    Pattern of Complaint:

Yelp came to BBB’s attention in January 2013. A review of the company was done in April 2023. Based on BBB files this company continues to have a pattern of complaints. Complainants on file state that information related to them by sales representatives regarding offers of “credit applied to account” and how they would be billed was not accurate.

Yelp responded to BBB with the following:

By way of background, Yelp Inc. owns and operates Yelp, a website and mobile app where consumers can read and write reviews of local businesses and services. Business owners, in turn, can use Yelp to post information about their business and engage with their customers. While there is no cost to use many features of Yelp, Yelp does give businesses the opportunity to advertise.

When signing up for Yelp Ads, a business owner will typically go through an online checkout system, where the pricing of the advertising program is prominently displayed. The pricing may be displayed as a per day average (for example, $10.00 per day average) and/or a per month maximum (for example, $300 per month maximum). The business has the opportunity to review their order before making their purchase, and by clicking Start Advertising they agree to the Order Form and the Yelp Master Advertising Terms.

Additionally, Yelp offers a variety of credits and promotions to new and existing advertisers. The terms of the particular offer can be seen at signup, and general information about the different types of credits and promotions can be found in our Support Center: https://www.yelp-support.com/article/How-are-promotional-credits-boosts-and-bonuses-applied?l=en_US. Please note that a business can view the status of any credit or promotion in their Yelp for Business account.

While our sales reps are able to walk the business through the steps of the signup, our program is designed to be self-service. Therefore all information is available to the business owner before the business owner selects to start advertising. The displayed information includes a full description of the promotion, cost per click estimate, daily average budget, monthly maximum budget and first expected billing date.

After the business signs up for an advertising program, we send them an email which recaps the services they signed up for and restates the monthly maximum cost of the program. The email also explains that the programs will continue until canceled, and how the business can cancel their program. Additionally, a link to Yelp's Master Advertising Terms is provided in the email. Yelp's current Master Advertising Terms can be found here: https://biz.yelp.com/tos/master_advertising_terms_en_us_20200402.

Yelp charged me month after month for an ad that I was not aware was running, When I contacted them they said they do not notify businesses about those ongoing charges and that it would be 13 days to a call back from a manager if I wanted one. There were add ons and additional charges that I do not recognize at all. the total that they are billing or have billed me is over $1,500. I never got a result from that during the time these charges were accrued and my business was affected by covid during that time, making this bill more than my business could pay. I can't imagine worse customer service and more illegitimate charges. I would like a refund for these charges.

      Hi *****,

Thank you for writing. We are glad to have this opportunity to address your concerns regarding your advertising program for ** ******** ******.

Our records indicate you redeemed a $300 promotional ad credit on 6/9/2021. To redeem the $300 credit towards Yelp ads, you were required to sign up for our Cost Per Click (CPC) advertising campaign and put payment information on file. Our records indicate you signed up for an advertising program with a $480 monthly Cost Per Click budget (or a $16 per day average) plus enhanced profile features which cost an additional $150 per month (or a $5 per day average), for total charges of up to $630 per month. This monthly maximum was stated in the "Welcome to Yelp Advertising: Your Ads Are Now Live!" email we sent you after you signed up for this program.

Once the promotion runs out, advertising continues until you stop your ads through your Yelp for Business Owners Account. Your advertising program was a self-serve program, which means that ads can be turned off by the business at any time through the Yelp for Business Owners Account. If you only wanted to use your $300 promotion, you would have needed to log in and end the program once that credit was used. During your ad setup there were Q&As on the page explaining that you could stop your ads any time through the Yelp for Business Owners site.

To be clear, you signed up for the program through your BOA, which had prompts on the screen explaining the program cost and billing dates. Your advertising program was a self-serve program, which means that ads can be turned off by the business at any time through the Yelp for Business Owners Account. During your ad setup there were Q&As on the page explaining that you could stop your ads any time through the Yelp for Business Owners site.

In order to start your program, you would have needed to click through these prompts as they appeared on each step of the process. Starting advertising also required you to put your payment information on file. Again, this was all through your Business Owner’s Account, where only the business owner is able to purchase advertising.

