    Rentals America withheld $800 from my $2300 security deposit for the "extend of damage" in my townhouse. The fees were to repaint walls for $495 and "landscape" the dirt backyard for $275. . The inspection report with photos did not include any examples of a high extent of damage, and I followed the move-out instructions closely. The instructions define "normal wear and tear" and the nail holes fell under that description. There were 5 minor action items on the report 1, Air Filters: Replace air filters: This was not indicated on the move-out instructions and should be the responsibility of property management. 2. Bedroom 2: "Touch-up paint needed on the walls, nails need to be removed." I believe there was one nail I could not remove. From the photos it looks like there are 6 nail holes needing to be touched up, 2 of which are for curtain rods. This is not extensive damage. There is no mention in the report of having to repaint the wall. 3. Bedroom 3: "Touch up paint is needed." Again, no mention of needing to repaint a wall. Photos indicate normal wear and tear and most holes were already patched by my handyman. This is not extensive damage. Family room: "Nails need to be removed from walls", No need for repainting is indicated. This is not extensive damage. Backyard: "Needs tree debris removed". Photos indicate minimal debris on one side of the yard, requiring only leaf blowing. Photos indicate this is the only area needing attention and does not show the other larger portion of the yard where debris was removed, weeds pulled, dog waste removed, per the move-out instructions. See attached photo. In summary, the forfeiture of $ 796.45 is egregious and abuses the principle of "extent of damage". I have gone back and forth via email with the company to dispute this charge. When I questioned them about charging high rates they told me they had "no control over what their vendor wants to charge." Rob Phillips is the property manager.

    Better Business Bureau:

    I have reviewed the response made by the business in reference to complaint ID 22674579, and find that this resolution would be satisfactory to me.  I will wait for the business to perform this action and, if it does, will consider this complaint resolved.

    I contracted for property management services for an occupied dwelling with a rent increase of $50. They want the tenant to sign a lease agreement for $950 starting September 1. This is August 7. It is a violation of the Landlord Tenant Act to increase the rent without 30 days notice. I told them the lease cannot start before October 1. They will not consent. This is illegal and I want my $500 prepaid money back and cancellation of any obligation.
