    Id like to dispute the companies continuous use of fraudulent/hidden fees involved in renting. The company has charged $20/month for BULK TRASH REMOVAL (note: removal of bulk trash from the apartment complex not from the individual apartments)An $20 HOA fee despite the fact we are renters not homeowners and it is illegal in ******** to force tenants to pay HOA.$5 Pest Fee, despite not receiving any pest control (I had not once seen a pest control person and all obvious signs of pest infestation went on ignored)$160 Towing Fee: ************ charged me $160 to tow me away from paint lines. They gave warning of resurfacing but gave no warning of respraying and the timeline for respraying. I made them aware but they were resolute in forcing me to pay to be towed with no *********** after moving out they gave me "Move out Fees" (the balance was zero on move out) gave me no itemized receipt of what I'm being forced to pay, then sent it to collections. I want recompense for those unlawful hidden fees for the 12 month lease, and those move out fees to be itemized and resent

    I made three different appointments online to tour this community and rent an apartment. The Leasing Agent I dealt with exhibited agesim towards me and called me a "*****". His name is ***************************. I am very upset and would like a reason as to why this kind of discrimination is allowed.

    I rented an apartment from the Bell Flatirons for 3 years. Upon my move out, there were charges added to the damages that were not caused by me and will not be corrected by the accountant on staff. I am being charged $15 cleaning fees for the oven and the microwave, the pictures in the move out report show some crumbs in the microwave and the oven was cleaned before I left. There were $50 charges for the flooring when the maintenance report said that that was not the resident's fault. There were $50 trash removal charges for my neighbors trash. There was $300 charges to take some trash out that was already in the garage area. $500 to clean the carpet citing "urine smell" but my one cat never goes outside the litter box and I didn't see any stains on the maintenance report. They have multiple ****** reviews for overcharging residents upon move out, one for the smell of ethnic food, multiple for water damage and flooding, multiple for egregious moveout charges, they try to tack on all these extra charges because they can. Who is going to stop them from saying there is a urine smell or damaged floorboards?

    We recently signed a lease with bell flatirons on March 15th. The day after we moved in the apartment had significant flooding and has had continual flooding for the last 5 weeks. The landlord was notified immediately of these issues. I have had multiple conversations with the general manager and maintenance team regarding neglected repairs and plans the correct the continual flooding issue. They have not started repairs and continue to give me the run around on when repairs will begin. With the disrepair of the exterior of the building and the caulking of the cracked foundation I feel they have known about this issue previously before we ever signed our lease and rented the apartment to us anyway. The apartment now has mold growth and I have two small children living in the unit, one of which is a 7 month old with a history of respiratory issues. They have not once come in to check or clean for mold growth.

    Bell Flatirons has refused to respond to my service requests which violate the IMPLIED WARRANTY OF HABITABILITY LAW [CO Code ********* (2022)] standards. The violations include:Malfunctioning refrigerator and freezer appliance Rodent infestation creating hazardous health conditions Rodent infestation causing property damage Water damage to ceiling causing mold and related health issues Flooding garages, leaking, rotting walls Excessive trash, garbage, and food littered all over common areas due to lack of appropriate garbage cans and collection A patio door with a malfunctioning lock causing a safety hazard Unsafe walkways and stairs that prohibit safe access to the unit Water damage, leaking, flooding, general disrepair of building that materially interferes with my life, health, and/or safety The concerns were presented and documented in October, November, and December of 2023. And they were presented and documented again in January and February ****. A member of the maintenance team responded after several weeks of contact attempts in January. He inspected the home, admitted that the alleged damages were present, and failed to comply with CO Code ********* (2022) by not taking the required steps in the legal text. I am requesting that Bell Flatirons complies with the law, makes the necessary repairs, AND if the repairs cannot be completed satisfactorily (100% compliant with building codes) then I request to be let out of my lease contract with no financial or legal penalty.     The business is still in violation of the Colorado Habitability Law. They have not taken any action to remediate the rodent infestation, mold and leaking roof, nor have they provided the legally required air purifying device required by CO Code ********* (2022). They are **** hours past the ***** hour time frame that they have to comply with the law.

