Ive been living here for several months, and I am extremely disappointed with the experience, especially considering the high rent of nearly $1,500 a month for a so-called luxury apartment. The place has been plagued with issues that have gone unaddressed or poorly handled by management.For starters, Ive experienced mold in my apartment, which is not only a health hazard but also a clear sign of neglect. On top of that, I frequently hear what sounds like rats in the walls, which is both disturbing and unacceptable in any living space.When Ive reached out to maintenance, it takes MONTHS for them to even respond, and when they do show up, the repairs are never done properly. The same issues keep reoccurring things are "fixed" but break again almost immediately.On top of all the maintenance issues, Ive had serious problems with the managements treatment of me. After having an argument with the assistant manager "****** ******," after she aggressively approached me, this complex has been targeting me. First, they gave me a violation of being rude to staff, then another violation for trash that wasnt even mine, followed by a tow sticker for expired tags on my car. Despite seeing at least 17 other cars with expired tags, only mine was targeted. It honestly feels like Im being unfairly singled out.Overall, this apartment complex is poorly managed, and the managements retaliatory actions only make it worse and a recipe for a serious legal case. I would not recommend living here to anyone. The lack of proper maintenance, combined with unfair treatment, has made my experience here extremely frustrating.Gaines Investment Trust

However, after a thorough investigation into your claims, we found that several of your comments are not accurate.The trash violation mentioned was issued due to trash being outside at your door, but was later reversed in good faith. Further, on the same day your vehicle was tagged, seven other vehicles were also tagged for not meeting community requirements. Our sole intent was to uphold community standards and rules, which apply to everyone equally. Regarding your comments about mold, we can confirm that a small amount of mildew was found on your windowsill due to normal condensation, which is common and preventable with regular cleaning. This was not a case of neglect by management. We did experience a short period of limited staffing, which may have impacted maintenance response times. While urgent repairs must be prioritized, we do apologize for any inconvenience during that time. Again, we sincerely apologize that you felt unheard or mistreated, as we never want this for our residents. Gaines Investment Trust, aka Country Club at Valley View and ************, this is a scam company. Collect rent and advertise luxury apartments. Anything but. Smart mouth leasing agents, do nothing maintenance crew. Ignore tenants needs, and tenants pay for repairs and appliances. Make so you can't get solutions. 1 starWater and heat have been off for over 24 hrs and no one is here to fix this issue. We live in a senior apartment and this is how Gaines treat their seniors. We have no water to drink or we cant even flush toilets!! We were told that by 9pm then when you call the 24 hr maintenance line we were told by midnight. It is now 5:30am and still nothing. I pay my rent early every month I meet my obligations and Gaines is not!! Right now its 38 degrees here in Navada without heat!! What are you going to do about this issue??? It seems to me all you want is money money money never mind us seniors!! We are people you go home from the office and you have heat water and you are able to flush your toilets. To me this is senior abuse which I will be reporting to every news station and state official I can tell about the living conditions here at Country Club at the Meadows. 1 starI do not understand they consider this apartment luxury and there is roaches and the apartment complex office stated that they are not allowed to have the exterminators exterminate outside so every day when I was step out I'm literally having to run from roaches or even when I come in my home a ***** ends up following me in there was even a ***** on my ceiling when I was sleeping luckily I woke up because if I didn't happen to wake up at that moment that ***** would have fell on my head This apartment complex charges two to $300 more than the surrounding apartments and they refuse to exterminate outside spraying inside is not going to help keep roaches at bay because they're still going to keep coming from outside The only time I've ever seen exterminator spray outside was one time in 2021 and when they did that every week there was no roaches as expensive as this apartment complex is I don't understand why they won't exterminate outside they already charged ridiculous fees to move in in this place is already a rip off but at minimum they refuse exterminate outside I cannot wait until I can afford to be on my own two feet because as soon as I can I am leaving this place And also there's roaches that come out the drain even with me keeping the cap on the bathtub roaches are still figuring out a way to come through I don't live like this and I don't understand why this place has roaches with the cost of rent that they want you to pay to live here This place would not be a stressful if they would just exterminate outside but yet exterminating inside which they did during the summertime they force everybody to have extermination on the inside and guess what two days later I was still killing roaches The only thing that they'll exterminate outside is ant piles if you request them to do it but otherwise this place is not want to exterminate outside it's like people pay almost $2,000 a month you should exterminate outside I have health issues and this is unacceptableReview fromJennifer F

