5 starsIntempus is a great business to live and work for id recommend anyone looking for for houses or apts to go and check out one of their many great properties...they have a awesome team from not just the maintenance and leasing agents but I'd like to also say that the property manager ******** head is one of the best managers I've ever dealt with.. as her dedication, to hard work , leadership and the care she has for the staff vendors /contractors and an eye for detail I'd say makes her the perfect person for the job I have been very pleased to work with her and how professional and understanding to residents and contractors and leasing and her maintenance staff she has been a success for intempus and it's hard to find someone with her skill set to do everything she does and still make the time for anyone. I just wanna say great job ******** there are so many companies that would and could use more individuals like your self steering the business to bigger and better things you rock keep up the great work.Review fromAlida G

1 starI believe intempus is scamming people for their application fees. I was told a home was available and they had only received a few applications and then only a few hours later they sent an email saying the property had already been leased. I paid $153 dollars for an application fee ($50 per person plus a $3 service fee) only to be told my application wouldnt even be looked at. Sincerely unprofessional and seems like they are just posting homes and collecting application fees to make additional income. I am beyond frustrated and want my money back.Review fromsusan C

1 starIm not surprised I just emailed them but they cant receive my email again On fact they answer the phone and give this email address to contact them but it doesnt work and they say to leave a voicemail but they dont know how to set that up either. Hands down the worst property management company I have ever dealt with. Poor (if any) communication with absolutely no explanation or backup information provided when asked for details related to maintenance repair costs or questionable fees. Not to mention, their accounting practices.An all around lack of professionalism. On multiple occasions, I couldnt even reach anyone in their office on what was a standard business day during normal business hours! Save yourself the headache and do not work with this company!Intempus Realty

I would have to disagree with ******* on these allegations. ********* spent hours on her account under ****** (previous property manager) and did the same under Intempus. She doesn't trust anyone with her money! ******/****** owner confirmed this to us multiple times . On some occasions, ****** almost gave notice to ******* to disengage because of her numerous complaints. She wanted to give approval on every single bill even if it was under $300 which made management of her property harder than any other client we have. When ****** was acquired, there was a big job pending that Intempus had to pick up. The owner was so upset that she had to spend so much money on this property even though multiple bids were obtained and we used the best and most economical bid. In September the tenant at ************************** paid rent late which never happened before . When we finally received it on the 8th or the 9th of the month, ******* was upset that she did not get her money right away. She didn't receive it until the 16th. Of course we don't pay rent out of Intempus funds if the rent is not received. There are many other examples pointing at how difficult it was to work with ******* and we are glad we are no longer managing her properties!Review fromMax Z

5 starsI've been leasing a house in Saratoga through Intempus Realty for over 2 years. They've been very professional and they've provided an excellent service to me and my family from the very beginning. They helped me find the right rental property and they made the whole leasing process seamless. Over the years, I've had a few maintenance issues, and every time I contacted Intempus they were very responsive and helpful - the typical response was within 24 hours and maintenance concerns were always fully addressed within a few days. 1 starLiterally the worst company Ive ever dealt with. Dont rent with them unless you want mold and bed bugs in your unit with no way to get ahold of the office. Ive called over 20 times in 1 day an hour before close and no one ever picks upReview fromjack C

I contacted this firm about leasing a house. To begin with they were very difficult to set up an appointment to see the house. They wanted a lot of paper filled out before hand and the ************* were on their terms. I saw the house, liked it but let it sit for a couple of weeks. They contacted me and were eager to lease the house. After numerous e-mails but no phone conversations, I asked them for a copy of the lease. They sent a fully executed lease on Doc-u-sign and a bill for the first and last month rent. I responded back saying we got ahead of ourselves and needed a few questions answered. Didn't hear from them for days. I asked to have my son look at the house before we went any further. Sent two e-mails and never received a response on the ************* to see the house.. I got discouraged and no longer wanted the house. Today the end of August I got a bill for Septembers rent. This firm rely's on e-mails to communicate and after a month I never spoke with a person in there office. Very unprofessional and I wouldn't do business with them.Intempus Realty

Here is a response from Intempus Property Manager that can be backed up by email communication proving that this tenant is after us for no good reason.he was interested in *********************** On 7/31 he filled out an application without seeing the property. We sent out the application questions same day and got a response back same day where he informed us he hadnt seen the property yet, asked leasing to schedule right away. August 4th, **** followed up with him to see how the showing went and on 8/7, **** responded and provided his with additional questions that were sent back to him. One question remained opened which was him using garage space as a workshop. August 11th, we followed up asking for income verification and he only responded asking about the garage the same day @ 11pm to leasing. On 8/15 I instructed leasing that it would be okay however if there is any damage, theyd be responsible. 8/15, leasing sent my response and ********* replied agreeing to this and asked for a 3 year lease. We informed him same day, that owner would prefer one year lease. Got a response back that evening asking if we can do a 2 year lease, to email him the lease agreement, confirm deposit amount and how soon they can move in. 8/16, applicants response was forwarded to me and I stepped in and informed him that the owner would prefer a one year lease and that wed renew towards the end of the 1st year. Additional emails were sent between he and I about his additional questions. His last question was move in date and we responded stating as early as 8/18 8/17, emailed the one year lease to him with the start date of 8/18. 8/18, got a response back from **** asking for 10/1 move in date, 2 year lease, request for son to see the property. I responded back immediately and stated 10/1 was too far out and that the latest we can do is 9/15. Also stated a 2 year lease would be doable if we increased the rent for the 2nd year. Responded the same day as pushed for 10/1 start date again. 8/19, informed him that 10/1 was not doable and that 9/15 was the best. 8/22 got a response from him stating that We are talking about two weeks. What about the lease amount and duration? . I sent an email to him same day informing him that yes 9/15 was the latest we can do and that the term can be a 2 year lease with $50 increase the following year. No response from applicant. 8/27, applicant responses to the charge posted to account email stating that he never rented out the house because we are Inept and that he left a review.. I tried calling him after getting this email but could not reach him. I sent him a follow up email stating I tried calling and that he never responded to my email on the 22nd and that we had no idea that he didnt want to move forward. He responded back by forwarding me an email stating that he did email me asking if his son can see the place the following day, however I never received this email nor can I find it in my emails. I am not sure if he actually sent this to me or not. I replied back and asked him to call me and that I searched my emails and could not find this email he sent. I informed him that the last email I had was on the 22nd and that each time he sent an email it was responded to quickly. 1 starI do not use Intempus for a company however have had to deal with them regarding a 40 year old fence between my property and one they manage - something must have happened as all the reviews recently have indicated the staff is rude, unprofessional and judgmental. I would agree - ***************************** is a poor representative for this company. 1 starHad to fix my stove myself because Intempus went 2 months without responding to my work order. They throw in $250 charges with no reason to why. Mold all thru the entire building. My hallway has no carpet only plywood with nails sticking out. A kid was shot last night in the courtyard and our SECURITY CAMERAS DON'T WORK. If you're lucky enough to get someone on the phone they are rude. Washing machine and dryers don't work in the community wash room and there's a major leak in the washroom. I can hear the unit above me bathroom leak/drip inside my wall. They need to be shut down!!!
