved out. Weeds don't grow in 37 days? The wind does not bring any debris to the property in 37 days? They also sent me another invoice for $99.00 USD for carpet cleaning. I hired Steamy Concepts, the carpet cleaning business you advised me to hire. They cleaned the carpets at the property on 10/21/22. Please see attached receipt. They also charged me an additional $155.40 USD cleaning fee. Tenant response: As I had mentioned above, I cleaned the property before turning in the keys and I have the pictures to prove it. I have attempted to serve the defendant Blue Fox Properties LLC by Certified Mail, Return Receipt and **** has left multiple notices of attempted delivery but Blue Fox Properties management does not want to be served as they keep hiding/ignoring me, **** and the law. The tracking number for the Certified Mail letter is **** **** **** **** ****, these details can be confirmed on www.usps.com. I believe they have no intention of being served. Now I have contacted the Constables at Pima County to serve the defendant through them instead.
