Do I mind living here? No. Getting in touch with the leasing office is basically impossible. Not only do they not list my property as under their ownership despite having their signs plastered outside but when I do finally get in touch they are basically clueless. I had my door code changed, they didnt change it instead i now have 2 codes with the old code still active defeating the purpose of changing it for my safety. Next, i have a package stolen, i call the leasing office and they arent working! Their office hours are Monday - Friday 9-5, so why on a Friday at 2:00 is no one in the building? For a property with ZERO amenities, the least they could do is upkeep on the property but even that is once a month if even that. I paid for garage parking for a month, they wouldnt provide me with a fob to utilize the garage citing they dont have anymore. Once i finally declined to pay this, they suddenly had fobs available. No thanks. I dont think Im renewing my lease which is unfortunate considering the actual unit has most of the things I desire in an apartment and its convenient for work and fun.Four Star Realty & Property Management, Inc.

My son's lease ended on August 13, 2024. I personally filled out the online mail forwarding address and was with him when he turned in his keys and filled out a hard copy containing his forwarding address. 4Star is required by law to return deposits in 60 days. He received a deposit reconciliation via email on October 4, 2024 with the tenant refund due by October 12, 2024. The deposit was not received. Multiple unanswered phone calls and unreturned messages over the next month. He met with campus legal services on November 18th who advised that he send an email and go in person to the office. He was informed in the office that they had no forwarding address. And although we know this is untrue there is no way to prove it. He provided a forwarding address and was informed it would be sent in 7-10 days. As of today almost 4 weeks later he still has not received his deposit. I was actually able to speak to a ***** staff member today and was informed that the deposit had still not been processed. He is unable to tell when it will be processed and available as he does not work in accounting.Four Star Realty & Property Management, Inc.

Mrs. ***************** are sorry for the delay in these tenants receiving this deposit. The deposit was mailed out on 10/4/24, which was the same day we emailed over the reconciliation packet.
When we heard that the deposit was not received we sent off the request to have the check resent on 11/18. While the 7-10 days is typically accurate to reissue a check, the agent you spoke to did not realize that the holiday check run schedule would impact this. This is why there was a bit of a delay in getting the check cut.
One of the tenants did request to have the deposit available to pick up from our office instead of sending it via the mail again. Due to their request, we have cut the new check and it is available for the tenants to pick up from our office.
We look forward to seeing one of the tenants at our office soon so they can pick up their deposit! If anything changes and they would prefer to have us mail it instead then please have them confirm with their previous property manager and we can proceed accordingly.

STAY AWAY! This property management company was recently sued by the city of boulder for overcharging residents with rent and move out costs. I stayed at a student living property in Denver and between me and my 2 roommates where charged a total of 1800$ in move out costs. I could have maybe cleaned the apartment a little better before leaving but no cleaner costs 1800$. They charged us for flooring painting and cleaning. Flooring carpet past 5 years old you cant charge a resident and painting falls under wear and tear besides drywall damage. These people are scam artist and dont even seem to care about doing this at a student living apartment let me remind you. I have since been sent to collections because I refuse to pay a company that was recently sued and when asked for invoices on the fixes I was provided with invoices for a full renovation of flooring and painting the whole apartment. We filled out a rental application and never heard back if our application was accepted and never received a lease. A week later the company sent threatening letters saying we owed $2,500 for the over due rent and threatened to refer us to collection agency and report us to the credit bureau. This company was shady as all get out. They made all kinds of promises, then tried to make me switch apartments just after moving in. I told them I would switch in the first week, but not later after I was settled. The lease was for less than a year anyhow. After the end of the lease the price was going to go up more than 50%! They wanted me to wait two months before moving and would not make any other accommodation. I said fine, I am not moving then. They harassed me relentlessly and people entered my apartment illegally--sometimes while I slept. I literally made a deal with them to move out after five weeks because it was so bad. What is more, I have been trying to get off their email mailing list for two years now. They just keep spamming me.Four Star Realty & Property Management, Inc.

