I paid the security deposit to move into this rental. A month came and went, and then I asked about the keys to the apartment. That's when I was told there was a problem with the unit. Apparently, the rental wasn't ready for Section 8 inspection, so while I was offered another unit, the ***************** has been slow to schedule an inspection date for the second unit within the same building. The payment number is entered into the field below (i.e., Account/Order/Tracking Number). I was then offered a refund of my security deposit. I am still waiting for the refund.Initial Complaint

Date of transactions 1/23 2025 I made a payment of 1300 1641 in total to these apartments for a one bedroom which I was waited to last minute just to find that it was severely infested with roaches I proceeded to terminate my lease with a five days notice as stated in my lease ***** and ***** then said they dont accept those so I put in a 30 days with ******** ******* which she refused to put in then said I never brought it they then said my 30 days wasnt valid because I didnt complete 30 days when I asked to speak to the manager ***** then put her hands on me and threatened me which I have reported to police and have more evidence of all these claims if neededInitial Complaint

I gave my old apartment 30 days notice. I moved out September 30th 2024. I even turned in the keys and I have copies of the receipt. Townhome Villas been charging me for rent during the month of October, November, and December. I have tried to reach out the office and corporate, but I've been getting the run around with no problems resolved. I was being charged around $4000 for the rent and the damages that were not made by me as a resident. It was years of wear and tear since October 2016. I am now currently being charged an extra $300. I placed a deposit to hold an apartment on 12/4/2024. I was told I would be contacted when the apartment was ready. I sent three texts and two emails. I received a call on 12/20/2024 stating I was not approved. I asked about the $200.00 deposit. I was told it was not refundable. The company never got back to me in a timely manner. Where do I begin with the nightmare, horrific experience that this company Westland that owns ****** Apartments is. They rented me out the unit fully infested with pests, dirtiness, smells, making it uninhabitable and causing me not to be able to move in at all. The Area Manager ******* reached out to me a whole week after trying to move-in and being unable to do so. She offered to work with corporate on cancelling the lease and refunding me my money back to my card and never heard back from her since that day. Ive tried to reach out multiple times and still have not heard back. Its now 12/18, I was due to move-in 12/3 and still no reconciliation.Initial Complaint

Westland Real Estate Group owes me $1.520.00 for overpayment of rent. After filling an eviction against me 08/08/2024, while knowing that my rent was to be retro paid by a rental assistance agency for *June 2024 *July 2024 as well as *August 2024. Under Great Duress I paid the balance in an effort to show good faith and prevent an eviction. Westland Reality received their full payment for all 3 months 08/12/2024, I notified Westland management, corporate, several leasing agents, assistant manager, however I haven't been allowed to speak to the property manager, whom I attempted to contact several times with no response. I asked for a reimbursement, as their actions caused an rent overpayment on my behalf. I was assured I'd be reimbursed and my money would be refunded to me in a check for $1520.00 via ************** **************'s been over two weeks and no check. I've been given poor excuses and the runaround, as all emails and phone numbers given to me in my attempt to resolve the matter, have been either clueless or of no assistance at ****** of today I have been waiting for a refund for a refund and any helpful information for over a month, and October 8 2024 will be 2 months that this company has held my money, causing further HARDSHIP.Initial Complaint

Complaint regarding lack of maintenance and zero to illegally limited communication regarding such issues. Filed maintenance request for no air conditioning Aug 26, 2024. Was verbally given a loose 2 week time frame for a new unit and another week to install. Estimate was given by ******, the only maintenance for Blue Vine (the latest of high turnover). I was also told all previous HVAC repairs were "patches", the condenser was burnt out, and there was nothing he could do to use the air in the meantime. Was given one temporary fan. ****** told me he would give me a second fan. I have no second fan as of Aug 30, 2024. I have personally spent $90 purchasing four fans that blow around hot air. The leasing office opens at 9am. I have to leave for work at 9:30. I arrive home after office hours. Leasing agent ***** is aware of this. Often when I stop by the office, there is a closed sign and you cannot speak to anyone. Calls to after hours maintenance and the office during the day go to a voicemail or Indian call center.I have made six HVAC maintenance requests since Aug 2023. The second request took 10 days fore resolution, with multiple visits to the office asking for resolution. The dates of requests were the day I received my keys in which walking the property the air was on 89. The following are 10/21/23, 3/19/24, 3/22/24, 4/13/24, 8/26/24. As of Aug 29, 2024 my unit was 84 degrees with 5 fans running, bedroom door, bathroom door shut. This is unacceptable given the time frame for Texas residents to find relief around a week's time. For these apartments to be aware of a continuing faulty HVAC and to not have done anything for a permanent fix, I am left suffering, along with my pets. I am seeking a deduction of September rent for no "provided" AC, forewarned high energy bill charges OR a move to another comparable unit OR release from lease. I have exhausted all proactive remedies. "Corporate" is jokingly listed as BBB Headquarters.Initial Complaint

