I am writing to formally dispute several unauthorized credit inquiries that have appeared on my credit report. As a victim of identity theft, I take these errors very seriously and demand immediate action. On April 12, 2023 I contacted Ladera Lending and 2 other mortgage lenders. My intent was to obtain information about a possible cash out Re-Fi of my home. I spoke with Ladera Lending and the other 2 lenders and specifically discussed the fact that this was an inquiry only for info and was guaranteed that a soft pull of my credit only would take place. I advised Ladera Lending that I was contacting other lenders as well and that my husband and myself would make a decision once we received mortgage rate info as well as all fees and cash out values. My discussion took place on April 12, 2023 at 2:03pm with *************************** at **************. I specially told ************ would not be providing my social security number or my husbands social number until such time as a decision was made as to which lender we would use. Later the same day, April 12, I was notified by Experian that a change to my credit account had taken place. When I looked at my Experian account it showed that a hard credit inquiry was made by ********************* on behalf of Ladera Lending. I contacted ********************* about this inquiry and advised them that No authorization was given to Ladera Lending to pull a hard copy of my credit. I was advised by ********************* to contact Ladera Lending directly.I emailed *************************** on April 17,2023 and told him as per our prior discussion, at no time did I authorize a hard pull, only a soft pull was discussed and authorized. *************************** responded via email with the following I thought you knew and you said run it without your husband on it as you were unsure of Ladera Lending at that moment.The response from ***** is a complete lie. I specifically stated that social security numbers would not be provided because I had not done my due diligence in checking out Ladera Lending. ***** ran my credit report and not my husbands Without My Authorization to do so! Dear ******:
Please accept this letter as Ladera Lendings formal response to this complaint. This response is intended to respond to and address pulling a hard inquiry credit report without explicit permission.
Upon review, the consumer did provide a social security number to Lending Tree for purposes of a mortgage application, however, explicit permission to run a hard inquiry credit was not given to the loan officer, only soft pull inquiry permission was given. Per the consumers resolution request, the credit inquiry was authorized to be removed from the consumers credit report. The removal process takes approximately 30 business days.
At Ladera Lending, we value our customer relationships. We can assure you the issue will be addressed, and steps taken to limit the issue from reoccurring.

Ladera Lending has been calling my land line phone approximately 25 times a day for 5 or 6 days. I'm guessing it's a robocall. I finally had to unplug my phone so I don't have to hear it ringing every few minutes. I'm not interested in their service; I don't need a loan or a refi or anything they offer. On 09/09/2022, I was contacted via telephone by Ladera Lending of Ladera Ranch, CA regarding home equity lines of credit and refinance options, referred through Lending Tree. The agent took some general information about myself and the property in question. The agent asked if he could review some of my information which I agreed to and he asked me general questions about my property, debt and credit score. He did not request authorization to access my credit report. At no time during the conversation or my initial request for contact did I ever provide my social security number. Right after I hung up the phone with the agent, I received notification from Experian that Ladera had made a hard inquiry and received my full credit report. I did not authorize this hard inquiry. I did not disclose my social security number to Lending Tree or Ladera, it appears that they fraudulently had my social security number in their possession and used it to access my full credit report without my authorization. I believe that this is a fraudulent practice on the companies part since I told the agent that I would not be using their companies services and do not have any contact information for the agent I was speaking with. I would like this inquiry removed from all 3 credit bureaus. Thank you.Business Response

On 6/24/2022, I was contacted via telephone by Ladera Lending of Ladera Ranch, CA regarding mortgage refinancing options. The agent took some general information about myself and the property in question. The agent asked if he could review some of my financial information which I agreed to. He did not request authorization to access my credit report. At no time during the conversation or my initial request for contact did I provide my social security number. When he asked if he could review some of my financial information I assumed it was the same information that lenders receive from the credit bureaus that help them market their products. That is general information such as general credit worthiness. It is not a person's full credit report. While I was on the phone with the Ladera agent, I received notification from Experian that Ladera had made a hard inquiry and received my full credit report. I did not authorize this hard inquiry. Since I did not disclose my social security number to Ladera, it appears that they fraudulently had my social security number in their possession and used it to access my full credit report without my authorization.Business Response

Upon review, the social security number was supplied by Lending Tree, however, the loan officer did not obtain explicit permission to run credit. Per the customers requested resolution, the credit inquiries will be removed with an expected 30 days for complete removal from all 3 major credit bureaus.
