I currently have a time share but can no longer afford the maintenance assessments (I am retired). I called the company on 1/23/25 and asked for the person that handles the deed backs or surrenders and was told they don't have that. I asked for recommendations for my situation. Was told I could sell it, pay the balance in full (which doesn't make sense since I can't pay the assessment), or not pay and after 3 years that will take it back (I don't remember exactly what he said). I asked if this would go on my credit report and he said they could turn it over to a collection agency. I said all of those options are unacceptable and he said those are the only options. I cannot afford to hire an attorney to fight this. I have been paying my assessments without fail. I feel they are not doing anything to help resolve my situation. If possible, I would also like to get the $491 I just paid them so I would not be delinquent.Initial Complaint

In 2005, our trip to ****** highlighted several issues with our timeshare experience. While trying to catch a cab, we were surrounded by aggressive salespeople offering timeshare brochures until a cab driver helped us break free. Once at our destination, we waited a long time without explanation before being assigned a one-bedroom unit. However, upon entering, we realized there was a mistake, and the unit size was incorrect. We reported this to the front desk, but the lady who took our confirmation letter never returned. Another employee later informed us there were no available units. We called the exchange network and were directed to Paradise Village, where we were given a two-bedroom unit.The next day, we attended a lengthy 3-hour sales presentation that highlighted the propertys amenities, including a beach, pool, and spa, with a strong exchange value. We decided to purchase a one-bedroom timeshare with an odd-year arrangement since it seemed to fit our budget. We took out a loan to pay for it.Since purchasing in 2005, we havent used the timeshare. Rising maintenance fees and limited availability made it impossible to enjoy. Additionally, due to age and reduced travel resources, we can no longer use the property. On a recent visit to the area, we noticed armed guards following our group, and we struggled to exchange our one-bedroom for a more desirable location, as the value we were promised wasnt delivered.We are now formally requesting to surrender our timeshare ownership. I own a timeshare at Paradise Village in ***************, ******. Paradise Village uses a point system and I tried to make a reservation for which I qualify per unit size and season for my points but was denied because of lack of availability, I was told. According to the Rules and Regulations Article of Incorporation and Bylaws booklet given to me at the time of purchase, Article Section 3.2 Reservation System states: "Each shall have a reservation preference to reserve lodging services in such Members Optimum Unit Type and Optimum season so long a member makes the reservation request during the ninety (90) day period preceding the beginning of the Reservation Period". (This rule is now in Article 4, Section 4.2) in a newer booklet). I tried to make my reservation within 90 days. Absolutely nothing in this rule states, based on availability, which is what Paradise ****************** reservation personnel at the reservation center in ********** keep telling me and insisting on. I requested to speak with a supervisor or manager both at the reservation center in ********** and at the resort in ****** but to no avail. No one is available to discuss my concerns or complaints. One email address was given to me to contact but I got no response on my two emails to that person. My only option now is to file a case with the ***********************************. Their reservation staff are badly trained. They dont know the rules except for what they are told about enhancing the business of Paradise Village to the detriment of timeshare owners. To prove there was availability I called the reservation center in *************** and booked a reservation for the same time at a very high cost. Paradise Village has a volunteer board of directors and there is no easy way to get management to deal with these types of complaints. Bought a 6 year vacation package from Grand Paradise Vacations. Received my confirmation and paperwork package through the mail exspaling all the details of my trip. When it came time to take the 1st of 3 trips, which I had a ****** of 6 years to use . I am writing to formally register a complaint against Paradise Vacation Club. Despite our continuous requests for release from our timeshare obligation, it appears that our concerns have been disregarded. We find ourselves unable to bear this burden any longer, particularly given our advanced age and declining health, which prevent us from utilizing the timeshare.Despite our repeated communications with Paradise Vacation Club, there has been no demonstration of concern or willingness to address our situation. I am writing to file a complaint against Paradise Vacation Club regarding their lack of communication and unhelpful responses concerning my timeshare contract. My experience with this company has been frustrating and disappointing, and I feel compelled to share my story. As an 81-year-old, I do not travel much anymore, and due to the current state of ******, I do not feel safe traveling there. The presence of cartels and the kidnapping of ******** tourists has made me exceptionally wary about visiting the country. Unfortunately, Paradise Vacation Club has been unresponsive to my request to cancel my timeshare contract. My initial attempts to contact the company regarding canceling my contract were met with a lack of communication. Even after numerous follow-up attempts, I received no responses, which has caused significant financial strain for me. I am struggling to pay the costly maintenance fees, and I can no longer afford to keep the timeshare due to my financial situation. Overall, I find it unacceptable that Paradise Vacation Club has been either unresponsive or unhelpful. We have explained to *****************, Paradise Vacation Club does not sell memberships, as such, we are unable to cancel the membership that he purchased. Paradise Vacation Club provides the lodging rights and membership benefits that he purchased from the seller of his membership, that he bought while in **************, ******.
Upon review of ********************** membership we find that he has spoken to our office on three occasions, each time we provided ****************** with the options available to him. As we have indicated to ******************, the options of use available to him, change as his need change, by design.
The first time he contacted our office November 10, 2017, he indicated he no longer wanted his Paradise Vacation Club membership, and we provide him with the options that included booking reservation for friends or family members or the ability to locate a buyer who would purchase his membership and assume his lodging rights and maintenance assessment obligations. We show that he subsequently booked a November 2018 reservation for his grandson use.
Again,on January 4, 2023 he contact our office and we provided him with the use options and resell options available to him, via email January 30, 2023, ***************** contact our office and again, we replied that the options available to him remain the same. It should also be noted, that the maintenance assessment on his membership have remained the same four the last five years, 2019, 2020,2021, 2022 & 2023.
If ****************** decides he does not want to travel to his home resort, located in **************, ******,he also has the option to exchange a reservation, through a third-party service provider and travel to other destinations through out ****** and the world.
Based on the information, we would recommend that ****************** review the information we have sent him as resell of his membership, appears to be the best option available to him.

