This is the second time AmeriHome Mortgage is acting in bad faith, concerning my home and funding assistance. The first time admittedly their fault by the President's office concerning my modification and now this time. I have been working with my attorney to get a single document to provide funding over to them regarding my mortgage payments. I was advised I would have the document in 7 days. I have yet to receive the document in over 30 days. This is an intentional attempt to keep me behind my mortgage payments and take my home. We have faxed and called their legal counsel and research dept several times and the issue of receiving funding to catch me up on payments is strictly their owness as they are intentfully delaying or ignoring the request for proper documentation by me and the funding organization.Business Response

1. Accounts website is down for more than week, I always see the error: "Sorry , something happened" 2. 1098 was not sent in time, deadline is missed 3. Property taxes were supposed to be paid in November 2024, have not been pain in March 2025, deadline is about to be missed. 4. I have been working with Amerihome Mortgage since august 2024. My wife had left her old job and started a new one. Due to the fact she was not making money she was promised she would make. I reached out to Amerihome to let them know I would not be able to make my monthly payments, and they said no problem. I missed three months of payment, and they said they could modify my loan so those payments would be deferred to the end of my mortgage. They keep using my payments to pay off my months they told me were deferred and now want me to sign a promissory note. That would make me pay 70000 at the end of my mortgage. When I called to ask about the 70000 no one there could give me a straight answer why it was so high and why it didn't just cover the amount i missed. I am very disappointed in this company. I want them to stop reporting to the credit bureau about being late even though we have solved this issue.Business Response

I wrote this email in the Amerihome portal on 2/11/25 and there has been no response to date. (2/17). I have spoken with the escalations team regarding these issues with no positive outcome. This is a serious matter that requires attention by a Supervisor or greater. "I will be filing a complaint through CFPB, Consumer Financial Protection Bureau. I cancelled the "Repayment Plan" before it started, you may check the numerous calls. Since it did start , beyond my efforts. I was told it would report the 30 dats late. Now I find out it is through all 3 trial moths as 90 days late. Then, my most recent blunder was having 2 mortgage payments drafted for Jan 30th payment. I expect a supervisor to call me to resolve these matters before you receive communication from my real estate attorney. Thank you. " I require more, but to start, I need to get rid of the Nov 1st payment that is STILL showing past due on the portal. This would leave Jan, and Feb actually due right now.Business Response

I am writing to formally express my frustration and dissatisfaction regarding the assumption process for 1250 Carlson Dr. that my aunt and I initiated in August 2024. As of today, February 2025, the process remains incomplete, and we have encountered repeated delays, poor communication, and a lack of clear direction from AmeriHome Mortgage. Despite our diligent efforts to provide all necessary documentation, the assumption process has been stalled for months. The assigned representative, Yolanda Jones, has been unresponsive, only replying to our inquiries approximately once every two months. Additionally, our finalization date has been changed multiple times without proper explanation. When either my aunt or I attempt to obtain information, we are met with conflicting responses about who can receive updates. Our concerns include, but are not limited to: Lack of Communication – We have received minimal updates, often waiting months for responses. Repeated Unexplained Delays – The assumption process should have been completed months ago, yet the finalization date continues to shift without clear reasoning. Inconsistent Information & Poor Customer Service – Representatives have inconsistently stated who is authorized to receive updates, making it difficult to proceed. We have gone above and beyond to comply with all requests and provide necessary documentation. At this point, we need immediate intervention to resolve this matter. Therefore, I am requesting: A detailed written explanation of the delays and what is required to finalize the assumption. A dedicated point of contact who will provide consistent and timely updates. I signed the promissory note, but was never given a check. I never received a receipt in regards to the purchase of my home. This is a violation of Fas95 Accounting in regards to cash receipts. The lender claims to have loaned me money and now they are coming after me for "re-payment" of a loan in which I never received. The actual promissory note has cash value which was never disclosed. "Of course they really do not pay out loans from the money they receive as deposits. What they do when they make loans is to accept promissory notes in exchange for credits to the borrower's transaction accounts." - Modern Money Mechanics The bank did not loan anything to obtain the cash value of the promissory note. The bank and lender has received the full amount of the note, including payments and are now trying to foreclose. Nothing was invested and not one cent of legal tender or other depositors money to obtain the promissory note in the first place. I have funded the whole transaction and I can prove it! Standard fed Publications shows that the bank receives actual cash value from the borrower for free and that the bank returns it back to the borrower as a back loan. This has been confirmed! There isn't any authorization or written permission for the bank to do this and that the bank will keep it for free. The lender and bank do not pay any IRS taxes on the actual cash value because the cash value in regards to the note shows up as a loan. FAS95, Footnote 1--Consistent with common usage, cash includes not only currency on hand but demand deposits with banks or other financial institutions. Cash also includes other kinds of accounts that have the general characteristics of demand deposits in that the customer may deposit additional funds at any time and also effectively may withdraw funds at any time without prior notice or penalty. All charges and credits to those accounts are cash receipts or payments to both the entity owning the account and the bank holding it.Business Response

