    On February 19, 2022, an inspector from AI Accurate Inspections ("AI") came to inspect a home I was considering purchasing in ******, CA. The home is a historic home built in 1912 so I didn't expect for there to be a squeaky clean report. However, the inspector did not indicate that the plumbing running through the property should be replaced. In the inspection report, the category of "Plumbing Water Supply, Distribution System and Fixtures" is checked as inspected. The category "Plumbing Drain, Waste and Vent Systems" is checked as Tradesmen Recommended and the report only notes that there is a possible clog and missing drain cap on one of the pipes. There is a completely separate section of the report that says "Plumbing issues" and absolutely nothing was noted. No where in the report does it mention certain cast iron pipes were corroding, just the clogged pipe/missing cap aforementioned. Additionally, the inspector was not able to inspect the attic because he said he was not able to find the entrance to it. It was later discovered there were rodents in the attic. When I brought these things to the attention of the owner, **** ****, he was rude and invalidated all of the issues I was trying to bring to his attention. If I would have known about these issues before I closed on the property, I could have mentioned them to the seller and got them to fix the issues or passed on purchasing. I paid $350 for the inspection and would at a minimum like a refund for the price of the inspection. I think AI should be responsible for part of the cost of replacing the old pipes that are visibly corroded and that should have been noted in the inspection report.

    Our response in reference to property: *** E ******** ST ******

    In regard to the plumbing issues with the home: 

    You have stated pipes are old and have corrosion. However, in our report on supply line material, it is noted water lines are copper and old galvanized pipes. We also recommended a plumber repair a broken drain line under home and never did that plumber indicated corrosion.  Please remember this home was built in the early 1900s and old plumbing is still present as noted in the report.

    You stated the inspector did not look in attic, upon speaking to the inspector he did in fact inspect and indicated attic access is in the 2nd unit bedroom closet. 

    During our conversation you mentioned that you are remolding, I believe that months into remolding you have found problems that are not on report and my reports indicated that may happen. 

    It's been 5 months since we have inspected the property and we are just now being informed of these issues.

    We are very sorry you are unhappy with our inspection services and would like to offer you reimbursement of the inspection fee of $350.00