I don't care what they think, I'm not going to stop asking for a cancellation. I'm 81 years old and I've not used the timeshare in several years. Paradise Village could resell this and have a new mortgage to collect. It makes no sense why I should continue to be tied to this obligation when I've paid it off several times over. I have no business in ******, and shouldn't have to pay MORE money to get to other places. I could be asking for a refund, but I'm not and for that Paradise Village should be grateful. It's always been my policy that scam artists be brought to justice and that money be returned to its rightful owner. It's not my job to sell the timeshare, that's why you got into the business of timeshares, isn't it? Just do it so we can part ways. I'm not going away. Cancel the contract.Business Response

I'm not asking you to sell it or for any money back, just sever my ties to the membership. If you choose not to sell it after we cut ties, that's your decision, although it seems like a poor one from a money making standpoint. I'm 81 years old and cannot travel, nor do I feel safe to. Why is Paradise Village so adamant about bullying me into keeping a timeshare I have paid off several times over? I haven't used it in 15 years, and if I had anyone to transfer the membership to, I would have done it years ago. Your job is to sell timeshares, not mine, and it would be beneficial for all parties for Paradise Village to recoup the membership and sell it to someone who can use it and afford the maintenance fees.Initial Complaint

DO NOT PURCHASE A TIMESHARE FROM THIS COMPANY! If approached DO NOT Entertain the perks and incentives to listen to a meeting. We have been very unhappy with this timeshare for quite some time and have expressed our reasons and concerns to the timeshare company and there has been no consideration. It is unfair; we have provided valid reasons for ending our timeshare membership, but your company is relentless in stating no without further consideration. As we have explained, Paradise Vacation Club did not sell you your membership, nor do we sell membership. For these reasons, there is no mechanism to cancel the membership or "give back" the membership to Paradise Vacation Club in the manner you are seeking.
In the same light as your comment, the options to you remain the same, no many how many times, you ask. You can either use the membership or resell the membership or other options that we have provided to you.

We are submitting this complaint as we have been left with no other options. This all started when I was approached by a timeshare employee who offered me a free meal to attend a 45 minute meeting. During the meeting, they also offered me other free shows that were expensive to attend. They showed me the best room in the resort and tried to convince me that investing in a timeshare would be a great idea for my family and me. They claimed that prices were going up and I needed to take advantage of the opportunity. However, after hours of pressure, when I did not agree, they brought in more representatives to put even more pressure on me.The maintenance fees that were initially quoted to us were a manageable fee. We were never told this would increase each and every year. This is important information that should have been made clear to us. When we finally got to use the timeshare, it was not even at the resort we had purchased - it was a 2-star location and we had bought a 4-star location. This was a huge disappointment. Additionally, the timeshare was difficult to use or exchange, and we could never trade it for somewhere else in the timeframe we wanted. The maintenance fees are now a financial burden on us. We would never recommend anyone to have any involvement with this company. We originally purchased Paradise Vacation Club membership in July of 2010. We have since paid off our loan with Paradise Vacation Club, so we thought requesting the termination of my account would be simple. Instead, they are determined to keep us in their chokehold. Since signing the agreement, we have not been able to use a single service through them, the maintenance fees have increased dramatically, and they offer no reprieve. They would rather create burdens in the lives of their owners' opposed to assisting them when they need it. It'd be in both parties best interest if they relieved us of this horrid membership. We do not intend on suddenly using their services or making a payment, so it'd be more beneficial for them to find someone else to sucker into a contract and obtain monies from them. Their canned responses of selling our timeshare are no longer acceptable. They know the timeshare resale market is dismal. This couldn't be given away for free because people know that timeshares are not an economic means of vacationing! Paradise Vacation Club needs to take responsibility for the predicament they have placed us in and terminate our account! Paradise Vacation Club does not sell membership, nor is Paradise Vacation Club able to cancel the membership and sell to someone else as suggested.
Paradise Vacation Club's charter, and mission statement, mandates and dictates that it represents the beneficial interests of all Members related to their use of the lodging rights, occupying,managing and the maintenance of the property. The Clubs officers are also charged with the responsibility to protect the financial strength of Paradise Vacation Club on behalf of our members.