I am rejecting this response because: Lenders and mortgage companies want to always respond back outside of the Better Business Bureau System. This is a way to avoid the truth where there wasn't any money lent and none of them can provide a banking transaction of the funds.The AmeriHome Mortgage never produced the scheduling balance sheet RC-C showing loans, lease (if applicable), or purchase financing receivables or assets and RC-L Call Reports evidence Securitization of the Retail Sales Installment Contract as an OFF-Balance Sheet Item under the TRANSFER AND SERVICING AGREEMENT and the accounting ledger for the above alleged Automobile Loan transaction, to that AmeriHome Mortgage is in compliance with FASB [Financial Accounting Standards Board] No. 95 Statement of Cash Flows and credited my payment as a cash deposit and receipt as the Payor when the entry was made under subsection 1813 (I)(1) of title12. I also want to see the 1099-A as an acquisition and 1099-OID as an Original Issue Discount and the U.S. Informational Tax Return form 1096 showing the Capital Transfer Tac withheld and paid out as a taxable termination by the Trustee of the TRANSFER AND SERVICING AGREEMENT under subsection 2511, 2603(2), 2611(a) of title 26 of the Internal Revenue Code. Otherwise AmeriHome Mortgage is in possession of contraband upon which lien has attached under subsection 6324 (C((2) of title 26 of the Internal Revenue Code until the Capital Transfer Tax is paid in full. I want a copy of the RC-S CALL REPORTS showing AmeriHome Mortgage assets or receivables that were sold or securitized for the first and last quarters of the loan period. Schedule RC-S includes information on assets that have been securitized or sold and are not reported on the balance sheet of the Report of Condition, except for certain on-balance-sheet retained interest-only strips (which are reported in item 2.a of this schedule), subordinated securities and other enhancements (which are reported in items 2.b and 9 Memorandum items 3.a. (1) and (2)), and seller’s interests (which are reported in items 6.a and 6.b).

Yet on line mortgage company tells me I haven’t made a payment and I have penalties. I am current deployed with the Army in a foreign country. Complaint Against AmeriHome Mortgage Company I am writing to file a complaint against AmeriHome Mortgage Company for their fraudulent and unethical practices that have severely impacted my financial stability and creditworthiness. Background: AmeriHome Mortgage assumed my loan from UnionHome Mortgage, with whom I had no issues. However, since the transition, AmeriHome has falsely claimed that I am 16 payments behind, which is entirely untrue. Issues: Fraudulent Claims: AmeriHome has falsely stated that I am 16 payments behind, despite my consistent payments. Unexplained Partial Claim: They have placed a partial claim on my property for $47,655 without providing any explanation or documentation. Excessive Late Fees: They have imposed excessive late fees without justification. Credit Damage: Their actions have ruined my previously excellent credit, making it impossible for me to secure any loans. Foreclosure Threat: They are now attempting to foreclose on my home based on these false claims. Attempts to Resolve: I have reported AmeriHome's fraudulent activities to various authorities and have tried to resolve the issue directly with them, but to no avail. Desired Resolution: I seek the removal of the false claims, the elimination of unjustified fees, restoration of my credit score, and a halt to the foreclosure process. Additionally, I want to warn others about AmeriHome's unethical practices and seek assistance in filing a class action lawsuit against them.Business Response

AmeriHome Mortgage transferred my mortgage # 016******5 to Mr. C***** effective 2/1/2024. As you can see from the documents that I uploaded, AmeriHome Mortgage is showing that I still owe the February 2024 payment of $1,505.53, and that this payment is 314 days late. I spoke with a representative at AmeriHome and they were not able to assist me in resolving this issue. This issue is causing my credit rating to be damaged.Business Response

Complaint/Debt Dispute: AmeriHome Mortgage Company,LLC is passing it's self as Lender, but is Not. It violates law by not stating that it is a Debt Collector attempting to collect a debt. No said contract between mortgagee and mortgager exist. There is no evidence through documentation showing a legal relationship or obligation between Amerihome Mortgage Company, LLC and that of O'Neal W*******, Monica W******* or Lorenzo Simpson. The property listed at location (6854 Alexander Parkway, Douglasville-Republic, Georgia) is private property. The property is not held as collateral. There is no nexus between the Debt Collector and the owner of real property. The failure lies upon Amerihome to show that it is the Holder In Due Course, with it's Fiduciary Signature on the alleged "Note". Obligation Defined: An obligation is a legal relationship uniting one individual to another individual. The alleged "Note" did not include all required signatures by law and that which did appear appeared to be copy and pasted or computer generated from a non-verifiable copy. Summing things up: Amerihome Mortgage Company, LLC must STOP it's harassment of the people of Douglasville Georgia or face penalty of law. We have requested and demanded Debt Validation and and were refused that which is incumbent upon fair trade and practice.Business Response