-Started being harassed by neighbor.-Filled complaints w/ security &management no response frm mngmnt -email asking to be let out of lease 2 wks early -no response -Went to see area manager to get a response. He was unconcerned & asked me to re-send email. forwarded original -Emailed 30-day notice. May 3,23 no response.-Called corp office in **. told to send an email. sent -Rcvd acknowledgement of my 30 day notice 2 wks after sending it to an agent listed out of CA -Started moving Labor Day weekend'23 -Neighbors who had been harassing me before started following me when I went to pick up my u-haul, storage unit, to work and errands. I contacted the police multiple times.-The harassment got so bad that I lost my job and had to take shelter with family in ****** -I arrived in ****** the 1st wk June & secured new employment the 1st week July -a few months ago I opened the email I was using when all of this started and found that I was being billed for rent on that unit from June- Nov Over $5,000 -replied stating that I was not responsible for the bill as I was not in ** during these months. Attached to that email was proof of my new job and address here in ********* response.-I email several more times before someone responded asking me what parts of the bill I didnt feel responsible for. I responded that I was not responsible for any of it and again sent the proof of residency. I requested a correct zero invoice. No response -a week later I called the phone number listed and was told that the bill had been sent to collections & that they couldnt do anything about it and to contact Corporate.-contacted corporate and was told to send an email No response -I send another email with the same information and advised them if they did not contact me with a zero invoice in 2 wks time I would be contacting the better business bureau, CA realters licensing and would get legal advice if necessary. We've lived in the ********************** in **, ** for about 6 years. The roof leaked in the 1st apartment we were in, for 5 years we complained about it. They kept saying it was fixed but the problem grew and grew until we had mold and mushrooms growing out of the ceilings. We got code enforcement involved and suddenly the office became interested in getting thimgs resolved.They told us we couldn't remain in the apartment because of the mold, the entire apartment had to be gutted. (FYI, they never did it and now a family with small children lives in that apartment). The office offered to do an emergency transfer to another unit for us. It took them four months to do it and the apartment was filthy with multiple issues. We thought that since this "new" apartment was on the 1st floor we were safe from the apartment leaking. 1st time it rained the apartment flooded. It comes up under the foundation. We've now lived in this apartment for 7 months and it's still not fixed. The office treats tenants badly, you can't ask questions for clarification on anything. They talk over you and when you try to get a word in they claim you're yelling at them and being disrespectful and hang up the phone on you. They don't want to deal with tenants, now their only answer to us about anything is, "If you don't like it then give your 30 days notice and move out". All we want is to come home to an apartment that isn't falling down around us, infested with roaches, and flooded. We have pictures and videos of the issues in both apartments, but the file size exceeds what can be uploaded.It's insane that they have multiple complaints against them for all the shady business practices they constantly perform yet no one cares enough about the low income tenants to do a **** thing about Westland. We're stuck here because we're working poor, the laws favor the landlords, tenants are left out in the cold.Initial Complaint

I am a single pregnant mother just looking for a new place to stay currently staying in a weekly about to have my baby by June ******************************************************************************************************* my life with my girls I applied on 3/27/24 for. 2 bedroom apartment I paid 255$ 55$ for the application and 200$ for the holding I was never told that when your application is kicked back youll lose your holding deposit or if you dont cancel within 24 hours of applying you lose your holding deposit I was told by the rep ***** that my application had been kicked back due to an eviction that happened during the pandemic I was never denied I spoke with ***** and ***** stated that she can contact the apartment complex and confirm what the eviction was for then told me can I go to the courts basically spend more money to drive down there and pay for court paperwork for proof I told her while my app is still pending I want to cancel and receive me refund for my holding fee Im a single mother not receiving any government assistance or anything I dont just have 200$ to be giving up like that then I received a text saying I was denied because I wanted my money back then this same person in the office ***** called and left a voice message stating my app is still pending and I have 24 hour to get the palate work to them but I canceled before this took place I just want my little 200$ sent back to me due to me having to apply for another place and I dont have money like that to just be losing. The apartment was only held for 4 business days I dont think thats worth keeping my money I was never told that I had to cancel my application within 24 hours to get my money back. I dont see what the point in that is all I was trying to do was find a nice home for me and my kids I just want my money back so I can apply to another complex thats it.
