I received a recorded deed notice and this company is preying on people to steal money on recently closed properties. They make the bill look legit and the amount they charge is $109.00 and tell you to respond quickly. They put the recording date down, the price of your property, and the property information. This is a scam, and they get your credit card number and cash in knowing that people have so many things going on when they are going through the buying process. They claim to send you a packet and it is not something needed by the home buyer. These are professional scam artists preying on people. This needs to stop. I tried calling and they claimed to be closed, I tried again and the employee hung up on me. I want my funds back, and this needs to stop.Business Response

.This customer ordered a property report (30–40-page report) over the phone on 2/17/23, 1 business day from the time this complaint was filed. It takes approx. 21 business days for the report to be researched, compiled, and sent out.2. We are not a scam, or do we prey on anyone or steal money. we offer a Service for a service fee. This customer's fabrications and assumptions regarding our business are untrue and could be considered defamatory, the facts regarding our services are clearly stated on our letter.
3.If this customer does not want or need our services it does not mean other homeowners don’t want or need the service. Every homeowner's situation is unique as to what they want and or need. Any homeowner who does not want or need our service should disregard our notice, it’s an optional service (also clearly stated on our notice).
4. We do not claim to be closed, when we are closed we are closed and a voice mail system can take a message. Our office hours are 7-4 PST Mon-Friday. We do not hang up on anyone, unless a caller is threatening our employees. All our calls are recorded and reviewed.
5. Our solicitation letter also states that we refund the full amount for any reason, this customer was fully refunded as of 2/20/23, the refunds can take up to 72 business hours to process through their bank.

1/16/23 My wife was scammed by this irreputable bunch of predatory thieves you actually give credit to just by seeing all these scams and still allow them to be BBB members?? I mean thanks for perpetuating this thievery. My wife thought the bill looked legitimate and it was worded in a way to scare her into paying it. We recently did some ***** state activity with our property and she thought it was related because the way it is presented and solicited. They absolutely took advantage and stealing my money. This should not be legal as it takes full advantage of scare tactics and uses state property activity information to fashion their scam approach. In case you have not noticed this is the exact same story each time how long will you support them as long as they pay you for membership. ??? .Business Response

We are not predatory, we do not scam, or take advantage of anyone, and accusing us of “scare tactics” and “theft” doesn’t even warrant a response. Our solicitation letter states the facts, that it is solicitation offering a service, for a service fee, it clearly states, this is not a bill, we are not a government agency , that is optional. If this customer did not read or understand our notice, then we apologize, our solicitation letter also states that we will refund the full amount for any reason. This customers refund check will be mailed to them for the full amount, this week. Our responses to consumer complaints are not” stories” they are “facts” that are clearly stated on our solicitation letter regarding the services we provide, the “facts” and our services are consistent and therefore our responses do not change. Unfortunately, I realized this was a scam right after I used my credit card to pay these scammers $109.00. The mail I received appeared to be official government correspondence and I thought I needed to pay $109.00 by 2/17/2023, to have the Deed on my house recorded. Now I find out this company sits around scamming people. It's all over Google and I should have Googled before paying. I Googled after I noticed verbiage at the top of the form states "NOT ASSOCIATED WITH ANY GOVERNMENTAL AGENCY", but it was too late because I had already paid. I filed a complaint with the Texas Attorney General's office and will dispute the charge on my credit card tomorrow. I will also file a predatory practice complaint because this mail was sent "First Class Mail" and appears to be an official document from the government about recording the Deed on my house.Business Response

We are not a scam or predatory. This customer called us requesting a refund and the refund was issued 2/6/23 and can take up to 72 business hours to process through her bank. We are sorry this customer did not read our letter before ordering. They sent me a letter regarding a payment for a deed and property assessment even though I live on the opposite side of the country. When I saw the address I immediately thought something wasn’t right. They asked for $109 for their report, so I looked them up on the internet and found out it was more or less a scam. Our service fee is for a service, we compile an approximately 40-page property report for home owners who choose to use our services. If a home wants to go through all the different departments in the public record and research their property and compile their own 40-page report they can, it a matter of knowing what information is available and where all the information is located …if not that is what our service is for. This company is sending me a letter to collect for an "amount due" pretending to be from a government agency. As soon as I received the letter i thought it came from the county office department in ******* *** Something did not feel right about this "agency" requesting money for a property assessment profile which I did not request. And even more suspicious that they would be urgent for a payment before 10/14/22. I searched on the internet and found out that they are a scammer. Many complaints have been filed for the same reason and unfortunately many people have been victimized by these people. I do not understand how they are allowed to continue to be in business, ripping off people like that. DO NOT PAY AND REPORT THEM INSTEAD.Business Response

1, The letter doesn’t not have “amount due” we have a “service fee “for a service, and of course services are optional, and we have a requested response date not a urgent due date as stated by this consumer.
2. It is clearly stated in the top right of the letter in large font that we are not a government agency.
3. We offer a service to compile and research the approximately 40-page property report (Property Profile) it is an offer for a service not a bill, or a requirement (also clearly stated), consumers can choose to use our services or not.
4.We do not victimize or rip any one off as suggested by this consumer and we have thousands of satisfied customers who have used our services. If a consumer doesn’t want or need our services then they should disregard our letter.

Property Profile sent me a letter regarding records of dead. Fail to respond by 10/28/2022 results in fine and 5 years imprisonment. Unknowingly, there were just soliciting money and in small print it says it is not a bill. They proceeded to be rude to me by phone and refused to cancel my checks two checks in the amount of $200.00. This was fraudulent. I do not grant them to process my check.Business Response

This customer called us multiple times and the calls were recorded; we did review the calls. This customer was asking us to cancel her check, as we have not yet received the check, we said we would be happy to shred the check when and if we receive it, or she could follow up with her bank to stop payment on the check, as we are not able to do that for her. Our service fee is $109 not $200 any check or multiple checks written in any other amount would not be for us. The representative tried multiple times to explain the warning on the front of our envelope the $2000 warning 5 years imprisonment is a U.S.P.S Advisory for any person tampering or obstructing the delivery of any mail, it does not apply to the homeowner or our services and nowhere does it say it is a penalty for failure to respond. We are not fraudulent; our service fee is for the compilation and research for a 30-40 Page property report called a “property Profile “not a deed. and of course, our services are optional. This is very clear on our letter. We are sorry that this customer is angry and misunderstood our notice, we have noted to shred the check when and if we receive it, or the other option is that this customer can contact her bank to place a stop payment. Transaction ID *********** I am needing my money back. Spoke with a rude lady and hung up on me after I asked for a refund. Said it was fine Called again and spoke with same rude lady and said that my grandmother deed will reverse and she will no longer have deed transferred over. The warning and fine this customer is referring to is not intended for the homeowner, it is for people who attempt to interfere with the delivery of the mail (USPS advisory, see envelope that the consumer attached). The letter is offering them a service, for a service fee (not something they owe) we compile and research a30-40 page property report (Property profile) for the service fee, it is NOT a bill. This customer has not paid us for the service so there is nothing to cancel. We will not be sending further mailers. We thank the BBB for their mediation.
