    Due to an incompetent repair of a sewer line in the back yard which damaged the sprinkler system, there has been free flowing water running unchecked since 12/22. Invested Property Management has refused to assess or repair the issue and now my water utility bill has increased by more than $100/month. I report this issue via an online maintenance portal but it has yet to be acknowledged or addressed.

    As this tenant is aware, nobody knew this was an active issue until the water bill was received. The active leak was only active when the sprinkler system was running and was deep underground where it was not obvious to anyone.  The leak was only occurring during times the sprinkler system was running which is early in the morning and we would have no idea it was an issue.  When the tenant found out his water bill was high, he realized and reported this issue and subsequently submitted this complaint at the same time giving us zero opportunity to rectify the issue in a timely manner.  We responded to his maintenance request within 2 hours and scheduled the repair within 3 days with an available vendor, and have communicated this properly.  Taking this to the BBB was an extreme response given the lack of knowledge there was an active leak, but we will address it properly and accordingly anyway.

    We lived in ************************************************************************* from 7/1/2002 to 12/15/2002. This property is managed by the Invested Property Management.When we moved out, We had the property professionally cleaned, as shown by the attached receipts.We requested to walk through the property with the property manager together, but as indicated in the attached email, this was deliberately ignored.Now they intent to charge us $400 for cleaning. This is completely unacceptable, and we consider it a planned scam to take advantage of tenants:1.In the pictures sent by the Invested Property Management (attached), some marks and holes on the wall exist before when we moved in. And for the hairs at the sinks, it is really just turn on the water to flush them off, which will take seconds to clean. 2.We had the property professionally cleaned, as shown by the attached receipts.3.And the whole situation was significantly complicated by the fact that our request to meet at the property and walk through it together was completely (and maybe deliberately) ignored. Otherwise, many of the minor cleaning issue can be easily fixed.We seek BBBs help to resolve this issue.Thank you.

    This matter has been resolved with the complainant.  During the move out process and security deposit disposition, tenants are provided the opportunity to dispute the charges held against the security deposit.  During this process, the tenant did not provide a receipt for the cleaning and our documentation show the property was in need of additional cleaning and charged accordingly.  After review of the receipt, the charge was removed and not charged against the tenants deposit.  The tenant made this complaint to BBB before the process was completed.

    Myself and 2 others have a lease on a property in ****** with Invested PM from ***** 15th 2021-March 31st 2022. The landlord billed and charged my account $3013.00 for the month of ***** 2022 and refuses to refund our money. We have also not received any notice to our security deposit and it is more than 21 days since the end of our lease. - Unofficial moveout notice was given months in advance, property manager was on vacation. - Official moveout request was sent 30 days in advance, lease requires 60 day notice.- Invested PM Notifies us that we will be required to cover the gap between us and the next renters, lease states we are required to if a renter is not found - Renters were found and their lease begins on ***** 14th, 2022 - Invested PM notifies us we are required to cover rent for ***** 1st-***** 14th - Our Rental account was billed for full month of ***** 2022 - Invested PM was notified to redact the **** as it falls outside of our lease agreement - Account and card were charged $3013, full rent outside of our lease agreement - We notified Invested PM of the charge and they have not provided any resolution to us - It has been 26 days since our lease ended, and we have not received an itemized **** for our Security deposit or confirmation our security deposit will be returned. - Notified Invested PM our intent to file a complaint with BBB and file case in small claims court.

    Hello BBB,
    As this tenant has verified, the tenants of this property did not provide proper notice to terminate their lease and in doing so their lease obligation was extended for 30 days through *****.  The tenants moved out and we were able to find a new tenant to take over the property mid-*****, relieving the outgoing tenants the responsibility to pay for the prior 30 days.  The tenants claim that we charged them $3000 for ***** incorrectly is inaccurate the tenant has Auto Pay set up for the monthly **** and failed to change or adjust this even the prorated month.  As with any security deposit per our lease,we have 60 days to review charges and return the deposit plus any additional funds in the account.  With their lease officially ending on ***** 14th, and today being ***** 28th we have another 45 days to process the deposit.  Despite that ability, we have now processed the deposit and return of the extra rent paid as of today the tenants claims are unfounded as most of this would have been avoided had they terminated their lease with proper notice and adjusted their Autopay (which we have no control over).  We have done our best to process this deposit in a quick and timely manner, which was done in 14 days time.  Thank you
