    We paid for services in June of 2023 it is now Dec of 2023 and we still have the issues

    dennis filed the 60 day notice incorrectly.rhe property is owned in a family trust. we discussed this on the inistial call. we had a court date that he subbed to another attorney not in his firm. the judge explained what he did was wrong. he charge me to correct it and said he would look into it. i ended up firing him but still wanted the refund for his mistake. he didnt call me back when i was a client and he never called me back after i did he substitution of attorneys

    On 03/16/2023 Dennis P Block and Associates conducted a legal withdrawal from my bank account for about $1500. I was left a total of $4 . Apparently I owe them over $7,000 for an eviction in 2013, and I was never informed. I was aware of the eviction but I was never told that I owed money. I was never contacted on the matter. I have tried to call this law firm on multiple occasions, I actually waited on hold for over 4 hours to try to get any information on account balance or payment options, after the business closed, I had no choice but to hang up the phone. I have not been able to get through to anyone, I also haven't received any email response, or call back. I was able to look up this case through a court website for a fee, and I see that I've had a balance for 10 years that continues to grow. I truly feel that this firm intentionally does what they can to keep you in the dark, unaware of the money you owe, so that they can continue to generate and charge interest, until one day they just ********* your money out of your bank account. I should have been notified of these charges & given the opportunity to pay this upfront.

    An unlawful detainer was filed against the Complainant on 2/1/23. She was served with the lawsuit on 2/9/13. A valid judgment was subsequently obtained against her. She admitted she went to court. We have subsequently obtained a Writ of Execution wherein we legally levied her bank account.

    On August 11th, 2022 I contacted Attorney Dennis P. Block For a Free consultation. The free consultation was part of my membership ******************************************** . I never signed a retainer nor services were provided from this business. Also please see email attached I contacted Attorneys office by phone and email on the same day to stop/ cancel any action. Office still charged me for services that were never signed or executed by me, I contacted office on same day and spoke to office staff by the name of ***** to confirm no services were needed at that time. She mentioned attorney was no longer available but would relay the message. After no call back and after numerous calls I also emailed their office with the same request on the same day. As I mentioned I am a member ********** and I was referred to their office for a free consultation so the charge the attorney mentioned included the consultation again making this charge invalid. Further the notice was never served nor were any of the the forms signed/executed by me. I am Due a refund of $350.00

    Business Response /* (1000, 6, 2022/10/24) */ The consumer engaged the services of this law firm on August 11, 2022. Our fee structure and cancellation policy was explained. On that date, we prepared legal documents and engaged a process server. The documents prepared were sent out on August 11, 2022. The consumer on the following day cancelled our service. We issued a refund in the sum of $1360 on August 12, 2022. Our fee for services rendered was $350.00. We offer a free consultation with an attorney over the phone. However, that consultation includes having a few questions answered. This consumer indicated that she wanted to commence a case. As such, an entire case intake was done as well as the preparation of multiple notices. Consumer Response /* (3000, 8, 2022/10/30) */ (The consumer indicated he/she DID NOT accept the response from the business.) I am due the full refund and the balance of $350.00 because I was referred to this office for a free consultation for being a member ******* The consultation was free and he never informed me I would be paying a consultation fee. 2nd of all the services were never performed because attorney stated he would sent me the documents thru docu sing for me to look at , review and sign if I wanted to proceed.The documents contained errors and therefore they were never signed by me. I immediately notified their office( i previously submitted proof of this) and also notified them on the same day to stop any action and not to proceed with services therefore there were no documents executed or signed on my behalf so it would be very unethical to proceed without my signature. Also please note the 1st attachment shows their office charging my card immediately after my phone call at 1:27pm even before the documents were even sent thru docu sign. See 2nd picture attached. Consultations was free and no services were rendered so I am due full refund. I am kindly asking attorneys office to refund the $350 or provide proof of my signature authorizing this charge because there is no proof as I never signed any documents and therefore If refund is not processed I will need to report to the ** State Bar for unethical conduct.     I hired *************** in 11/21 to evict a tenant that had not paid rent for 2 months. 1. He misrepresents in his ad in the AAOC magazine that he charges only "$250 plus costs" for an unlawful detainer. During our first call he asked for $*****, which I paid. 2. Over 5 months I called his office dozens of times to inquire about my eviction case and not once did anyone answer. I always got bumped into an automatic messaging queue and every time got disconnected after 30-45 minutes. Sad after I paid $*****. They did eventually answer most emails 3. He made blatant mistakes that show up his incompetence. After serving a 15-day pay or quit notice, our tenant paid her rent, but ******' office informed us it was after the allowed date, said I should return the rent immediately, which I did, and he would proceed with the eviction. When nothing happened for five days I inquired about the status of the eviction and his office emailed back, "She paid on time, so we cannot pursue the eviction." I (naively) asked her to repay the rent and she never did. 4. His office in writing said I had to get a Denial Letter from Housing is Key before the courts would consider our eviction. Housing is Key, in its AAOC presentation, confirmed they do NOT send out denial letters, rather they simply indicate on the website if an applicant has been denied. This caused confusion when I called Housing is Key and asked for a Denial Letter. ****** misrepresented the law on this topic. 5. I have a contract with the firm to pursue an eviction, yet his firm never shared that once I received a check for the back-rent from the state (which I did, thankfully) that our case was closed and there was no refund of his fees. He stated if I wanted to pursue an eviction for the same tenant because she is still not paying rent, I had to pay yet another $***** (minus a small amount for a discount). Prior to that, the status of our case per his online site was "Pend". How did it go to "Closed"?

    Business Response /* (1000, 8, 2022/06/12) */ Due to the way the law is interpreted by this court, the case is not proceeding. We filed and served the lawsuit. We took a default which was entered. The court refuses to enter the judgment. We told the client that could go in on an emergency motion to force the court to enter the judgment. The client told us NOT to do it. We also suggested that we proceed on a new case for rent owed after April, 2o22. This is on the basis that the law has changed for rent owed for that period. The ONLY reason the case is not proceeding is do to the client. We still can go in on an emergency motion, but the client has not given us authorization. We have reached out to the client several times and she has not gotten back to us. We await her authorization! Consumer Response /* (-5, 9, 2022/06/13) */ You, the BBB, are getting the same response I got for 6 months - nothing of value. He is an attorney - he will not respond to anything unless it it a legal lawsuit that has to be responded to. He is basically a scam artist. The law firm says the only reason they have not proceeded with the case is "do sic to the client not responding." They missed one of my complaints - that they said they would charge me another fee to proceed with the eviction, which they never completed. They did not mention they asked me for another fee in their response. I was not satisfied with their handling of the eviction the first time around. I would never pay them another fee for a second round of poor service. Totally unacceptable. Again, due to their unsatisfactory service, I request half of my money back, $855.
