    I have lived in this mobile home community for 3 years. I pay $1286 in space rent here. Ive had many issues that havent been resolved. I recently started renting a space in their boat/** storage area as well for $50 a month. Since a few months after moving here there has been an issue with trash areas frequently being overflowing. They have admitted it is an issue. For 2 years theyve told me they are working on a solution. *** suggested that they lock the trash area gates at night, or change to individual trash cans by house, or to put cameras on the trash areas to see who is dumping there. There is frequently trash and broken glass laying in the street and Ive had 3 flat tires since living here that could be from debris. There is also no lids on the dumpsters so rats opossums and raccoons and skunks are also becoming an issue. They have also started to have their maintenance guy pick up the large items people dump there and place them in the ** storage area. I pay $50 a month to park my tent trailer there and that area isnt supposed to be for overflowing trash. Everyone here pays a substantial amount in space rent. Mine is higher because Ive only been here 3 years but the other people who have been here longer still pay $700-900 in space rent. There is about 175 units here so I wonder where all the money goesits not all going to keep this place nice. The pool area is frequently closed as well and they dont have security or locked gates to the community. They provide a mailbox at everyones space where they deposit the statements every month and most of them are falling off the poles.

    I moved into this mobile home park in June of 2021. At that time I was trying to get internet service and was told it wasn’t offered. Also no land line phone service. To this day some residents in the park don’t have internet service. I have a T mobile hot spot that I was able to attain and use but many residents don’t have that and charter and frontier both said they don’t offer service. In addition I’ve made numerous calls to the office and management about trash being dumped at the dumpsters. Every day there is debris, glass, bags, furniture and food left outside the dumpsters even spilling into the street. The office staff has told me that they are “working on a solution” but that has been their claim for a year. Management won’t give me an email address to send pictures to. They claim they “know the issue” and are also “working on a solution” but they won’t allow me to send photos I’ve taken of the condition of the trash area. My neighbor has seen rats, I’ve seen skunks and there is also an issue with roaches. I’ve suggested they they lock the dumpster areas at night or place cameras so they can see if people from outside the community are dumping things there even though they don’t live there. Nothing is being done about it. One day even another resident and I swept up broken glass outside the trash area so someone wouldn’t run over it or step in it.

    Dear ****** *******,

    I am the Regional Manager for Mobile Community Management Company, the managing agent for Upland Cascade Mobile home Park. Yesterday I received a copy of April 18, 2022 letter and a copy of the complaint to the Better Business Bureau regarding Upland Cascade Mobilehome Park and the issues of no internet provider and the dumpster area.

    The mobilehome park does not provide, is not obligated to provide, nor does it represent that it provides internet service. The Park is open to allowing an internet provider to provide services within the Park. However, to date, I am unaware of any internet provider willing to incur the costs of installation, maintenance, and to provide and bill Park residents for internet services. The Park office does not have email, so photos and correspondence cannot be emailed to it. 

    In regards to the trash and dumpster issue, in approximately July 2021 we increased service pick up from five days to the maximum offered of six days a week, which includes Saturday, to accommodate the accumulation of trash. Unfortunately, not all residents properly dispose their trash in the dumpsters. When residents leave large items such as furniture the office must call the trash service company and request a large pick up; unfortunately, this can take a few days before they are able to do the large pick up; unfortunately, this can take a few days before they are able to do the large pick up.  We have learned that restricting access to the dumpsters only makes matters worse. We have on-site maintenance that cleans up the dumpster area on a daily basis. with the exception of the weekend, so to say this matter is not being handled is incorrect. We continue to find new solutions to keep the Mobilehome park clean and fee of debris.