This community experienced a remodeling schedule that required all tenants to relocate from specified areas to accommodate renovations with as little impact as possible, but we do understand the discontent you experienced. Any current guest card information will be closed out to ensure you are not receiving email notifications moving forward. They don't even deserve one star. Moved my son into college housing summer of 2021 when it was owned by the previous company. He signed a lease with the understanding he would have access to the all of the amenities promised. After moving in he was told those amenities were being closed down (it turned into a community attraction that made parking impossible) and then the property was switched to Four Star and separated from the half of the complex that included any and all amenities. He still paid the same, wasn't given what he was promised when signing his lease, the lease was never updated or adjusted to reflect the ownership change, and he had no damage when moving out in 2022 (which coincided with my husband's death) and we had no reason to ever believe there was an issue with his apartment since he spent hours cleaning it from top to bottom.Now almost a year and a half later, my son is getting calls from a collection company saying he owes Four Star $600. We NEVER received a bill but suddenly they know how to contact him after they've put him into collections? This company is preying on young college students and ruining their credit regardless of whether they leave the apartment spotless or not. They didn't even do an addendum to the original lease that was signed and are now able to come after him? Not one call, email or letter in the mail in 15 months and suddenly creditors are banging the door down. This company is despicable. And all of this as we're still reeling from my husband's passing last year. Way to kick people when they're down.Four Star Realty & Property Management, Inc.

Hello, Thank you for taking time to voice your concerns and issues. I'm sorry to hear about the loss to your family. ****** did not provide us with a forwarding address to physically mail his statement out to, but it does look like it was emailed to him on 9/28/2023 as well as it being uploaded to his portal on the same day. I have reviewed the charges on his account, and it looks like there was a $55 charge for keys that weren't turned in, a $160 charge for a hole in the bedroom, a $151.67 for touch up painting the room and common room, $110.11 for carpet replacement in his room, and $126.67 for cleaning the room and common room.
I reviewed the pictures you sent in from his move in -- thank you! I can clearly see from the photos that the carpet was already in disrepair when he moved in, and I am happy to take that charge off the account for you. I can also see that the apartment wasn't painted up to par so I will be happy to remove that charge as well. There were several personal items left in the common area, such as a wet floor sign, and laundry items. I have attached those pictures, as well as those of the bedroom.

Do not rent through four star if at all possible. Especially not ***********. ******* (the property manager) is incapable of proper communication, and you will be charged incorrectly and inconsistently for maintenance charges, like $120 for an above stove light bulb replacement. I released a was unaware my payment date changed, and was charged a late fee for that that was not forgiven despite circumstances. Avoid ******* and Fourstar at all costs, its not worth the mental health frustrations.Four Star Realty & Property Management, Inc.

In these cases, we welcome you to call our Four Star hill office at **************. We have a full team of Property Managers that are readily available to assist you. We do encourage all applicants to read the lease thoroughly so that they can familiarize themselves with our policies and procedures. Rent is due on the 1st of each month and was not received from you until August 27th; however, we show that the late fee had been waived as a one time courtesy. There was also a credit recently posted to your ledger for the appliance bulbs. Accounting errors are sometimes made and we appreciate your patience as we work to resolve these issues on our end.

Others are passed along as stories. Some urban legends are intended to be cautionary tales that serve to warn people about certain types of people or behavior. Other urban legends are purely for entertainment.However, Four Star has earned every accolade for being the WORST property management company in *******.As a renter myself throughout college, post college and into my early years married, never had I experienced such a horrific experience interacting with professionals touting themselves as Property Managers as I did securing rent for my son in *******. These divisive, demeaning, dishonest people, namely *************************** representing Four Star, did nothing but perpetuate a culture and community of deceit as soon as we signed the lease agreement.******* did not extend hospitality, kindness, nor respect during our time with Four Star. She avoided our calls, failed to respond to emails, and refused to honor our terms of agreement put in place for subletting. ******* actively hid behind legal jargon that she used to suit her purpose even when she used the law incorrectly. It is disappointing that property owners continue to list with Four Star. Four Star will not be forced to change their behavior with clients until owners list their properties with another Realty and Management company in ********. *************************** and Four Star are not representing your property to the fullest potential and shroud the process of living in a beautiful home with terrible customer service. I truly believed that my experience working with Four Star would be different then what I read on the Internet. I was wrong.
