    My rental lease is expiring in April. So this lease management company provided me with a list of options, including with the month-to-month option that includes an almost 30% increase in rent. Only the 12-month lease option includes a 10% increase in rent. I informed them that based on California civil code 827, they need to give me 90 day written delivered notice for rent increase more than 10%. However, initially they told me that the notice is still valid because one of the options includes a 10% increase. I told them that yes that is true, only if I pick the 12-month lease option. However, if I were to just default to the month-to-month, they cannot validly increase my rent 30% when my lease expires because the rent increase notice fell far shorter than 90 days. Now they are telling me that they are exempted from this legislature because they were built within last 5 years. I informed them that this exemption only applies for rent increase cap, but they are still held legally liable for their 90 day written notice for the rent increase more than 10%. Therefore, when the time comes, they cannot validly increase my rent for 30% if I fall back to the default month-to-month lease. They have been providing false information to their tenants, attempting to deceive tenants into forgoing their tenant rights. Also, raising rent for 30% after only a 6-month lease, while not illegal, is simply unethical. They try to lock tenants into longer lease even if the tenants don't need it. Overall, their practice is lacking moral and disgraceful. They cannot admit to their false practice, or even apologize for spreading false information about tenant rights. For a management company of this magnitude, they should know and abide by the law, instead of deceiving little tenants. When I attempted to inform them my tenant rights, they just gave me wrong information and fail to admit to their false and illegal practices.

    When Covid hit; we were unable to afford our lease with Manco Abbott, Inc. We have been disputing money due to them because we were award that they received $1,611,400 in Covid Relief funds. We are now going back and forth with the Law Offices of ********************, ***************************************; ************ about ** owing Manco Abbott $23,104.54. Our letters to them show that they did not hold up there end of the lease AND that they were already compensated for loss of rent by the ****************** AND this fund was forgiven on 12-2-20. They are pretty much trying to double dip in our opinion. We will wait to take this matter to court if necessary and will definitely invite the media so other small business or tenants of theirs can see how they are trying to rip people off. We are just asking that they forgive what we owe them since they already got paid with the Covid Relief Funds.

    I have been living in the grove apts in ******* for over four years. I have been dealing with issues at this complex from the get go from drugs and prostitution to people constantly breaking in our gated community and stealing cars, packages, always dumpster diving. We literally have people waiting at our closed gates to come in to do shady business in our complex. You got people dtopping off tons of kids in the summer and jumping the pool gate to swim. We have told management about all these issues and nothing has been done about any security or cameras in this complex. Yet here I am paying ************************************************************** the complex. When I first moved in my husbands hats got damaged and moldy because of the amount of water in the air in our master bedroom. I cant have flowers in my apt or they welt up. Any kind of paper welts up if left out. Its to the point its so bad my husband had to buy a humidifier for our bedroom. It fills up with water 2 times a week its ridiculous. I have asked management to come into my apartment and see what im talking about. Its an inferno in my place all the time. No one cares to do anything about it. Last night my water faucet would not shut off at all in my shower. Called emergency maintenance and the guy came from another complex. Said he couldnt fix it himself id have to wait another 12 hrs until my maintenance came in. There is no number for me to call for an actual manager on site where i live which is always unethical. So i had to stay in my apartment for 12 hrs with no prior notice with no running water. Today i try to get in touch with a manager and they supposidely wont be in at 3pm. You are supposed to be available to your tenants 24/7 not whenever you choose to be in the office. I am beyond floored I am supposed to be living in a luxury apartmeny complex. There is nothing luxurious about it. Everything is cheaply made and always breaks