    I am current on my rent. However, Bell Flatirons refuses to come maintenance my unit. Our window has been broken for 6 months, our microwave has been broken for 3 months and our unit has water leaking into it and mold for the past year. Nothing has been done, cannot get in contact with anyone willing to help.

    My aparment complex repaired mold in my place cut four big holes in my walls and the holes are still there three months later I would like this resolved asap

    This apartment company does not provide services that are paid for. During the past 15 months, I have had to live with multiple broken appliances and the only way to get them to resolve an issue it to threaten legal action. Unfortunately, the appliances in question (garage, dishwasher and washing machine) are not typically required to be repaired per ******** laws of habitability. The way I see it, I am paying almost $2000 per month for appliances that are not functioning. Below is a brief summary of maintenance issues that were unresolved for more than a month within the past 15 months, which illustrate a diminished value in the rental property agreement:January 2022-April 2022 - Garage not working May 14th - July 17th, 2022 - Dishwasher broken September 3rd - October 17th, 2022 - Dishwasher broken February 4th - March 13, 2023 - Washing machine broken As you can see from the notes above, there are only 4 out of the past 15 months where there wasn't a broken appliance in my apartment.

    Bell Flatirons has created a disparate impact on ProtectedVeteranFamilies. I moved into the Bell Flatirons October 2020. Bell Flatirons has failed to effectively communicate with me in a timely manner regarding a number of issues. I have submitted work orders that are never addressed/fixed/resolved yet the leadership continue to delete work orders or claim the work order was completed satisfactorily. The gutters above the cement stairs that ascend to my second floor apartment has leaked/streamed water on the cement stair case since the day I took occupancy. I have spoken with many maintenance staff and spoken directly with the general manager and administrative staff in ************************** regarding the stairs specifically. During the ******** Fire and mandatory evacuation I fell descending the stairs the following weekend when we were allowed to occupy the residence again. A snow-storm covered the stairs on December 31st, 2021. The sun evaporates the snow on the stairs, but the sun sets the gutters stream water and creates a treacherous ice shelf across 3-5 stairs. I fell so hard that I had to seek medical care (documented). I came to the Bell Flatirons and disclosed (again) the need for the gutters to be fixed. I have alerted them numerous times, most recently three weeks ago, when I went in-person. Last week we had another snow storm and again the sun thawed the snow and the gutters covered the stairs in ice. I fell so hard last week that I have fractured my hip and possibly torn my ACL/meniscus. ER visit X-ray confirms the fractures and I have an ambulatory referral for an MRI on my knee. I have attempted to move to a different apartment but was kept from achieving this because the staff discriminates against DisabledVeterans and ProtectedVeteranFamilies. The Bell forces me to pay $75 a month in ****************** (I already pay for/have coverage through USAA) and won't provide any information about this coverage for me to make a claim.

    Thank you for the email regarding my complaint against the Bell Flatirons. I was contacted by the Asst ******* of the Bell Flatirons LLC. The Asst ******* was kind, responsive, and took immediate action to cure part of the complaint. She reassured me that she would be in contact with me to discuss timelines of repair. Additionally, she initiated a Reasonable Accommodations/Modification through Bell Flatirons legal services. I am working on getting a copy of the Bell Flatirons policy concerning their Reasonable Accommodations policy. I believe the Asst ******* is credible and is intending to help navigate this process. 

    I will send additional notices to the BBB regarding the outcome actions taken from the ************* and if a full resolution between myself and the landlord.

    My apartment was flooded by tenants above me on 9/26. I was unable to occupy my apartment until 10/27. It took 2 weeks before someone would return my call or emails about the damage done. I had water pouring out the light fixtures & smoke alarms. No one at maintenance or manager would return my calls. I even contacted corporate 3 times and to this day no one has returned my inquiry. There was significant water damage that sat for days so now a concern for mold. When maintenance finally called me back on 10/13 they stated no damage was reported. I had to convince them to go look and then i got an apology call for lack of assistance. They did not repair the dry wall, but paint over it. They did not replace the electrical, but replace the bulbs. I am continuing to push for rental reimbursement as this was their error. I have had minimal contact with manager, ***************** who does not return my calls.
