I was contacted by a representative of FreeMortgage Modification Counseling Services in regards to a mortgage that due to the death of my husband from ***** we were running late. It was indicated that this organization was working with *** and the State of Oklahoma for Homeowners Assistance. After several lengthy conversations with a man ************* *****, he indicated that FreeMortgage Modification Counseling Services were authorized to help and requested information. I had reached out to Oklahoma Homeowners Assistance Program and was awaiting a call from someone, "Mr **** *****" stated he was the contact. After an application process, disclosing personal, financial and government social services information I was asked the Trust him to complete the Loan Modification, send payments in for $1200 each month which were going to put in ****** to be paid upon completion to the mortgage holder. There were three payments totaling $3600. made before foreclosure was filed. Mr ***** stated he was in communications with the mortgage company, as well as the State of ********, and ***. After the foreclosure was filed I contacted MR **** *****, he stated he stopped the foreclosure and remedied the situation which was not true. I requested the funds back as no loan modification was done and my calls were not returned. We have not received the funds back and we directed by the courts to file fraud charges. Mr **** *****, ***** **** and others were directly involved in thisatter claiming to work with the State of Oklahoma, the *** and the ***** Assistance Program. None of this information is factual.I have emails, text messages and phone conversations available. I request that the funds be returned and this business be shut down from fraudulent activity as they have done this in other states as well.Business Response

I have a complaint about a company called Free Mortgage Modification Counseling I was told by ******* they help me get a Forbarence on my Mortgage I sent paper work then a person named *** ***** took over he could get everything done I would have to pay my mortgage for 3 months I said ok. Sent all this paperwork to them then they had a fee I stated once I give you this fee everything would done with the bank and I wont have to pay for 3 months so I called the checked on everything they said it wasnt going through because the bank does the Forbarence for free I confronted *** ***** he stated that I had talk to the bank with him on the phone is strange but to make a long story short I didnt get asked for my money back *** ***** said they did the job but I never received the serviceBusiness Response

I paid Free Mortgage Modification ******** I have been calling for months for a refund I spoke to Max 3-4 times already now when you call they don't answer. I'm done working with the mortgage company they refuse to help us. I received a response from the BBB which included a reply from stated company on October 17, 2024. I was unable to respond within the alloted 10 days. This is my response. I sent over $8000 to the above company over a time period of September 2022 - May 2023. In June 2023, I cancelled my association with this company for lack of progress with my modification and increasing unprofessionalism of Mr. **** *****. I have multiple emails from him assuring me that I would be refunded my "escrow" account. As of this date, I have received ONE payment of $1200 and that was last February, 2024. I deposited 4 transactions March 9th ******* April 27th ******* May 29th ******* and June 30th. I spoke to Max 4 times and others at least 3 times they claim they was returning my money back to the bank it's not there yet. I need my money ASAP I have to move I didn't get the help and the mortgage is a problem also. Please return my ******* back to my bank I'm told I may have to get a lawyer I hope not. When people trust you you should keep your word and help them or return their funds honestly. September 16, 2024, "******* *******"" (if that is her real name because she was of India decent) demanded me to send $2,100 to Free Modification Counseling LCC for partial payment of my mortgage. She wanted me to send a total of $2,800. I was going to send the remaining amount on that following Friday, but that day 9/27/2024, I cancel the services. She sent someone's else hard ship letter and wanted me to copy it. According to their website no money was due, however she began asking for money. She claims she can get my mortgage to $2,800 and I was to send the payments to her, and she will make the payment. She also told me not to make my payments. Instead, after I stopped services and asked for my money back, she began to bash me. I would get the calls asking for money, but when I asked her about paperwork she have sent over to the "Investors" she couldn't prove. Then another lady got on the phone and was rude stating about you don't think she should get paid? I explained to her she didn't do anything, I never received an Approval letter, and my outstanding bill was going up. Instead, she kept on sending me reviews from their site and sent me a bad review regarding my mortgage company and basically said rude and mean stuff about us not paying our mortgage. I also called *** and apparently, several people been concerned about their ethics. I sent serval emails requesting my money back since that was my mortgage payment she was holding, in which that was not an escrow account. She also told me that the investors will not speak to me. Now after requesting my money back their phones do accept calls, but she did respond to my email, talking about technique problems. Also, she talks about investigating and I will not get my money back. I never seen an approval letter from them. She wanted to secure my mortgage payment and I never seen anything. I am rejecting this response because: ******** ******** called me on the 10/16/2024 requesting two forms of repayment. One was Zelle and the other one was my bank account in which the money was transferred from. She said they will do a spilt payment and that the bank account payment will have to be deposited directly by them. (I didn't do a split payment, and I don't understand what is going on. She also told me to call her Friday October18th or Monday, October 21 and she will give me a date, no answer on both days. I called today as well October 22 no response. At this point I was trying to build up the trust with this company, but by not answering my calls and stating that I will receive my full refund back within the 14 days, I cannot close this case out until I see my money back into my account. Once again that was my mortgage payment that she took from me. Please help.... Just imagine other people who have done the same thing and don't know where to begin in reporting the ethics of this company.

This company with the person of ****** was helping me negotiate with my Mortgage Company ***************, they asked me to deposit $1250 for two months so they could negotiate better conditions in interest and fees, I naively sent them $625.00 to start, but their negotiation did not have success and they told me that I should deposit the money directly to **************** the problem is that they do not return the money that I sent them, I call them and write but they only tell me that they are going to do it but in reality they do not deposit anything and they do not They return the money sent.Initial Complaint

I was contacted by this company offering assistance to help me with my mortgage that was behind my house was almost going through foreclosure I gave them over a month or more to work on this and they said they wanted to start an escrow account for me to send the money I could send I sent them $1,000. But it turns out the mortgage company was not willing to deal with them or reconsolidate anything or help in any way so I had to take another avenue and went through my son who he took out a loan so that we could pay the mortgage up to date as of that time before I even received the loan from my son I advised the company that I needed my money back out of that escrow since I am going to correct this myself and we borrow money to pay off the delinquency of the mortgage now my mortgage is up to date and I told them this about a month now I think it is that I had to have the money back no later than the 15th of this month May in order for me to pay my mortgage and not fall behind again they said they would and now they said they got hacked or something like to that effect. I sent them the $1,000 on February 2nd of ******************************************************************************************************************************************* the refund it was not a purchase this was for an escrow account to be held in my behalf so that they can negotiate with the lender of my mortgage please any help would be severely appreciated I am going delinquent on my mortgage again because they won't return my money can you help? I was contacted by ******* and I was told that they could get my mortgage payment and interest reduced and any late fees would be put on the end of the loan. I sent in the necessary documents and I spoke with ***** several times. Our last conversation she said she had asked for a payment of $1300 after I had already informed her that I would not be able to afford it. Then she told me she asked for $950. I caught her in several lies in the same call. Today she informed me that in fact a resolution could not be reached after I was promised that they could help me. I told the original caller every thing going on concerning my situation and he even called the mortgage company and verified everything I had told him.
