Like all the others I received a low-ball letter to purchase my home, which is not listed for sale. That is not the reason for this complaint; I see in all these reviews their response includes how to be removed from their marketing list. This should be stated in the letter they send. I took it upon myself to email the address listed in the letter requesting such action, but I see here in their responses they claim they must have the reference number on the letter in order to complete the request. This would be most helpful if this necessity is stated in the letter. It merely states if you are interested in selling to contact them or return the signed purchase agreement. There is nothing stating how the uninterested can choose no further contact. This snail mail letter should be treated the same as a spam email; the option to unsubscribe should be clear and accessible to the recipient. There 100% should be fine print stating exactly how the recipient can prevent further unwanted contact.Business Response

I have reviewed the response made by the business in reference to my concern, and find that this resolution is satisfactory to me. HOWEVER the tone of their response is less than congenial. Stating that "now that they have the reference number I have been removed" is a touch condescending, as I stated in my initial complaint THERE ARE NO INSTRUCTIONS INCLUDED IN THE LETTER AS TO EXACTLY HOW TO BE REMOVED. Ongoing for the past 6 months to current 10/2/2024. The business continues to push buying my home in the form of phone calls and mailing. I have repeatedly requested to be removed from their contact list and each time I am told I will be removed, then the contact continues. I want this business to stop harassing me. I find this type of request to be incredibly distasteful and sleazy as they are just trying to buy up homes and displace people for their personal gain.Business Response

In early April 2024 I received a letter from Granite River Construction offering me $******0 for a lot I own in ************, **. The property was listed for $92,000 with a realtor, and was appraised by the county of ******. I am in the middle of a renovation of my current home and although the price was on the low side, the price seemed fair and the quickness and efficiency of the process was appealing. I accepted the offer before the deadline of May 17. There were 4 listed contingencies. All were met. This is a valid contract. See attachments. You can see that instead of proceeding with the sale they breached our contract. They made me a new offer of ******, which I did not accept.Business Response

Hello. I see your property file here. It states you sent in the signed agreement on May 15, 2024, we immediately did a closer inspection on your property and values and found that we could not move forward at the offer previously sent. We then emailed you this on May 16th, 2024 that we could not move forward, unless you accept the new offer of $15,000. Contingency #1 states, "Buyer's confirmation of the legal and physical aspects of the property and ownership". The offer is only a contract if both the Buyer and Seller are in agreement, escrow is opened, and monies are exchanged. We were not in agreement, escrow was never opened, and no money was exchanged. We alerted you of the new offer within 1 day and did not suggest you drop your listing with your realtor. Unfortunately, we must stick to our new offer of $15,000. I'm sure your realtor will be happy to have your listing back and if other properties in the area have been selling, then I do not see why yours would not sell as well. I am rejecting this response because:
Granite River's justification for rescinding their offer was this: "Contingency #1 states, '"Buyer's confirmation of the legal and physical aspects of the property and ownership". '
They state no facts that support the change from their original offer.
Are their legal factors which would have been unknown? No there are not. Has the lot changed physcially since they made the offer? No, it has not. This is a vacant lot in a community where there was ****** access and physical access to see the property. The property remains as it was at the time of the offer and the time of the rescision of the offer after I accepted it.
In summary, Granite River cites a clause for backing out of their offer but offers no facts to support a change from when they made the offer. And yes, I detrimentally relied on their offer as I knew there were no legal impediments or changes to the property and expected the contract to be honored.

Hello again. I looked into your file further and found notes that the reason we had to readjust your offer was because your property is subject to an HOA. As a company, we usually do not purchase properties in an HOA. This is why there is a severe drop in price. If you want us to still purchase your property for $15,000 we are willing, even though it's part of an HOA. However, it sounds as if you would be better off going with a realtor and regular sale. We put contingencies in there for a reason, which is standard throughout the real estate industry. Even if you list with a realtor and go into contract with a Buyer; they will have a contingency clause in there as well. We will not "honor" your original offer as we did not have all the information about your property when making it and no money was exchanged which makes the contract void anyways. Received a letter trying to buy our house for a ridiculously low offer. These scammers prey on elderly and other vulnerable innocent people. They pretend to live in our town with a fake drop box. They should be investigated and closed down.Business Response

