      I worked with 3 mortgage lenders in our most recent purchase and HMC was by far the least responsive and least professional. . In a nutshell, we were offered a time-sensitive PROMO of $25,040 seller credit if we were in contract within 3 days. At the end of the day, even with over $25,000 of seller credit, our options were better with the big bank lenders. HMC origination fees are HIGH, likely to offset the seller credit. They jacked up the interest rate and then offered us a 2 point buy down from ****% to ****% interest. The crazy thing was that both of my other lenders were already <7% without any seller credit. This was a classic case of deceptive advertising.They are also slowww. By the time my other lender had me fully approved and ready to close, HMC was still asking for x. We give them x and they ask for y, and then z. We were set to go with our external lender but HMC suggested with proceed to underwriting with both lenders because HMC offered to reconsider their loan terms but without much detail. We ultimately went with an external lender, where the loan officer and assistants would call me within minutes of me emailing or texting. Compared to HMC ignoring more than half my requests for a phone call, the experiences were night and day.

      I would give it a negative star review if I was able to. ******************* and *********************** loan processors were absolutely the worst. They asked so many unnecessary questions and tried to delay my closing to the point where I had to bring on my attorney to try and solve the issues. Being part of a family owned multimillion dollar business did not improve my situation. It only made things worse when they started asking for several business documents that were not necessary for a personal home. They insisted that it was the underwriter requesting for these documents when in reality it wasn't. Once my attorney was involved, everything got handled quickly since my attorney could only speak to their attorney. It should not take an attorney to be brought into the picture just to close on a house. I was told my new build would be ready in 8 -10 months but was not even ready at 14 months. The process was already so long and delayed that I was very unhappy that *** and ***** made it THAT much more difficult. I highly suggest to go with a different lender who actually wants to approve people for loans.

      Building/purchasing a new home is suppose to be an exciting experience, but this company has made this one of the worst experiences of our lives. We literally turned our lives and our children's lives upside down to purchase this new home (sold our previous home, changed our kids schools, and started renting again). We were only a few weeks away from closing when we were notified that this company would no longer be able to provide us a loan and we had 20 days to find a new lender and close. Otherwise they would terminate our contract. The reason for dropping us as stated in their letter was that we were non compliant. Why in the world would we put our family through everything and then suddenly decide to be non compliant?! The truth is that we had personality clashes with the loan ******** ********************* and his loan processor, ***************************. Their incompetency and poor communication caused so much unnecessary stress and frustration. There was so much confusion and miscommunication that we asked to be assigned to a new loan officer. But instead of handing our application over to someone else in the company they lied and said we were being non complaint. We were left scrambling to find a new lender to keep the entire deal from falling apart. Which is very upsetting because we had come in pre-approved by an outside lender and fell into Richmond Americans trap of incentives! We lost those when they dropped us. However, thats not the most infuriating part of all of this though. We were locked into a 5.2% interest rate and lost that. So, now we lose closing cost incentives and have a higher interest rate. They refuse to help us on closing costs now, Despite the fact that none of what happened was our fault. They have absolutely no morals or code of ethics. Future buyers beware!

      I wouldn't give any stars if it wasn't necessary. They will waste your time and efforts just to give you non-committal work, no communication or explanation of what they need. They will lose your paper work and ask for it over and over again on a weekly basis. They denied me days before closing after numerous credit checks after saying I was good to go. They will not talk to your realtor or provide information to those who need it, aalnd they will miss deadlines when having dates to have certain paperwork done. I ADVISE TO NEVER USE THIS COMPANY. I'M LITERALLY SAVING YOU A HEADACHE. I used a different lender the day of the notification and they were able to get everything done in 3 business days that took them 25 business days. Don't worry about there rates because the time and effort of the company is not worth it.

