IF I COULD GIVE A NEGATIVE **** STARS I CERTAINLY WOULD! I am a Realtor and never in my career or lifetime have I had such a horrible experience with a rental company. I am still baffled that this company is still in business. THEY NEED TO BE SHUT DOWN! I signed the lease for to move in January 2023, I couldn't move in right away as I was moving across ******* and have not been happy since. My irrigation ran every day twice a day for an entire month. My neighbors told me once I got here...low and behold my water bill once I got it was over $400. I called the property manager...not available...I called AM4R...waited on hold for over an hour only to find out that the bill was my responsibility because I signed the lease in January. Never once did they tell me that I need to adjust the irrigation not only that...I lived in a HOA and irrigation is only supposed to run once maybe 2 time a WEEK! NOT DAILY! I was taking a shower and I heard my toilet in the master bedroom bubbling...I knew exactly what was happening. I got out of the shower, my master bed toilet over flowed, water came up out of the drain of the shower and the guest bath toiled over flowed. I have NO emergency phone number to call for them to come out and fix promptly, you have to submit a maintenance request online and wait ***** hours for a response...UNACCEPTABLE!! I just got my utility bill and they billed me for 2 month of electricity and NO water or Sewer, who does that? I called, all they could say was that you get billed 6-8 weeks after you move in. Sorry that's what it is. If you can stay away from this company PLEASE SAVE YOURSELF THE HEADACHE AND TURMOIL....FIND ANOTHER OPTION!

This company is horrible, 2 months past due wife lost job I make 20hr couldn't afford to keep paying **** a month did it for 3 years yep out on the streets in one day set out to the curb our stuff was put in bags in the front yard just beware they are ruthless and they even will tell you this how ruthless they are its sick how they treat people family of six told ** to have the money on a certain date 2 days later didn't have the funds they came set ** to the curb I told them give me until Sunday and this was on a Thursday they acted like they were going to ***** it then walked back inside the house and said they want to proceed forward today just plain sick to my stomach that I spent **** for 3 years and put out on the streets didn't even get a chance craziest thing i have ever went through pretty devastating actually if this can stop one person from renting from american homes for rent I would be so proud.

Day two, I am officially homeless. I have no place to put my furniture. I have been scammed by AMH and lost $2,000 on movers. No one can seem to assist me. This has been an absolute nightmare. I am literally sitting in my car crying because I have really lost everything over one company. Please allow my mistake to keep you from making the same costly mistake I did.

Yesterday was my move in day. I never received any information regarding the move in process but I did receive 10 emails asking me to pay the deposit and first month's prorated rent (which was already paid well in advance). I called around 11:00 a.m. to see if we were still moving in. The advised that they sent information on the May 23rd, no big deal, I asked the agent for move in instructions. She sent me a code to enter the home and advised that the keys, garage door opener, etc. would be inside the home. I was a bit uneasy because when I viewed the home previously, it was clear someone had been in the home smoking marijuana. I reported this but I am still uneasy because it's clear someone has access to this home and may have taken a key. Fast forward, I get to the home today and no keys, no garage door opener, no welcome packet, lawn is not manicured, and the house is dirty. I call customer service and they advised me that I could use the look box to enter the home (which they have to send me a code each time) or leave the door unlocked. So, I paid over $3,000 to be scammed. No one has called me back, the agent didn't care, and asked what did I want him to do? He gave me a number to the resident manager and the voicemail was for someone else. I sent emails and left voicemails, nothing. So, I will be reaching out to corporate for a refund. ******************* is no longer a such thing. **************** is no longer a such thing. Moving is stressful enough and to not have access to a home is really an awful way to start a lease. I will document this experience carefully because I know we will end ** in court.

