I had Legacy Landscapes and Outdoor Living LLC do clean up, install fabric, trees, plants, sandpit, rock, turf, seed and topsoil, breeze and drip irrigation at my property. We finalized the contract in July 2022. ******************* (owner) said his work was guaranteed for 1 year. I paid with checks on 7/11/22 and 7/25/2022. - Less than 2 months after the job was done, weeds popped out of the fabric sides AND through the middle. Prickly milk thistle is in the kid's sandpit which is unsafe. - During consultation, my partner and I were unsure what to do with the front yard w/ a mix of grass and weeds. **** suggested seeding with wildflowers and native plants. Said it would look great and only need mowed a couple times a year. Despite all the rain we've received this summer (2023), there are no wildflowers. We've needed to mow at least every couple weeks. - ******* Buff flagstone cracking/chipping since install. - Grey breeze used on sloped driveway, suggested by ****, goes into the sidewalk often. This summer, pounds of rock have washed into the sidewalk with rain. It appears to be way too small. - Drip irrigation was ran. **** was to install the timer. He did not, so we followed up. Then he said he'd provide pricing/contact. We followed up 3 more times over ~10 days. He said it would be done but he didn't keep his word. We didn't want the new plants and trees to die. In June 2023, we followed up again about the irrigation and other issues. He didnt acknowledge the irrigation. My partner hooked up the timer. ****'s crew left all hoses buried under the mulch with an open-end allowing debris to enter. One drip line was wedged between two rocks they put down. No water is going to the **** where the line was damaged. We asked **** to fix the breeze and weed issues. He initially responded via text and suggested we meet in person. We tried multiple times to schedule time that worked for everyone, but he stopped responding and took no responsibility for issues.Business Response

RESPONSES IN REDI had Legacy Landscapes and Outdoor Living LLC do clean up, install fabric, trees, plants, sandpit, rock, turf, seed and topsoil, breeze and drip irrigation at my property. We finalized the contract in July 2022. ******************* (owner) said his work was guaranteed for 1 year. No warranty included or discussed. ESTIMATE **** did not include 1 year warranty which is an additional charge. (estimate attached)I paid with checks on 7/11/22 and 7/25/2022. - Less than 2 months after the job was done, weeds popped out of the fabric sides AND through the middle. Prickly milk thistle is in the kid's sandpit which is unsafe. - Industry standard weed prevention fabric was installed in all areas as designated in estimate. It is out of our control if weeds grow next to, on top of, or out of cracks in the fabric. This is a maintenance issue and should be addressed through a weekly/monthly/yearly maintenance contract. (not included in estimate) See pictures where you can obviously tell that the weeds are coming up in cracks and along fence/material lines where the fabric ends/does not cover. There were no complaints at final walk through. The front yard was mostly dirt with some weeds throughout. We originally suggested to her to have the area rototilled, cleaned, amended and sod planted. That was not in her budget, so as a more budget friendly option we offered the wild grass and wildflower seed mix. They wanted a low maintenance option. This is a tall growing option that is typically used on larger open areas. In order for the wildflowers to bloom they would have to allow the material to grow taller than they are cutting it. Typical wildflowers will bloom at between ****". They have not allowed the native area to grow that tall to see the wildflowers. As noted they have cut it several times this year, not allowing the wildflowers to reach the maturity and height to bloom. In order for the wildflowers to bloom they would only want to cut 1-3 times per year as suggested. The native grass has done great in the area. (see picture attached) - ******* Buff flagstone cracking/chipping since install. No complaints received from client regarding cracking/chipping in flagstone. Flagstone is a sedimentary stone with natural variations in color and texture throughout. Although flagstone is known for it's durability we cannot control if the flagstone changes after ************* as it is an organic material and will shift and adjust with landscape/climate changes. Upon completion of the project and final walk through the flagstone was not cracked or chipped. There were no complaints at final walk through. - Grey breeze used on sloped driveway, suggested by ****, goes into the sidewalk often. This summer, pounds of rock have washed into the sidewalk with rain. It appears to be way too small. We originally suggested that this area, to be used for parking/rv parking , should be a poured concrete pad. That was not in the clients budget, so we offered a more budget friendly option of the grey breeze. This material is used often in the industry for parking/pathway areas. This is a loose material that will become more compact the more it is used/driven on, but we cannot control washout due to severe rains/flooding, and use. There were no complaints at final walk through. - Drip irrigation was ran. **** was to install the timer. He did not, so we followed up. Then he said he'd provide pricing/contact. We followed up 3 more times over ~10 days. He said it would be done but he didn't keep his word. We originally suggested that they install a complete drip system to include a plumbing stub out (licensed plumber) and a sprinkler manifold and backflow. That was not in the budget so we suggested a hose faucet timer that hooks up to the hose bib already attached to the home. That was not a part of the original estimate and not included in the install. Per our discussion I informed them that they could purchase one of these at ********** or similar store and install it by simply threading it on to the hose faucet. The drip irrigation hose and piping were installed per discussion and there were no complaints at final walk through. We didn't want the new plants and trees to die. In June 2023, we followed up again about the irrigation and other issues. Over one year later they are inquiring on irrigation that was not included? This is not a part of the original estimate, and Legacy Landscapes was not retained/hired to complete this project. We were booked out several months at that time, and did not schedule, or agree to perform these requests. He didnt acknowledge the irrigation. My partner hooked up the timer. ****'s crew left all hoses buried under the mulch with an open-end allowing debris to enter. Drip pipe/hose/tubing are installed below material per industry standard. We do not leave drip irrigation exposed due to climate damage issues. The open end was left above grade as that is where they were instructed that the hose connects from hose faucet. One drip line was wedged between two rocks they put down. No water is going to the **** where the line was damaged. No complaints received from the client regarding the drip line being damaged and there were no complaints at final walk through. We were unable to detect any damage as the system was never hooked up by us and not included in the original agreement. We asked **** to fix the breeze and weed issues. Breeze and weed issues should be addressed through a weekly/monthly/yearly maintenance package. (not included) The property is used as an airbnb rental and we do not have control over how the landscape is managed by the many people who rent the property, or by uncontrollable forces of nature. (extensive rain and flooding in 2023) He initially responded via text and suggested we meet in person. We tried multiple times to schedule time that worked for everyone, but he stopped responding and took no responsibility for issues. Legacy landscapes has completed this project per agreement/estimate. Per estimate: "Estimate includes all costs associated with labor/materials/delivery charges/equipment/fuel/etc.All material is guaranteed to be as specified. All work to be completed in a workmanlike manner according to standard practices. Any alteration or deviation from above specifications involving extra costs will be executed only upon written orders, and will become an extra charge over and above the estimate. All agreements contingent upon accidents or delays beyond our control including weather."Pictures attached -- Received from client. These pictures show minimal maintenance issues that should be addressed with a weekly/monthly/yearly maintenance contract.

The picture of the front yard shows the native seed that was planted that has adapted very well! This area was mostly dirt, construction debris and weeds before we seeded.
******** is naturally prone to high weed growth. Most properties have maintenance contracts, or require homeowner maintenance.