      My husband and I went through this company for our first house purchase, ********************************* was our loan processor. Throughout the purchase process having and dealing with ******* was the worst experience of it all. From the beginning, the communication was unacceptable. I would call, leave a detailed voice mail, and have to call again a week later because she wouldn't return my call. This happened several times. The day we were supposed to close, 05/31/22 ******* did not inform us there were documents still needed. She lied and said she requested them and put them on the online portal on 05/25/22 which is untrue since I check my email and online portal daily. I was logged in the portal with no pending tasks when she said she would resend them, I refreshed the portal site and they suddenly appeared. She doesn't have the courtesy, sense, or decency to keep her clients informed. From the beginning I should have requested a different loan processor. She didn't have the decency to inform us that we weren't closing on the expected day. The site manager rang our doorbell to politely ask us to leave the house. We contacted ******* right away and left a message. The next day we called her twice, left messages, and to this day we have yet to receive a call from her. A notarizer called us saying our escrow documents were ready to sign and we closed on our home. Extremely poor communication, customer service, and lack of professionalism on this company's end do not make incentives worth it in my opinion. I even contacted the regional manager who expressed concern once I explained to her the situation. She said she would email me so I can provide her the details of the experience in dealing with ******* so it wouldn't happen to someone else in the future. I've checked my inbox and spam folders, still no email from the regional manager. At this point I'm glad we are moved into our home and I never have to deal with this company again.

      HOMEAMERICAN MORTGAGE DISCRIMINATES AGAINST SELF EMPLOYMENT!!! EVEN IF YOU ARE PROFITABLE *************************** I guarantee the President or Vice President of HomeAmerican Mortgage could NOT get a loan from their own company if they were able to apply without anyone knowing who they were. AND they dont care how bad their reviews are; I called and left a message for the President and sent him an email and he did not respond.We applied for a loan with HomeAmerican Mortgage in February 2021 because our builder was offering a 17K credit. It took them 2 months to process, and asked us for pages and pages of information, then they still drug their feet until the closing date. All our neighbors were moving in and we werent even close to getting approved. Keep in mind we have over 800 credit scores, a great income, and ZERO debt. We were only borrowing about 25% of the cost of the home. This should have been a slam dunk, and our salesmen who sold us the home said we were the perfect lenders. HomeAmerican said it was because even though we had a great W-2 (six figures), we were business owners also which made us self employed (K-1s). Our businesses are very profitable, so what is the problem? They said their computer didnt know how to process self employed with us also having a W-2 and being employed as well. I dont buy it, I dont think they wanted to give up the 17K incentive cash, so it is a bait and switch. Very underhanded! We ended up just paying cash (from the sale of our previous home) so we could get into our home and it was too late to get another lender. How many people cannot pay cash from another home, and are just stuck. They would not get the 17K builder/lender incentive, they could not move into their home when it is finished, and then have to go to another lender which delays the whole process. This happens over and over in talking to 5 of my neighbors and reading other reviews. Someone should *** them for this, because it cannot be right!

      My husband and I recently closed on a home in ********, **. Richmond American Homes offered closing costs if we used Home American Mortgage. This process started in end of August 2021 and ended in March 2022. The beginning was okay and we completed the paperwork, but once January came around and the closing date changed, I had to chase and follow up constantly with the loan processor *********************** in Colorado, and the loan officer *********************** in Nevada. They never followed up..I had to constantly email them asking for updates. One month before closing and they still hadn't reached out to me to update my documents online. I was also on a pre-planned trip and they knew this 6 months in advance but didn't make an effort to help with locating a local notary until I got involved. A manager was finally put on the account, and she was very helpful (thank you *******************************), but she never explained where the ball was dropped. She did take over and did ****** and Deby's jobs but it was very stressful for both of us. I had to re-send her documents that I had sent to **** 2 weeks prior. The whole experience was stressful, unprofessional, and one I don't want anyone else to go through. The closing docs said a survery would be forthcoming, and I reached out to a manager (**************************) on 4/5/22 and left a voicemail, but of course haven't heard back. Stay away from this company if you can. I ONLY did it because Richmond American paid for our closing costs and had NO idea what a horrible experience it would be.
