    I rented a unit from *************************** off of ***************** for 5 months. I paid her a security deposit of $1000 through Zelle and I was under the impression if I cleaned the apartment and left it the way it was I would receive my security deposit back. As you can see from the attachments, she is charging me over $600 in cleaning fees and other things. I have researched the receipts she sent me and there is not an invoice number on one of them nor is there contact information to go along with the receipts. She also used the same font and style when typing up these receipts. She also could not provide me a receipt with new comforter, pillows, and sheets from ******* that she sent me in an email. When I first moved into her apartment, I had to buy trashcans, baking pan sheets, can opener, etc for everyday living. I also had fleas in my bed and bedroom in the first week; the landord did replace the mattress with a new one, but mentioned the past tenants had two cats.

    The tenants moved in with a $1000 deposit with 2 pets. Their rent was $1750 a month, so a deposit of $1000 for a fully finished apartment with pets is already extremely reasonable. I did not charge a non refundable pet fee or monthly pet rent. The tenants were only charged for a move out deep cleaning of the apartment and repairs that needed to be done. I listed the charges below. As stated in section 7 of the signed lease , we as a the owner can pay ourselves to repair and get the cleanliness of the apartment move in ready. I attached photos of the stove that wasnt cleaned, dirty countertops that had rotten fruit left behind and the damage to the shower tiles that were left unclean. The tenants were never charged for that damage. Also the tenants broke a stove k*** that needed a special ordered part. Time and labor are involved. They were charged to repair that. The tenants also complained about fleas in the bedroom when they moved in but I never received pictures or proof that was the case. I still replaced the bed the same day no charge to the tenants. When the tenants moved in the bedding was brand new. I attached pictures of the pet damage on the sheets , and blankets. The tenants were charged to replace those items. There were extra charges due to damage but those fees were already waived. The original charges were $2,524. The tenants deposits covered these charges:

    $1000 credit - 

    $350 apartment cleaning 

    $175 furniture cleaning due to pets

    $225 stove repair 3 hrs

    $100 new linens

    $150 wall damage repair from move in and out 


    I also have additional pictures of pet dander on the furniture that needed cleaning.
