      Absolutely garbage company. Forced me to pay an extra $1k to "hold" the apartment. There was trash and a busted toilet sitting in the apartment when I arrived and they forced me to pay for busted window screens that should have already been replaced by the time I moved in.

      First, we can confirm that you were not charged an additional $1,000 to hold the apartment, only the standard security deposit was collected, which secures the unit and removes it from the market for other applicants. Regarding the maintenance concerns, we did not receive any reports or work orders at move-in noting the toilet or cleanliness issues. The current maintenance request you referenced was submitted internally by our team, so it is not active from your resident account. We kindly ask that you submit a new request through Property Meld so our maintenance team can follow up and assist you properly.
      As for the window screens, our records indicate they were intact at the time of move-in. If damage has occurred since then, our team will assess accordingly.

      Lets start with move-in: the house was FILTHY. We submitted a formal complaint with photo evidence, and a cleaning crew was never sent. Red flag #1. Still, we were excellent tenantspaid rent and utilities on time, took care of the property, and caused zero issues. We even deep-cleaned the house ourselves when we moved out. Fast forward over a YEAR after moving out, and I suddenly receive a random email demanding over $600 for charges that were never mentioned before. The kicker? We had already received our full security deposit refund a year ago. The email itself was a messsent by one person, signed by another, and sent only to me instead of all three tenants on the lease. There was zero mention of damages, just a vague ledger that didnt even make sense. How were we supposed to trust that this isnt completely fabricated? When we tried to get clarification, it took all day to get a call back. Multiple people claimed the same manager was in a meeting for six hours on a Friday. When we finally got a call, we were told we had overlooked the charges and were expected to pay within 10 days...after 12+ months of silence. The person on the phone even asked us to dig through our own records to provide proof of payments they should already have. Atlas failed to uphold the lease agreement by not communicating monthly utility charges as required. Then they threatened us with collections and credit damage because of their own incompetence. This isnt just unprofessionalits predatory. The staff was extremely rude when we asked for proof of the charges. All we wanted was a clear explanation, and instead we were met with dismissive attitudes and defensiveness. Emails went unanswered for days, and even after multiple requests to speak with someone in management, we were never put in contact with a supervisor or anyone willing to take responsibility for ANYTHING. To be specific, we had correspondence with ******** ******* ******* and **** ******.

      The charges in question were related to utility usage through Nutiliti, and while we understand it may have felt unexpected, these charges were always visible in your portal. Your portal remained accessible after move-out to ensure transparency and allow for any outstanding items to be addressed.
      Residents were instructed to download the Nutiliti app to manage and pay utility charges directly through their platform. Since this step wasnt completed, we were required to post those charges to your ledger. Unfortunately, due to a technical visibility setting in our system, not all leaseholders received the billing communication, which we acknowledge caused confusion.
      We do want to emphasize that you were in contact with several members of our leadership team throughout this process, including a manager, a regional director, and our General Manager. Each time, our team responded to your inquiries, provided the information you requested, and remained available to help clarify next steps.
      We regret that your experience did not reflect the level of service we strive to provide, and we will continue using feedback like yours to strengthen our communication and processes. We appreciate the opportunity to have served you and wish you all the best moving forward.

      Where to begin...moved in September 2024 and have on going multiple leaks, mold for the 2nd time, no heat or hot water for 9 days now. Haven't been able to shower in 9 days. This company does the bare minimum of maintaining their property. They don't communicate. It took 5 days for them to reach out about the no heat or hot water issue let alone the leaks and mold work orders have been open for weeks now. I'm not sure how they have been able to stay in business with negligence such as this that hinder health and quality of life and I pay for this! These people are crooks

      This has to be the worst slum lord in *******. A relative rented a studio apartment that was old and ramshackle when she moved in. It was infested with hundreds of cockroaches, water that trickled out of the pipes and caving in walls. This was my relative's first apartment and she signed up from scam company that Atlas uses called Rhino. Atlas ripped my relative off by making false claims against my relative essentially stealing from a 20 year old disabled girl. Stay far away from this slumlord.

      If I could rate them 0 stars I would. Atlas is the worst!! My last tenant lived in my unit for 7 years. Each year upon lease renewal, I asked them to do an inspection. They told me "the property looks great", and "your tenant is taking great care of your unit". I believed them and continued to renew the lease. My tenant moved out last month and since it was day after they moved out and Atlas didnt check to see if they received the keys yet, I had to hire a locksmith at 9pm on Friday to break into the unit because the smoke alarm was going off. Upon entering, I found out that house was in TERRIBLE condition. A leaky toilet that was never handled meant soaking wet carpet, mold and water damage throughout the unit (it had been leaking for months), trash and pet hair clogging the duct systems, mold in the bathrooms, acid corroding the porcelain sinks so badly they were rusted and crumbled, broken mirrors, dog urine on the bedroom doors, closet doors missing and broken, carpet damaged so badly from the dogs that large areas of the floor boards were showing, broken garbage disposal, microwave, and refrigerator, missing basement ceiling tiles, stairwell railings ripped out of the wall, holes in the walls, and the walls, baseboards, and trim were so dirty and disgusting, it looks like the house had not been cleaned in 7 years. It's costing me $25,000 to repair all the damages and get the unit livable again all because they lied to me and said they were doing annual inspections when they clearly were not. I have had about a dozen property managers during this time, the good ones move up quickly and the rest dont know how to do their job. I'm trying to close out my account with them now, but getting the new manager to simply email me back is proving to be more complicated than she's capable of. There's no use paying someone to manage your property if you have to babysit them every step of the way just to get simple things complete. Dont waste your time of money with Atlas.

      I have had a pest problem for 5 months now, have put in many requests by my landlord to fix this problem they either ignore me send someone that doesnt do their job or they cancel my maintenance request. I high suggest that you do not move into these buildings as the management does not do their jobs. I am debating legal action at this point. I urge you to do more research about the company before you move here as they are now trying to evict me because I have refused to pay rent until they solve this issue. I dont know what to do about this but warn other people.

      I live next door to units managed by this company. The swamp coolers (yes! swamp coolers - who allows this outdated cooling system!) are old, very noisy and full of calcium deposits. I contacted the company to ask that they repair their units because the noise resonates throughout my home. I tried nicely to work with the company representative to address the issue. I sent a video with sound. They deny that there is any noise and when I asked the repair person working on the vacated unit, he climbed up and sprayed WD40 which only is a very temporary fix. No wonder the person moved out. Slumlords.

      This company is the worst I have ever seen. ************************* the property manager illegally not releasing my security deposit, it's been almost 2 months since we moved out. Then she finally responded with a deduction of $960 from my deposit charging me the total cost of carpet replacement for the whole house. After being mandated to their guidelines of getting professional carpet cleaning and spent $300 for the professional carpet cleaning. Horrible, unprofessional, unethical and illegal tactics to take my security deposit. I am filing a lawsuit against the company and the Property manager *************************
