    On 7/13/23, we engaged the services of Resort Victory to help us exit our Timeshares (we had two due to upgrades and different point plans) with **************** Vacations (HICV). They told us they would help us do this as well as try to get some of our down payments back. However, Resort Victory did NOTHING for us despite us paying them over $16,491 which cost us over $19,300, due to obtaining financing where THEY told us to go to ******* the end, HICV offered us a "Deed in Lieu of Foreclosure" out of the blue, without any prompting, to resolve the matter before the attorney we were assigned even contacted them, and the attorney told us to take the offer. ALL the attorney did was review the document and approve us to sign it... that cost us $950. Our "Notices of Cancellation" from HICV are dated 5/10/2024.We NEVER got a chance to get our other money back from **** and our credit is now negatively impacted because we have a "Deed in Lieu of Foreclosure" against us and a financing plan w/ a monthly payment of $661.58 that we can't afford for services we did NOT receive. We were scammed once by the ********* company, and then a second time by Resort Victory. Clearly, we were easy targets, but we are tired of being taken advantage of and want a Refund as Resort Victory did not get our Timeshares cancelled, and did NOT even attempt to get our down payments back.     We appreciate the opportunity to respond to Mr. ******** complaint.


    Mr. ******* and Ms. ****** engaged Resort Victory in July 2023 to assist with their Holiday Inn timeshare exit. In order to assist them, we require pertinent information, including documents.  However, despite   numerous follow-up attempts to obtain necessary information and documents, and repeated time-consuming outreach from August to November 2023, the clients did not timely provide the information / documentation in a timely manner, which caused significant delays.
    When their case was finally referred to their assigned Attorney on January 4, 2024, it was discovered that Holiday Inn had already initiated foreclosure proceedings due to the clients' non-payment. Given this, the Attorneys legal team secured a Deed in Lieu of Foreclosure (DIL)the best possible resolution to prevent a full foreclosure and resultant damages.  The clients were provided step-by-step guidance to complete the process, including legal reviews of all foreclosure and DIL-related documents to ensure they met all requirements.


    With the Attorneys legal oversight and assistance, the clients successfully exited their timeshare without further financial or legal consequences. While we understand Mr. ******** frustration, much of the delay resulted from the failure to provide required documents in a timely manner, which prolonged the process.
    Despite these challenges, Resort Victory and the clients assigned Attorney facilitated a favorable resolution, and we remain available should the clients require further assistance.