This company has terrible business practices. They fail to provide proof of anything, what they say goes no matter what it costs the resident. My apartment flooded in Feb of 2021 due to the fire sprinklers breaking in the apartment next to mine. Cypress pulled up the carpet and removed the pad. Then put new padding and the old carpet back down. The carpet was not restreched so it was never put on the tack strip. The carpet would fray every time i vacuumed. They are saying its pet damage. They refused to let me pay a third party to come in and give their opinion. They will not provide me with a date the carpet was installed originally. It was terrible when i moved in. They are charging me for the carpet and the damage is from a flood their faulty lines created. They stated my blinds were out of code due to the long cords. My blinds were broken and would not move up and down. When asked to replace they said they would replace the broken ones but not the ones out of code. They never replaced the blinds but stayed work orders show they are replaced. I asked them to come look and see they were not, the reply was no.Gaines Investment Trust

New tenant at Creekside at Pear Ridge ******, **. So far I'm not impressed with my contact with them. I was told last week to come a day before my move In date to sign emergency contact paper and get the keys so when the move in day came all I would need to do is move in and walk the apartment. Spoke with ***** and yesterday and she told me I had to move in the day of. The keys aren't available for pickup until after 3pm.I asked why would I be charged a full day of rent when I'm moving in the apartment late in the evening. I was told she would look into it. I never received a response regarding my question .However they communicated with me regarding other information needed for the move. Whenever I ask about the move in day charge all responses went silent. Not a very good first impression so far.Gaines Investment Trust

Went in to speak about renting an apt. on 5/23/23 Spoke with ****** ***. Explained up front that rent was far more than 30% of my income, but I could pay anywhere from 3 months to 12 months up front. I sold my home in **********, closing date is 6/29/23..at which time I could show 36 months of rent in my account. She said fine as long as I had 2 and a half months rent handy. I do and I showed her. She said that would be fine. She showed me the unit, we agreed on it and I went home and filled out an application for ****** . On 5/24/23 a woman named *** called and had a question about the application..my ID didn't upload.. so I went in to take care of it with her on the same day. Now she says I have to have a gaurantor or I need to have 36 months worth of rent in my account before I can move in. My closing is 6/29/23 and I have to be out of my home that day. I won" show the money in my account for at least 24 hours. So I said I want my ****** back . She said she can only give me ******/ that I should have read the fine print. I feel I had an oral agreement with Ms. *** and *** changed the policy on me.Please help me....this isn't right!Gaines Investment Trust

Horrible company to work for! I worked hard for this company. I thought I was part of a family. I was a leasing agent and when I was terminated I had 16 move-ins for one given month. I was terminated at no fault of my own. The manager only wanted to see one side of the coin.Gaines Investment Trust

I am not sure why there arent more reviews about them. These apartments have a rat infestation and they do not provide any preventative maintenance to get rid of them besides laying bait boxes by your home. They offer valet trash but do not provide a trash can. You just put your trash bag outside your garage. The rats have a feast. When I was calling the office trying to get something done for months about the rats on my patio, the maintenance guy told me the area by my apartment was a hotspot. I had to hound them, reach out to corporate, call the city and more just to try and get something done bc the rats were now in my ceiling. You read right! These big disease infested rats were running back and forth all times of the day and night. It felt like a horror movie and I had a son under 1. They finally sealed the roof. You can see the new board where the garages are at building *****. The office was so insensitive and trying to place blame on me, knowing they had an infestation throughout the WHOLE community. The manager ********* was the worst, she did not even believe me although I showed numerous pictures and videos of the rats. After they sealed the roof, there was one dead by the garage and I called for maintenance to come pick it up. They went around where my patio was and I saw them through my window put about 6 dead rats into a white trash bag. That is no exaggeration. Other buildings also have roaches. Check the other reviews. The foundation has shifted so much my patio door wouldnt open and if it did, it was hard to close & it definitely wouldnt lock anymore bc of the shift. I had about 2 leaks in the bathroom and kitchen. If you are thinking about moving here, DONT!! If you already stay here, MOVE, soon as you can. I know things have been going up but you WILL find something better & more reasonable. I DID, you will too. STAY AWAY FROM THIS PLACE. Document EVERYTHING with them.