You ended your advertising program on 9/11/2021. As advertising services have been delivered in accordance with the Terms (https://biz.yelp.com/tos/master_advertising_terms_en_us_20210513) you agreed to, we will not be able to offer you a refund. Thanks for understanding.

      Hi *****,

Thank you for your response. We are sorry to hear about your continued frustration.

Your advertising program was a self-serve program, which means that ads can be customized or changed at any time or turned off by the business through the Yelp for Business Owners Account. Signing up for advertising required you to click through each on-screen prompt as they appeared. These prompts displayed information which includes a full description of the promotion, cost per click estimate, daily average budget, monthly maximum budget and first expected billing date. Starting ads also required you to put your payment information on file. We also provide multiple resources such as our Customer Success Team to assist you with any issues. This information was provided in the "Welcome to Yelp Advertising: Your Ads Are Now Live!" email, which was sent to the email used to login to the BOA, after you signed up for your program.

Once again ads can be turned off by the business at any time through the Yelp for Business Owners Account. During your ad setup there were Q&As on the page explaining that you could stop your ads any time through the Yelp for Business Owners site. Advertisers also have the option to opt in to receiving billing confirmation emails in the Account Settings section of their account.

Our decision not to fully refund will stand. You may reach out to our Customer Success Team at 855-380-9357 with any further questions.

I explained to yelp that I did not want a $300 ****. yet I was billed for $300. I was also told the ad would run only for two weeks as a trial. They did not explain how I could monitor the **** to shut it down if the **** got past my budget. I was told that I would receive discounts and promotions to reduce the ****. I was then billed over $300.00. After disputing the **** a rep. reduced the **** to $173.00. I am not sure if this amount is fair because I don't know what I paying for. Hi *******,

Thank you for writing. We are glad to have this opportunity to address your concerns regarding your advertising program for Tamark Notary Service.

Our records indicate you signed up for an advertising program with a $360 monthly Cost Per Click budget (or a $12 per day average) plus enhanced profile features which cost an additional $120 per month (or a $4 per day average), for total charges of up to $480 per month. This monthly maximum was stated in the "Welcome to Yelp Advertising: Your Ads Are Now Live!" email we sent you after you signed up for this program.

Your advertising program also included a Yelp Boost promo of up to an additional $150 in free Yelp ad clicks to be applied each month over 6 months. Please note that this promo was for an additional ad budget of up to $25 per month over 6 months, and not a discount on the services you signed up for.

While our sales reps are able to walk you through the steps of the sign-up, our program is designed to be a self-service program. Therefore, prompts on the screen explain the program cost and billing dates, and all information is available in the final step of the advertising set up before you select to start advertising. In order to start your program, you would have needed to click through these prompts as they appeared on each step of the process.

You ended your advertising program on 9/1/2021. Our Customer Success Team has previously approved a credit in the amount of $173.73. A further refund will not be issued. Thanks for understanding.

They have read each and every review positive or negative daily and refuse to change and respect the life of animals. They block anyone on Instagram who asks them questions about the countless animals that have been harmed and/or passed away in their care. And have even attempt to contact Yelp to get negative reviews taken down but have failed. They are not knowledge or trust worthy and deserves to be shut down. Hi Zen,

Thank you for writing. We are glad to have this opportunity to address your concerns.

We have taken another look at your review of ************************************ that our moderators removed and to clarify our policies as they pertain to cases like this.

A useful review provides context, specifics, and offers helpful information about the reviewers personal experience for other potential consumers to make informed decisions about whether to patronize a business. Reviews that don't give enough detail about a firsthand customer experience arent as helpful to prospective customers and may be removed. While we dont remove reviews for being too short (or long), we feel that detailed reviews, that explain why the star rating is what it is, serve our community the best.

With that in mind, we still find that your review does not meet our policy standards and we stand by our original decision to remove your review.

We hope that you continue to participate on Yelp while keeping our Content Guidelines in mind. Thanks for understanding.

