We received an official-looking letter with "important property information", but which is nothing but an attempt to extract $123 from us for documents related to our property.Since they have "not government" disclaimers?, it is probably technically legal, but the wording ["recorded deed notice", "property assessment"], plain formatting, and the deadline (two weeks) convince me that their intent is to bilk people who are busy, or not native English speakers, or perhaps just getting old.I am reporting this solely to help people who might visit BBB because they have doubts as to the trustworthiness of, or value provided by, "Property Site" (a name chosen for searching difficulty, I suspect).FWIW, their payment webpage in our case was "***************" (provided by "*************" of **********).They list a return address of *****************************************, but want responses sent to ***************************************. That's as of April 2025.? these disclaimers are in all caps, which *might* even be required by law, but studies have shown that people's eyes glaze over when they encounter more than a few words in all caps.Business Response

This consumers complaint was filed under refund/ exchange issues so please note this consumer has not used our services they only received our solicitation letter. We offer a service for a service fee and our letter is very detailed and clear as to what we provide. This consumer is making a wrongful assumptions regarding our business practices which are just that, assumptions. The only goal of our solicitation letter is to offer a service for a service fee to homeowners who have a change/purchased a property and as stated that is clearly stated on our letter.Customer Answer

Everything "Property Site" responded with is in agreement with what I stated, except that they claim innocent intentions.
I'm certain what they're doing is legal, but I see it as similar to those faux "invoices" that some less than scrupulous entities mail to businesses, hoping the businesses don't notice that the goods were never ordered and that the invoice is wildly overpriced for the supplies they'll deliver.
I wanted to raise awareness of this practice by this company, at least as long as they do business under that name.
We can leave the matter as it is now: I don't expect further responses.

This customer has not used our services and therefore has no experience doing business with our company,our property reports are very extensive and approximately 40+ pages. Received mailing that looked like it was part of my official documents needing to be paid for when having my property retitled for my trust. It was not. The same day I called the company and requested that my charge not be put thru that I did not want the service. I was told 'OK', yet my card was charged and I have no documents that they claim they send. This company 'pirates' public information and dubs people into thinking it's something required when it is not. I want my refund that was requested and I told I would get.Business Response

After purchasing a new home, I received a letter from the company called property site. The letter is made to look like a government form, in the corner, they add a note that they are not a government agency. The letter urges the recipient to pay them to obtain a property assessment profile which is not a real product and just a scam as far as I can tell.Business Response

