Very deceptive lending practices. Ives Bank lending team presented themselves as experts in small business investment lending for ******* on the coast of ** and led us on for over three months. Ives Bank then declined the loan based on inaccurate information from their appraiser who we had to pay and “climate change”, which they should have known before proceeding with the loan application. We will most likely lose the property/business we intended to purchase and incur thousands of dollars in unrecovered expenses.

We ***** ******* and ******* ****** partner owner of *** ****** ****** on December 2, 2022, a check for $2,300.00 was mailed at the **** store (**** ******* *** ************* ** *****). The check was addressed to Esposito Builders at 17 Wakan Dr, Katonah, NY 10536 to pay the landlord for commercial rental. On December 19, 2022 the landlord contacted the two and asked if the funds had been sent over due to no payment. ******* checked her bank statements and discovered the check had been deposited on December 7, 2022, but was altered. The alteration showed the company name had been changed to : ********** ****** and redone the signature, that is, a signature is different from the real one. After reviewing the fraudulent activity, ******* informed her bank (Savings Bank of Danbury) of the incident and disputed the transaction. The bank informed us that it would return the money to us because, in addition to the fraud, the fraudster changed the signature, but despite many months having passed, the bank has not paid us and does not know when they will pay or if in fact they will pay.