Today I received a shocking email that my Yelp Elite Account that I had for years, I’ve put my heart, sweat, and in tears into being a contributing member on Yelp who provided legitimate reviews. The email stated Yelp HQ: ********, Yelp is accusing me being compensated to review it take down a review. This is unequivocally NOT true. Yesterday on September 8. I wrote several reviews after my trip from Houston, which was my most recent reviews. I’m not sure what caused alarm for them to delete my account, also there is no standing evidence from Yelp that I violated any policy. Being a member of Yelp has been like a family to me because I’m apart of a community. This is single handedly been one of the worst incidents I have faced. I’m a proud members of the Yelp community then I get sidelined and deleted with this bad news with any warrant for no apparent reason. I did NOT do anything wrong and I would like proof and a valid reason why you kicked me off your platform.

Yelp Ads reached out to me for weeks to redeem a $300 ads credit with them. July 5th I signed up with ******* for a cost Per Click advertising campaign and she helped me through the steps of paying an affordable amount for customers clicking a click to call button on my account. The next day Sierra another rep contacted me and said she will be taking over my account. On a call she convinced me to let her raise my price per a click and it will bring more business. Then we agreed to change my click per a call button to a BOOK NOW BUTTON. That is not what happened! She changed my click per a call to click to the web and so at the end of the month I was charged $1643 for 143 customer clicks to my website but I only had 32 BOOKINGS which only 5 of those I know came from Yelp. I contacted Yelp right away and it took Manager Christine Klein almost 2 weeks to reply that they will not help me. After paying my overhead, instructors and Yelp in July I was left with less than $1000. This is wrong.

      Hi *******,

Thank you for writing. We are glad to have this opportunity to address your concerns regarding your advertising program for **** *** ****.

Our records indicate you redeemed a $350 promotional ad credit on 6/30. To redeem the $350 credit towards Yelp ads, you were required to sign up for our Cost Per Click (CPC) advertising campaign and put payment information on file. I am rejecting this response because:

There was no option for a solution from Yelp which is completely unacceptable. ESPECIALLY BECAUSE I NEVER AGREED TO PAY FOR WEB CLICK AS I WAS UNDER THE IMPRESSION THAT SIERRA THE ADS REP WAS MOVING THE CLICK TO CALL BUTTON TO A BOOK NOW BUTTON! LETS NOT FORGET THAT SIERRA CAME IN AFTER THE FIRST REP ALONDRA AND MANUALLY CHANGED THINGS HERSELF FOR ME AFTER CONVINCING ME TO LET HER ADJUST MY ACCOUNT. I had 32 bookings for the month of July and Yelp charged for 143 web clicks. That means that I paid almost $10 for each of the 111 website clicks that were not bookings and out of the 32 bookings I did get it only shows that 5 came from Yelp. How is this ok to do to your customers?!!!!!! I put my trust in a well known company and in the hands of these Yelp Advertisers for them to go ahead and take advantage of my small business that is still trying to grow from the major loss we had from the Covid shut down. You say its a self serve program that can be shut off at any time, then why do the Ads Reps manually change things themselves and why was I not shown how to access my account and shown how to do that. I am a business owner who wears many hats in my company but computers and advertisement is not my specialty so when the Yelp Ad Rep told me that they will manage my account I actually trusted that they will lead me in the right direction. My lack of knowledge in this area left me vulnerable to falling for Yelps scams and Im sorry I ever tried this program. Maybey for a big bussiness $1700 is not alot to loose but for my small business this hurts badly. If Yelp actually took the time to look at my numbers and actually care and offer anything like a refund, or partial refund or more advertisement credit to make up for this loss then I can really respect a company like that but instead Yelp leaves you in the cold as they runaway with your money.  THERE IS NO CUSTOMER CARE HERE... You were supposed to help me grow not leave me in the dust.

      Hi *******,

Thank you for your response. We are sorry to hear that you were not satisfied with your advertising campaign. To be clear, while the goal of advertising on Yelp is to drive more traffic to the business page, which may ultimately result in more customers, it is important to keep in mind that results are not guaranteed.