Dear Better Business Bureau,I am writing to formally report an issue regarding a company involved in property assessments that I believe has scammed me. I received a letter indicating that I owed an assessment fee for my trust, totaling $112. Trusting this communication, I sent a check for this amount because I was waiting to receive a notice from the firm who completed my trust. However, upon contacting my trust firm to verify the payment, I was informed that they had not received any such payment. When I mentioned the letter I received, and I mailed in a check, the representative warned me that it was a scam and advised me to reach out to the Better Business Bureau to seek a refund.I attempted to call the assessment profile company for clarification, but my call was abruptly disconnected. I am writing to file a formal complaint against a company called Property Site for their deceptive and predatory business practices. Recently, I received a piece of mail from Property Site that appeared to be a legitimate and urgent service fee notification. The document contained misleading language and formatting designed to simulate a pending bill, despite being entirely unrelated to any service I requested.The mail included several phrases and terms intended to create a sense of urgency and obligation, such as:Recorded Deed NoticeRecord IDService FeePlease respond by [date]Galveston CountyThe structure and layout of the document were crafted to mimic an official billing statement, using terms that closely resemble legal notices or service invoices. It was not immediately clear that this was simply a solicitation for a service that I neither requested nor agreed to, rather than an actual fee I owed.I believe this companys intention is to mislead recipients into believing that they must pay a fee, using a format that suggests legal or financial consequences if not paid promptly. While I am aware that the document contains disclaimers that may shield Property Site from liability, the overall presentation of this communication is deliberately deceptive and clearly aims to prey on unsuspecting consumers.I am aware that several others have filed similar complaints, referring to Property Site as a scam or a predatory business. We are sorry this consumer is upset by are letter. The better business bureau is a private entity with no authority to investigate and or mandate business practices, its simply a platform for dialogue between business and consumer.
Our solicitation letter clearly states, its not a bill, we are not a government agency and services by nature are optional. We do not prey on or mislead anyone nor are we a scam, and nowhere on our letter does it have legal or financial consequences for not paying us promptly. We follow all laws and government mandates regarding mail solicitation and our letter is very clear as to the services we provide, the facts regarding our services are on our notice and need no further explanation. If this consumer would care to provide us with an address so we can comply with his request for no further contact,we would be happy to do that. We would be happy to comply with this consumer request for no further contact but they did not provide their address. The" transaction amount" not the purchase amount as stated by this consumer on our letter, is directly from public record (as it states on our notice). We do not create this information its from public records and public record is often wrong or simply not updated . The transaction amount is also not always the purchase price of a property, it can be many things, as many kinds of transactions are conducted on properties.Our property reports are typically 40 pages and not just "tax info "as stated by this consumer, we do not charge for information as suggested by this consumer, our service fee is for the compilation and research for an approximately 40 page property report. If a consumer would care to research their own property through all the different departments in public record and compile their own 40 page report. they can, its just matter of knowing where its located and what available. I received a bill that says I must pay you by a certain date. That is a scam you are insinuating I owe you something. I dont owe you anything this isnt my first property or rodeo that I have under my name I know where I can obtain copies of my records thank you very much. Unfortunately just a name is not sufficient information to complete this consumers request , our system is guided by properties, not names,. We did not "charge" this consumer for information (as she stated) or anything else, we offered her a service. The letter we send clearly states "this is not a bill" its a "service" for a" service fee" if she or anyone would care to go through all the different departments in public record and compile and research their own 40 (plus) page property report, they can, and wouldn't use our services, its a matter of knowing the location of the info and whats available. Here is the proof and nowhere on the document said this is not a bill NOWHERE stop lying to people I have attached the proof so you are a scam saying I need to pay by certain date who is this company to tell me what I need to do and on the document it says my land is a condominium under type of property youre making things up at this point not researching because my land as well as everything around it is undeveloped forest never condominium go play with someone else. I wish to file a complaint against Property Site, based on their predatory business model. On Aug 9, 2024, a family we are helping (after having just purchased their first home), received a letter in the mail selling them a "Property Assessment Profile". The envelope and letter format are purposefully constructed to convey the illusion that this is an "Official" county letter, and what they are selling, is actually compulsory. We also received the exact same letter after buying our home 2 years ago. We didn't take action at the time, but now we see the false illusion this company delivers. They are hoping most people will fall for their scheme without reading every word. I'm sure many do. Guessing this is technically legal - there are 2 disclosures that probably protect them: (1) outside of the envelope reads "This is not a government approved or authorized document' and (2) in plain English states at the bottom of the letter, 'This is not a bill. This is a solicitation. You are under no legal obligation to pay the amount stated unless you accept the offer.' This likely absolves them of any legal violation.The family we are helping is a refugee family, trying their best to figure out how to do things right in this country. They were very confused, as the amount solicited was a lot for them ($123.00). I imagine plenty of others would EASILY assume this is money OWED - busy families, less-educated, elderly. There are plenty of threads that warn people about the company - unfortunately, too many of those warnings come AFTER people paid, not understanding that they didn't have to. I was a party to a Transfer Deed transaction in ************* ********** in July 2024.I received a notice with a payment stub attached for ******. The notice looked official. The statement had my address, a Document number, a Records number and a Parcel number. Later I found these numbers to be fictitious. Since I was not present when the Deed Transfer was process, I thought I was being billed a processing fee. I called the number given on the statement ************. When questioned the person became defensive and hung up.The letter came from: PROPERTY SITE out of ******, CA.I realized this was a scam and did not pay them. My concern is for those who have paid them and for those who will in the future. Our letter does not contain a document # only an I.D # that is pertinent to our system (not the consumers property), and is not fictitious, its reference for our system. The parcel Number is the parcel number for the property and is from the public record as is all the info on our notice. Our letter offers a service for a service fee. We are definitely not a scam, errors in the report should be addressed as public record is often wrong and certain errors can affect property taxes, (that is the reason we provide these reports to verify the public record is correct so its no affecting property taxes). Our letter also states that if unsatisfied we give a full refund, this customer did not afford us the opportunity to review the report and or contact us for a refund.
We issued a refund and it can take up to 72 business hours for their bank to process the refund.
