    We rented a townhouse from Evergreen Property Management, INC. Upon moving out we cleaned every part of the townhouse from vacuuming the coils under the refrigerator, wiping down baseboards, cleaning windows and blinds and all the usual cleaning one does. We followed a very thorough checklist that they gave us for cleaning. The place looked better than when we moved in not only with our cleaning, but because we had been fixing things throughout the 2 years living there. But because Evergreen doesn't do in-person walk-thrus like everyone else I've rented from, they claimed it was dirty enough to charge us $211 for cleaning. They tell us now we need to have pictures to refute their deductions from our security deposit. I find them a very dishonest company as we've never not received our full security deposit reurned to us. Our mistake was not taking pictures and not insisting on a walk-thru. This is pretty much their business model to keep a good portion of one's security deposit.

    This company is the exemplification of the predatory property management companies that have been buying up property in ******************* and subsequently creating an affordable housing crisis in *******************. They are the definition of corporate irresponsibility and I urge any future customers to consider whether they would like to enter any sort of lease contract with Evergreen. They will fine or charge you for whatever instance of late payment or fee they can think up, but do not hold themselves to the same standard of prompt, timely service for their residents.To keep this relatively brief:- They require you to give them a money order in-person for your initial security deposit, or they will tack on a fairly large percentage fee. This is obviously incredibly inconvenient to the tenant and incredibly easy to change internally, but they obviously make extra money of working individuals by doing this.- If you have an appliance break (which was the case for me), they will take a month and a half to replace it fully, and the tenant has to be present midday for the installation despite having a whole maintenance team with keys (which is ironic considering the other complaints on this page, where they will walk in on naked tenants).- When your lease is up they will choose a date towards the end of the month, but not the actual end of the month to vacate. This obviously leaves over a week of extreme inconvenience for moving tenants when most leases start at the beginning of the following month.- They will take an entire 60 DAYS to return your deposit after move out as well. This is likely to have extra money streams if they cannot fill their properties immediately, which is just risk you have to incur as a business and is not the responsibility of your tenants.I will update this if they "nickel and dime me" out of my deposit money for small imperfections in my apartment following move out (which has also been referenced in a previous review).

    This company is not worth living with, they are always loosing rent money they don’t care about their tenants at all, outside companies that work for them talk about how tenants are always being treated terribly and just recently they walked in my unit while I was naked trying to shower and refused to leave. Not a single person who works for them cares about anyone renting from them and when it comes to maintenance they don’t care about that at all. It’s whenever they feel like doing something that it gets done.

    This tenant has been argumentative and conflict oriented about several normal processes in the leasing and renting of property that are well defined in our lease that he was required to sign before moving in. He has accused us of illegally charging pro-rated utilities that we detailed in his lease. He has accused us of entering his home illegally, despite his lease detailing that we are required to conduct regular inspections, and despite our many attempts to try scheduling said inspections with him. During this two month period of scheduling attempts, he would respond to our scheduling emails/texts with refusal and scorn. He has made numerous entirely false claims such as: we refused to leave his home, sexually harassed him, and that we have lost rent. All of this he has communicated with us in a manner that is beyond disrespectful to the individuals who work for us and has multiple times become threatening to our employee's safety. Here is an example of some recent communication from him to help the public understand how severely difficult it is to come to a point of resolution with this client and to have it publicly known that he has threatened our employees, (Text #3). 11/03/2022 from Client: "It is illegal for you to sexually harass me in my own home and then try and charge me for it. I have already told you many times that I will not be paying for you to violate me and make me feel unsafe and uncomfortable in my own home. The $500 is a scam because I never once authorized you to charge my account instead you went behind my back and did it anyway expecting that I’m going to pay you when you want me to or now even at all. The fact of the matter is your trying to illegally charge me for sexually harassing me as trying to add an unauthorized charge to my account. Plus your also trying to charge me for things I’m not even paying you for because there are other companies I’m paying for that so there’s absolutely no reason for you to charge me in the first place. When it comes to you I have a log here of what I actively owe you and what you guys are trying to scam me for and over charge me on. So again, are we going to court over this and am I getting the national BBB involved in this more than they already are, or are you going to comply and do your job for the first time in your life and maybe put in an honest days worth of work???? Hmmm??? Which is it??? Take off the charges that are not supposed to be there and I mean all of them or never see another penny from me again and this can end up in court and we do things my way? How do you choose to do this?" 11/03/2022 from Client: "It’s funny. Every time I bring up the BBB you go quiet. Almost as if you know I’ve done my research and like you know what I found. It’s almost like you know your in the wrong and are doing everything you can to avoid the BBB. Why is that? Are you on your last chance with them? Do you already have a court case going on with them? I seem to touch a sensitive spot every time I bring up the BBB. Hmm…. Guess you better be a little more carful if you don’t want to be turned over again and again and again to them. Eventually they are gonna do what they do best." 11/03/2022 from Client: "Yes you did sexually harass me and there is pending charges to prove it. Continue to talk to your attorneys just make sure they know you have already been found guilty of fraud and other scams. I’ll see you in court. I expect not another word or another charge to my account. If you want your money from me I expect to see some court summons. Otherwise I expect to never hear another word from you again, you will never see another penny from me again, and if ANYONE dares try and enter my house for ANY reason at all before I leave I already advised the last guy who sexually harassed me I do have protection in my house and to my amendment rights I WILL take anyone that try’s to enter without my permission a threat and this is the one written warning you will recieve one verbal warning too. DO NOT contact me again for ANY reason and DO NOT try and enter my property for ANY reason what so ever."

    These people have been relentless when it comes to starting fights with their tenants and apparently never taking responsibility for themselves. They have gone out of their way several times to scam and steal money from those who are living here they have done nothing but make everyone’s life an absolute struggle and have been advised several times to stay within their legal limits. They have also been asked to return some of the money stolen and have refused every time by loosing all records of payments and then sending out false ledgers to try and back themselves up trying to show nothing is wrong on their end. They have been told to find some of that stolen money and put it towards the future scams they want to put in place. Lastly they have been told to stay away from the unit because of the sexual harassment charges that are in the process of going through the system do to walking in on me while naked in the shower and refused to leave when asked multiple times. They have now been told to no longer contact me an no longer come by the unit until our day in court because it will be taken as a threat due to the last time someone tried to come by and I felt very sexually violated and threatened in several ways. I would highly advise that nobody ever rent from these guys! I would like to put 2 names of the biggest problems out there being Katie R*** and Caleb P*****. They claim that they did nothing wrong by sexually violating and sexually threatening at least one of their tenants and they seem to think they never have to do anything in the lease without an arguement starting and they feel they can go ahead and change the terms of your lease whenever they feel like they want to and then not tell you about it until they try and tell you that you are violating terms of your lease. Also I have recently found out they are trying to charge me bills that I am paying outside companies for not them. I’m not sure if they can even legally charge you for a bill you pay to someone not even relevant to them. I have paid my other bills and the entire time I’ve been here they have been trying to charge me bills for things that have nothing to do with them and that are getting paid to the correct people. This place is a massive scam!!! Warning to all who think about this place!!!