I think that if this company is REALLY that big. Than they might actually have a corporate structure that maybe gave the *** access to the cat and mouse game. I have not read or agree to the customer submission terms. But I'll agree

I wish I could give 0 stars. They attempted to charge me rent (not just deposit) before lease date in order to "hold" property. Never received a property condition statement despite asking. Repairs take forever to the extent you get frustrated and pay out of pocket for your own service company.. Lawn was nothing but weeds and mud when I moved in. It is looking much better with grass seed and regular applications of weed killer, but that is not preventing the *** from harassing me, or the rental company from forwarding the *** violations for condition that was present prior to arriving. *** **** for rental company also threatening to forward fines from *** on to me for their lack of lawn maintenance prior to arrival. When you try to call and speak to someone, you get no response. Emails sent. Voicemails left. Still no response. I was double billed for trash services and never received a credit on my account. I cannot wait to be done with this company. I advise to stay far away. This is not a credible or honest company.

Applied for a home, provided all necessary documents multiple times! Received a denial letter with no reason listed, but the letter also stated that my information was not a negative factor in the denial reason. Weird, because I only applied for myself and 2 children. Income was sufficient, credit and prior rental history all were within the required criteria. I called to address the reason for denial and could never get an answer for anyone. They kept saying, they didnt see why I was denied and kept transferring me to different departments who didnt have answers. The home I applied for has been on the market for months. Im beginning to think AMH is just collecting application fees with no intention on actually renting out this property. I am actually thankful the application was denied because it wasnt until after the denial that I decided to really look into this company and wow, that denial saved me from future headaches based on the reviews Ive read.

We never in our life have seen a electric bill to be this much, and when I reached out to our property manager *************************** about a Rent reduction that her colleague to me about she told me in order to get a rent reduction i need to send her prices of the market in our neighborhood to basically justify why we dont need our rent higher Like this is insane i thought property managers suppose to work with you not against you especially if your on a fixed income. Ive never heard of anything like this keep raising the rent and your income stays the same its just ridiculous at this point. We will never rent for them again weve had multiple problems with this house from the roof to the garage had to be fixed three times the floors just everything and honestly this 2007 house is definitely NOT worth it and were not looking forward to getting our deposit back because of other reviews Ive seen about them giving everyone the run around about getting your deposit back and they never do. So long story short Do not invest your time in Americas home for rent!! they will scam you they will have you thinking your rent will be one thing and even though the market around you raises up or something they will increase your rent, so do your research on BBB reviews again theyre sitting at **** star and its that low for

Houses are not kept up. They overcharge for paying online. If you so happen to pay late they work with you but they dont make it easy. They will block access to your online portal and WIPS which are the quickest methods for them to receive payment so youre stuck with overnighting the payment. If you need repairs done youll never see them. Upon move in there were badly patched holes in the wall, the fridge was broken and leaking Freon, sink was leaking and mold build up, and the dishwasher is broken and holding water that wont drain. The fridge was replaced a month after move in and installed a month after that, the sink was fixed 2 weeks later but mold never rectified, and dishwasher still broken a year later. Stay away from this company.

Have been renting with AH4R for nearly a full lease term. This company is a scam operation with a logo. - when we moved into our home last year it appeared someone had been squatting in it. The keys were stolen, so we had to wait an hour just to get in our home. - upon finally gaining entry to the home, it was trashed. There were drawings on the walls, mold and dead roaches in the bathrooms, trash littered everywhere. There was even still food in the cabinets! Some of the doors were off their hinges and everything was covered in grime. When I reached out, there was no reply. - our plumping breaks constantly. We have had to have it fixed several times with the time frame ranging from weeks to months to get maintenance done on the house. Meanwhile water leaks from the ceiling. Currently there are two massive holes in our ceiling from an attempted plumbing fix that they simply refuse to have someone come fix. - our property was transferred to a new agent who has literally NO PAPERWORK on us, save for the lease. They are trying to accuse us of the damage that was either there when we moved in or their unfinished maintenance jobs or accuse us of doctoring forwarded emails from their own company. - their utility company that they force you to use charges you for 3+ months of usage per service, per month with not explanation. - the agents are nearly impossible to get a hold of unless you have hours of your day to waste on hold. Should AH4R try to keep our deposit on this house they will be taken to court. We have dated photos and a whole paper trail of communications trying to get this home fixed while they apparently have no record of us.