While our sales reps are able to walk you through the steps of the sign-up, our program is designed to be a self-service program. Sales reps do not have the ability to sign up for features. Signing up for advertising required you to click through each on-screen prompt as they appeared. These prompts displayed information which includes a full description of the promotion, cost per click estimate, daily average budget, monthly maximum budget and first expected billing date. All information is available to review in the final step of the advertising set up before you select to start advertising. This information was also sent in the "Welcome to Yelp Advertising: Your Ads Are Now Live!" email, which was sent to the email used to login to the BOA, after you signed up for your program. I am rejecting this response because:

I am not the first person to have this same complaint as there are a handful of other business owners with the very same problem with Yelp. 2 of those people I know personally.  I have even seen reviews almost identical to my complaint here on the BBB website about Yelp from unsatisfied customers. If you truly cared about your customers then you would take the time to go over everything like numbers and REAL bookings that came from your company and find a way to be fare with what your charging for. To charge me for 143 web clicks at almost $10 a click when I only had 32 bookings that entire month is insane. I tried to tell Yelp multiple times to help me and it took a manager weeks to even reply to my issue and the only response was cold and unhelpful. Because of that I truly think the Yelp ad reps are highly trained to take advantage of people who are business owners desperately trying to get there business back after Covid put them out completely. Also what you said above about the reps not having the ability to change things or add things to our account as my Rep had every ability to do that. This is a VERY UNTRUE statement made. If your company actually brought me all those or even half of the customers I had to pay for which was really just a web click, I would have no problem but you didnt and I lost a large amount of money that is needed so badly in this time of rebuilding our life and business since the shut down. This is cold and wrong in so many ways.

What gives them the right to say what my phone number is? **** Estates agents make money from getting phone calls. I want my CORRECT phone number on their site OR take my name off their site. Plain and simple!

Your resolution to not remove this review needs to be reevaluated and make the right decision to remove this review .This man has posted information about my business prices and how my company conduct operations. The user has deleted this wrongfull review. Is confirmed.
Yelp has not deleted this review from database embedded in your system.
As a result it is still there .
Have it cleaned from your database

      Hi ***,

      Thank you for writing back.

Please be assured that the review does not appear on Yelp. That being said, it is important to note we cannot control what gets displayed on search engines. Please keep in mind that results in search engines do change over time, so the content in question should drop off eventually.

Thank you in advance for your understanding.

Yelp Biz has blocked and not recommended my legitimate reviews. I have over 8 positive reviews hidden. When I called them and told them my concern they did not seem to listen, & talked over me in a yelling match. You have to pay yelp for it to unlock your reviews you want people to see. They blame this on their "SOFTWARE"I saw on a free ad so I signed up because it was free. Then they called me non-stop and I explained I do not want to pay for a listing that was free. Nobody told me that once you sign up you are stuck forever. I would not have signed up! What if this business closes? I said I do not want my business page anymore. They said you can not take it off! Their reasoning? That "it's public knowledge" My response is WELL SO ARE MY UNSHOWN REVIEWS.I am very upset at their lack of professionalism and care. This is SO wrong and takes advantage of businesses. There has to be something we can do. REMOVE my page and I will consider resolved. My calls are recorded of you.

      Hi ******,

Thank you for writing. We are glad to have this opportunity to address your concerns regarding the business page for Sammye's Dogs - Dog Training.

Please note our recommendation software treats reviews for advertisers and non-advertisers exactly the same. On Yelp, you'll find plenty of non-advertisers with five-star ratings, as well as advertisers with one-star reviews.

Theres also no connection between the time a business starts, stops, or declines to advertise, and the placement of reviews in the recommended or not recommended sections for that business. As the software does its job, reviews may become recommended or not recommended in the days, weeks, or even months after they were first posted. Yelp's recommendation software is completely automated, so Yelp employees cannot influence which reviews it recommends or not for a particular business.

That being said, if you would like us to place your business on our internal Do Not Call list, so that going forward you should receive no further sales communication unless you explicitly request otherwise, please let us know.

You also asked for your business to be removed from Yelp; however, we don't remove business information. While some business owners might prefer to keep a lower profile, this kind of information is publicly available and its use is protected under the law.

Lastly, if your business is permanently or temporarily closed, please let us know by reporting it: https://www.yelp-support.com/article/How-do-I-report-substantial-business-changes?l=en_**
