Hello ,I am filing out a complaint about this ***********************************************************,I just moved in and this apartment complex need to be work on there is a car wash in these parking lot ,not able to park in apartments because there is a man giving out car washes mostly every day he lives in these apartments and with loud music ,different cars are being left here because of the man is giving out car washes wasting a lot of water every day.Initial Complaint

I weren't to rent an apartment unit 1-upon lease signing the agent said that unit was rented already by mistake but I can rent unit 2-but I can't see it because it was being worked on-the agent assured men it will be fine so I signed the lease without a walk thru-i later looked thru the door and noticed ***** infestation-the agent assured me that will be taken care of-when I went to move in it was still ***** infested song told the agent I want to cancel the move due to the unit not being livable-i asked for my deposit and rent money back but have not received itInitial Complaint

I am renting from equity management and over the course of two years Ive had to live in mold infested apartment. I have black mold growing in my shower also had mushrooms growing out of it. It spilled over into the living room, causing there to be water damage on the ceiling with mushrooms growing out of it, and also a water bubble that has popped from behind the paint, I havent had air conditioning all summer long. My sink in my bathroom is caving in away from the actual seal from the countertop and my toilets dont flush and they have to come and fix anything.Initial Complaint

My parents relocated bac, down from AZ an they found an apartment at ********************************************************** an when they actually moved in July 2024 it was the hottest part ************************************************************************************************************************************************* and here we are the end of August nobody has shown up to even look at it an then winter will be here soon with no air conditioner we won't have a heater I contacted on site manager an she said she would let them know what apt needs fixed plus upon moving in the 2 outlets on the left side of kitchen does not work they are burnt up as well as 2 in the front bedroom an one in the bathroom an its the conduit in the breaker box that's needs replaced back to the air conditioner I got a window ac a an they said they would send maintenance to put it in an make sure it's secure an til this day nobody from equity property management has followed thru with correcting this issueInitial Complaint

8/24/2024 - I had an employee of Equity Management ******************* and 4 other men knock on my door one of my children opened the door and let her know I was not home. She proceeded to talk to my son ( he is not aware and/or responsible for the issue she was there for) and when he didn't know how to answer she proceeded to raise her voice and threaten to kick us out. She was solely there to notify us of late rent payment but never provided a written document. She left her card and I called her several times before getting an answer. Once she answered i provided my name, she then asked for the address of residence which I gave her. she then asked if the Manager was *****, which I didn't know the managers name and once i said "I'm not sure what her name is" she proceeded to laugh sarcastically. I asked her what was so funny about me not knowing her name and she continued laughing to which i asked her again what the joke and she proceeded to hang up on me. I then called the **************** to file a complaint and they gave me the run around and never provided the information to put in a formal complaint on this Employee ******************* for intimidation on my children and at this point harassment and discrimination. There is also maintenance issues that the agency has not resolved that include mold in the walls. Multiple neighbors have had the same complaints on both the agency and this specific *******************.Business Response

On 08/24/2024 ******************* was present at the location ************************************ along with manager *************************** and Maintenance worker. On 08/23/2024 24 hour notice was posted a the dwelling unit to determine if premises were abandoned. **** proceed to door knock on Apt 5 and a gentle man opened the door after 10 minutes, **** asked for *************************** and he responded she not home. He attempted to call her with no answer. Onsite manager *************************** also attempted to call with no response. **** proceeded to leave her business card and informed occupant the reason she was there was due to non payment of the rent and to determine if premises were abandoned.Customer Answer

I am rejecting this response because:
I have video from my neighbors apartment of her and 3 men at the door with her. The manager walked away before she knocked the door. My son open the door after the second knock so it wasn't more than 2 minutes maybe . The first thing they say to him is " I'm here for the rent payment" not anything about being there to inspect.The video cuts off after she start talking to my son who is not on the rental agreement as being responsible for the rent. But my son said all he said to her was "I think she's making payments" and after that she started raising her voice at him (he is a teenager and she never asked him his age). I didn't pick up the phone because I was at work and don't get service in the building. I've already explained what happened when I called her back and when I called the rental office to speak to someone. And regardless just the way she conducted herself so unprofessional. If she treated me like that I can just imagine how she treats people that don't know they have the right to be treated with dignity and respect regardless of not paying their rent on time. And let it be noted that prior to the notice to enter the unit I never received any other notices. There needs to be consequences for the unprofessional actions of ******************* and further investigation on her treatment of tenants.Initial Complaint

My circuit breaker blew in my apartment on the hottest day of the year Saturday at 5:30pm. I contacted **** who confirmed power was coming to the apartment. So I was told to contact the property manager/owner. I called him and he said he would be able to come until 7pm but then showed up at 9:30pm. I reset the breaker from inside the apartment which I only have power to 2 outlets in the kitchen and no power anywhere else. The manager had me fill out a work order form and left. Sunday no one showed up by 4 pm I called the manager, and he said maintenance does not work on Sundays and someone will come Monday. Then Monday no one showed or called. I text the manager that no one came, and he replied Let me call them. Tuesday no on showed up again so I text the manager and he left me on read. Wednesday morning I called Equity Management. The woman was so rude she said yeah someone will be there and hung up on me.Initial Complaint

I was told they had to run a credit check for me and my son to get approved. When I asked for a copy of my credit report, I was denied a copy. Was told they do not do that.According to California Law - Landlords who use the screening fee to obtain an applicant's credit report must give the applicant a copy of the report upon request.I do not think they ran my credit, they just kept my money. I requested to have my bathroom toilet fixed in October of 2023 and they kept saying they would send someone out. I called their after hours yesterday to let them know that my whole apartment was flooded with 2 inches of water spreading throughout the carpeting. They said they would send someone out and I have repeatedly called *********** keep telling me they contact the plumber but they are backed up. I asked if they could at least send maintrnance out with a wet/dry ************** said no that the plumber would do that. The carpet is already smelling like *********** are walking through it. I'm very cocerned that they won't replace the mildewed carpeting since they have not made any other requested repairs.