    This apartment is ***** infested! I have had my apt sprayed more than 5x! I call and complain all the time, asking them to tent the building or spray neighbors, this is ridiculous! I should not have to be scared to turn on my lights in the kitchen and bathroom because of roaches! I pay over $1500 in rent to live with roaches! The apt management has my apt sprayed and gives sticky pads but its not enough! I should not have to live like this! I clean constantly, got rid of my toaster, plug the sinks, wipe the water up every night, so Im not a dirty person with a dirty home, this is absolutely ridiculous! This needs to be taken care of! I need to speak to someone who can help me! Its black roaches baby roaches brown roaches!!! Im beyond frustrated! I have even bought my own spray and constantly spray my home! I have a 7yr old daughter! I do not need to be living in a ***** infested apt! I love this place and this literally IS MY ONLY COMPLAINT!! Who can fix this?? *** lived here for over 7 years and it has NOT always been like this! Something needs to be done!! Im begging!

    Security Deposit of $600.00 used for rent and cleaning. Prorate rent was $1300.26 had paid $500.00 of that. On The day of turning in key on June 23rd, 2023, there was a balance of $800.26 still needed to be paid That Balance was paid in full on July 5,2023 I talked with the manager about the ended balance told them i was wanting on a check in the *********** them. It was paid 7 days after turning in keys. The apt was cleaned when turning in keys I feel I should have got something back on the deposit.I also have an email that I wasn't able to upload to u talking with the manager.

    Reading the reviews before signing a lease with the *** would have saved me a great deal of trouble. I contacted them on April 28th to provide my forwarding address for my deposit check return. However, they still sent it to my previous address, completely disregarding my instructions, as evidenced by a photo I received from Informed Delivery on May 1st. The ***** response was unacceptable when I called them again. They claimed that the check would have been forwarded if I had set up mail forwarding. This was absurd since I had already done so. The envelope had no name on it, which made mail forwarding impossible. Despite my repeated attempts to contact ***, they ignored me and did not return my calls. I was left with no choice but to contact their corporate office. The first person I spoke with promised to mail the check the next day, but after a week of waiting, I had to call again. This time, they claimed that it was not their responsibility. However, this was clearly their mistake for not sending it to the correct address in the first place, so they should have taken responsibility for it. I requested that they reissue the check since they had sent it to the wrong address, but they refused, claiming that once it was mailed, they had no control over it.

    Business states that they mailed the letter prior to giving me the address. I spoke to ***** who called me requesting the address, I asked if I could give it to him once I arrived in NY in which I did. Please look at the letter and what date it is post marked to. It is post marked for after I called and gave the address. Also, the corporate office also stated the check was cut on 5/1 - I gave my address on 4/28, as you confirmed. I have yet to receive the deposit check. Please look at all documentation before responding.

     I am rejecting this response because:

    The check has not made it to my possession. I was told by your staff they would wait to send it out until I returned the call on April 28. I was told by your staff that the check was not cut until May 1st, three days after I gave the update address, and by the post marked date of the attached picture from Informed Delivery.  Multiple times. I was told by your staff they would talk to USPS (not my idea, theirs). It was not on USPS, my name was not in the address window so it didn’t have the possibility to be forwarded (please see the attached picture). That is absolutely on your staff. Please own up to the communication and promises your staff made, regardless of if it is “per policy.” That is a training discussion you can have, not at the expense of the previous tenant. 

    All I want is the check recut. While it may have been sent within 21 days, there has not been good faith to get the check returned to me, especially when pointing out the miscommunication your staff has given me. I have legal counsel who has advised me the same. If the check cannot be recut, I will continue to small claims.

    Property Manager (Manco Abbott) is attempting to charge me a penalty that they have no basis to charge. Manco Abbott is attempting to charge me one month of rent for not giving sufficient notice to vacate my rental unit, even though the lease contract gives them no ground to do so. Please refer to CA Civil Code 1945.5 and 1946 — which clearly states that an automatic renewal clause must be present and meet certain font and formatting requirements — as well as the CA Department of Affairs Guide to Landlord and Tennant rights, which clearly states that 30 days of rent may only be charged in periodic tenancies (e.g. month-to-month) and in the event of a lease break.
