I had moved out of one of their rental properties and was charged $600 of my deposit. The original deposit was $2,000 and was only returned $1,395. I can agree the Mother's Suite could have been cleaned a little more thoroughly as I did not clean the windows or take down the light fixture to clean on the inside of it. The oven also could have been cleaned more completely but I did use a whole can of oven cleaner to do my best job. There were also 2 blinds I mentioned I had not replaced. That being said, I filled out a move in/move out checklist upon first entering the home initially and upon moving out. Also I was not given a walk-through of the house nor was it properly cleaned before I moved in; therefor I do not know if they had done a walk-through previous to me moving in and if so any notes were taken. The oven was not cleaned before I moved in and were stains in almost every kitchen cabinet. The back door had damage already from previous tenants I was charged for. All in all I would just appreciate a more fair refund of my deposit recalculating the fees I do not feel are fair. Overall I was not satisfied with the home and had a number of issues my year plus living there. The house has minimal insulation, if any. Furnace did not work properly I did not use it once. There was one window unit AC installed that was older and hadn't been serviced in years, it blew warm air after reaching around 85 degrees outside. I was left without electricity to half of the house for over 2 weeks in July 6 months pregnant due to electrical issues & house needing rewiring which there was never any solution to that nor anything done to put me more at ease. I was charged for light bulbs that didn't need replacing. Charged for bathroom cleaning, windows, all cabinets, stove range hood, refrigerator, and sweeping/mopping of the mother's suite; all things I had cleaned.

Before ****** moved into the property on February 16, 2021, the home was cleaned by the same vendor on February 10, 2021. As ****** stated , she did not clean the windows, the oven thoroughly or the back room, and this was part of what she was charged for when she moved out.

Regarding the repairs that were charged against her, as she stated, there were two blinds that were broken, which we had replaced. She notified us of this when she returned the keys.
Light bulbs were installed in the home before she moved in and all worked, and nothing was noted on her move-in sheet that stated that any were not working. She was charged for one light bulb inside the house and 2 outside.
The previous tenant did not have any pets, and there were no notes on her move in sheet regarding the dog damage on the side door. She had two dogs on the property and was charged for this damage.

Regarding the wall furnace and the window **, to our knowledge they both worked when she moved in. ****** did express that the ** did not cool the entire house in the higher heat, so she had purchased her own unit to use too.

Regarding the electrical issues that took place in June of 2021, the tenant first reported the issue on 6/21/2021, stating that her power went out over that weekend and that she was able to get it back on but the power in one bedroom and the living/dining room was still not working.  We reached out to the owner, who then sent her handyman over to look at the issue. He was unable to fix the issue that day so we contacted an electrician. The electrician attempted to go over on 6/24 but couldn't due to conflicting schedules between him and the tenant, so instead he went over on 6/25/2021. On that date he couldn't find the issue, so he went back again 6/29 and ended up finding a circuit in the attic which was burned, and fixed it.

We feel the deposit return was fair and I would like to note that no keys were returned to the back room.
When she and her co-tenant originally moved in, they had received 1 key to this room as noted on their agreement (which has been rekeyed).  We did not end up charging her to rekey this room, when we could have since she did not return their key to it.

    Thank you.