Hello. Thank you for your concern. We gather our information from the county website, which does NOT display the homeowners age. We do NOT send offers trying to find "elderly" or "innocent" people. We DO however, send an offer in the mail to hopefully reach someone who is looking to sell their home quickly and easily. We provide a unique service and there is a cost to it, which many are thankful for and choose to work with us of their own volition. We do not engage homeowners except to send an offer in the mail. The homeowner must then reach out to have any further contact. If a homeowner does accept our offer, we immediately open escrow with a reputable escrow office in your area so all parties are represented and due diligence can begin for BOTH parties. If the homeowner is found to be "too elderly" or incapable of making sound decisions, then we terminate the offer. We are not interested in scamming anyone; only to offer a different option when it comes to selling property.
You are correct that we have a mailbox specifically for our Alaska properties. This is simply to keep organized. One of our team mates was born and raised in ****** and has a deep love for the area. This company is a complete scam. It is untrue that they do not target elderly and uninformed citizens. A quick search of the company clearly shows the litany of negative reviews and complaints. By offering extremely "low ball" offers continuously they are simply phishing for people to take advantage of for there own nefarious purpose of ripping off the elderly. They should be closed down and prosecuted for their deeds.

Hi. A quick ****** search will show there are complaints about a company sending letters to homeowners. If you look a bit closer you'll see that every negative review is from someone who received a letter in the mail, feared the worst, and got on the internet to spread their fear to others. NONE of the bad reviews worked with us, or even talked to **. The few good reviews we have are from people who ACTUALLY talked and worked with us. They tell a very different story about how they are glad "other options" exist on the market and how transparent, honest, and great we were to work it. In all due respect, those are the reviews I actually listen to. Not people who fear the worst without any actual evidence to the contrary. We have been in business in the same small town since 2015. Scams come and go, you can only scam people for so long before they are found out by authorities. We have had many people "report" us to authorities beause of their fear. For the last few month, my father has received mailings from this company asking to purchase his properties. We have let them know we're NOT interested in selling ANY property. We've asked them to stop sending us such mailings. I've called the company to request this *********** again and have also let it be known we will be filing a harassment by mail claim against them if they don't take my father off their mailing list but they continue to send the mailings anyway.My first stop is the BBB. I received an unsolicited purchase agreement for my property in ******, **********. Here are the facts: Granite River Construction, *** send a letter dated 4/16/2023 that described itself as an REIT *********************** Trust- see definition by SEC). The letter is written as an "offer", but is in fact, an acceptance letter for the purchase of a property not owned by the Company. The "offer" describes the price: $346,150.00; the correct address of my property, and certain contingencies that are addressed by the "buyer" (ie; Granite). All that the Seller need do is sign the agreement and....snap....done. Take this description to any Lawyer and ask them whether any reputable company would accept this exchange as a contract. If it is not a contract, then what is it? Here are some possibilities: Granite has some investors that are looking for ********** real estate were the sellers are distressed or more sinister possibilities may exist where this letter provides "notice" and fraud could possibly exist through actions by associates of Granite. The main concern that homeowners have heard of lately is Title fraud....and the purchase of "Title *********** ********** One way of stimulating fear is to put out letters that seem innocent on their face, but may cause them to buy one of these policies. A letter like this which undervalues the properties, and requires only a signature to sell (this is false) which anyone can forge may be considered a threat to their ownership. In reading over all of the letters you have received, and still giving this company a A+ rating is an anathema. I have sent a copy of this letter to the ***************************, *************** because some of the letters attempted to contact Granite and have found that the address is a mailbox, not a business.Business Response

Hello. On the letter you were sent it states "Granite River Construction *** is a real estate investment company". The word REIT or Trust does not appear on the letter at all. This letter is not a contract, it is a "purchase agreement". Signing this simply shows your intent to start the process of selling your property to **. If you sign and return the letter to ** we will make contact (usually via phone) and make sure you do intend to sell the property. If both parties are in agreement we begin the process of opening escrow with a reputable escrow company and submitting a deposit to confirm our intent to purchase the property. We definitely need more than a signature to buy a person's property so it's not quite as "snap...done" as you suggest. There is much more involved and both the buyer and seller need to agree on the terms or no sale is possible. Lastly, you are correct, we use a mailbox to receive our mail and as far as I know using a mailbox is not fraudulent activity. It's simply how we keep track of the letters and responses. Please feel free to send our letter to any department you would like. We have been a family owned business for over 10 years and have never been found guilty of any fraud or unlawful business of any kind. We are careful to be transparent with those who choose to work with **. This is why we have an A+ rating on the BBB website.
