    They lock you into a contract and then, boom, no support. Read for full review. Updated 02/18/2025: Things are getting worse, it seems we were lied to about the capabilities of the software and it is like a software made in the Stone Age, and support has actually gotten worse, if that is possible. We signed up with appfolio with much back and forth with them wanting to lock us in to a 3 year contract and you are not allowed to demo their software, for very good reason! First off, it is apparent by how their support works, that they are severely understaffed for the amount of calls they get. This is obvious by the way their inconsistent support works. First off when onboarding there is no person to help at all. There are only very poorly made tutorials and videos that test you and it is not only ineffective, it is counter intuitive. I am well versed in using many different systems, executable programs, software, and applications (mobile and other), and their system is incredibly difficult and not user friendly in any way shape or form. I am only writing this review after weeks of no real support. So before you sing up be aware of 1. They are located in the PST time zone mostly and some in the CST. So if you are in the eastern, EST, time zone, good luck! They want to schedule you for appointments when you are leaving work. 2. Support is AI based mostly, fair but not terrible. You can request a chat sometimes, this depends on how you ask the AI chatbot as their stupid system always starts this way, instead of asking first how you want to receive communications, ie, chat, phone call, or email support ticket. Good luck on how many times you have to reword your statements to get the AI chatbot to get the request you want. Getting a phone call is like almost impossible and it is almost never the same day. Worst support ever (even worse than Xfinity or really big companies). Don't buy, unless you like getting terrible software with absolutely no support at all!

    Customer service has gone down the tubes. I have been a long time client and you used to be able to pick up the phone and have people actually resolve your issues quickly and efficiently. We were sold on the service as they had a flat fee policy and now they nickle and dime and add charges left and right. Really think hard before starting up services with them.

    HORRIBLE COMPANY!!!! Don't spend your hard earned money here. Their "CUSTOMER SERVICE" is absolutely ridiculous. There is NO support. The little that they have you have to schedule on their time. Once you do finally have someone on the phone, oh they can help you with this but you will need to schedule another appointment for that which is weeks away.

    Don't go with AppFolio. They rushed us into signing on with them and then they set up our software all wrong and it is making it really hard for us to be able to get anything done. We can't get anybody who knows what they're doing to help us, and we have been with them for less than a month. They just took our money and threw us to the wolves. Save your time, your money and your sanity, and do what we didn't do and sign on with Door Loop.

    The product has rich features, but lacking some basic ones. Customer Service is some of the worst. I think management at Appfolio has lost site of what's important. You can build the best product, but without proper support, you go for a competitor. And they keep increasing prices every year. Not sure who's running this company to the ground. Do not go to Appfolio. I'm already evaluating other products.

    They scammed a public employee. Don't want to reimburse fee, claims "services were rendered". This is true, but the fee was only paid due to a fraudulent misrepresentation. Should be closed down by the authorities.

    If I could, I would select the “send them to jail” review option. They are still charging us for no services rendered and the only way to get out of this scam is to send them a letter by mail. All this company does is sell software and a service. They obviously make it as hard as possible for you to escape their cesspit.

    AppFolio is not tenant-friendly, which makes it not landlord-friendly, and it tees up a scenario of fees that violate California state law. Specifically: 1) AppFolio only offers fee-paying methods to pay rent. If The owner/manager doesn't absorb the fee or allow a non-fee paying method, the owner/manager will be in violation of rent stabilization laws which cap rent. The fees would constitute as in excess of same. 2) The app doesn't allow for any rent due date but the first of the month, creating a misrepresentation that a tenant, whose rent isn't due on the first, to appear OVERDUE and in arrears when they are not. This causes confusion and stress - creating a false narrative. This is unethical. No client would allow themselves to be shown consistently as delinquent when they are $0 balance. They would cease to do business with a company that can't even get that right. Accounting is a core aspect of AppFolio but they fail to provide for the most basic of correct information and accounting. And who is at the mercy of both of these: Tenants. Tenants did not choose AppFolio. When rent is already so unaffordable, AppFolio in July 2023 decided to make money on tenants who can ill afford it. Even banks don't even charge for ACH. If renters want to go around the AppFolio to avoid fees, they have to mail. This would create hassles for everyone and AppFolio wouldn't get a dime - so it's almost worth it. As far as I'm concerned AppFolio is what is wrong with America. Taking advantage of the wrong people they claim to serve.

    My condo HOA fees are handled by AppFolio. My statement is late every month, but on the last day of each month I get a message from them informing me that my payment is due. I wonder if this might by by design, that they might be sending the statement late so I will be prompted to pay $9.99 to use their online payment system to prevent the payment from being late. I complain the the building management, but in the end no one is available, responsible, or accountable.
