    I have lived in *********** ******* **** for 15 yrs we bought our home brand new. If I could get in my vehicle and just walk away from the home I would! I've dealt with a neighbor physically assault me in front of a park employee and the response from corporate office was a letter in mail about my last name! Recently a new park manager took over and she is rude has shared personal information with other tenants about other tenants, called new tenants ******** because they bothered her. She ignores tenants she dislikes and has lied to other tenants about things they needed to pay for that the park should be providing. The district manager never introduced himself just pulled Infront of my home and kept repeating "look at the **** in their yard" while I sat on my porch. I tried talking to the district about two of our neighbors we caught recording us and not just video but audio as well Everytime we are outside and the one neighbor using the other neighbors home while taking care of their animals while on vacation to look into our windows and also using neighbors video cameras she helped install to watch us and record us and his response was that it shouldn't be a big deal it's not like we worked for the FBI. We then caught the same neighbor recording a conversation I was having with another neighbor and instead I received a violation in the mail for herassment for defending myself and the neighbor who was claiming herassment wouldn't leave my property. And she has done this many times before. She will approach me on my property, start an argument and then play the victim. We now have two neighbors who are currently recording every movement our family and two other neighbors make and Jennifer Ramirez nor Kathy Smith responded to our emails and when I put in a complaint about the park manager situation I was told to stop making accusations about their park manager. Maybe going higher up might help. Others RUN!

    Thank you for the opportunity to respond to this tenant's complaint. In communities where the homes are in close proximity to one another, it is important that residents are respectful of their neighbors’ right to the peaceful enjoyment of their home and site. It is unfortunate that this tenant and several of the neighbors are unable to get along with one another. Garden Homes does not get involved in personal disputes between neighbors and these residents have all been advised of that. In addition, residents have been advised to contact local authorities if they feel that they have been threatened or are in danger. Residents could then follow through with legal action after filing a complaint. The allegations against the community manager are without merit. We have not responded to each and every communication from *** ****** because they are voluminous, repetitive and continually seek to revisit issues to which we have already provided a response and, in some instances, issues from many years ago that did not involve Garden Homes whatsoever. If these tenants cannot find a way to get along with their neighbors, they have the right to sell their home and relocate.

    Lived in 2 of their parks in ******* **** *** In total of 23 years, never had a problem and everyone was always nice. Parks are always kept clean and their parks are great places to live. Overall great company!

    I have lived in a GHP for a total of 23 yrs. Most of them good. The last 15 years I have rented & about 6-7 years ago things started to change. I have been an excellent Stewart of the home I have rented in *******. Yard cleaned, mowed, beautiful flowers. I take care of issues inside because no one should have to wait months or yrs for things to be fixed. I follow the guidelines set forth to keep our park looking somewhat nice. Recently I had a water break under the home I rent. Jack (NDM) hired a company that had little to no experience in locating or fixing broken water pipes. 9 days later, (2 days of rain so they did not work & my senior neighbor sick w/ cancer & a Veteran, porch was flooded) after digging up the whole yard, gardens, etc. along w/ the front 2 parking spaces that is included in my rent. The company finally dug where the water leak was & repaired the break. Now I am being told that my parking spaces will not be made available to me until Spring. I am a senior w/ a spinal cord injury. I can not lug my groceries from several parking spaces away. The dirt has yet to be tamp down or gravel place on it so it can be used & my rent should be adjusted accordingly. Snow plowing will be a nightmare. In spring the fenced off area will become a sink hole. I want to be very clear here that if I trip, fall or get hurt from the deep divots in the yard, road or my car is damaged in anyway I will hold both responsible. Temp it & gravel it now so I can at least use it. Side note, GH’s you have no clue that you’ve been taken to the cleaners by hiring Jack. He has cost you at least $20 grand when the job could have been done in 1 day if they dug where the leak was, $2500 at most. I was without water for 9 days. I am still owed $10 for H2O I had to buy. I am deeply sorry but I have had to forward my concerns about Jack, GH & the **** ** ********* *o the Attorney General’s office. Tenants have no recourse if the town does not uphold building/sewer & water codes.

    Politely asked management multiple times for receipts when they receive our rent checks, but they will not give us receipts. I don’t think asking for a receipt for a cashiers check that is sent to them through the mail is an unreasonable request. I am under the impression that most reputable businesses provide a receipt at the moment a payment is paid.

    We are surprised to receive this review from our tenant, **** ********  **** has been working with Kathy S**** of our office to resolve her delinquent account balance and agreed on a repayment plan. We don’t find any emails/calls from **** requesting them but Kathy will be more than happy to provide any receipt that Lori may need. Kathy will contact Lori to make those arrangements. Garden Homes appreciates your assistance in resolving this issue. Thank you.

    I am writing about Strawberry Hills The trees around my home are rotten and are going to fall on my home I went to the manager and called and wrote to you. Our manager took a picture of our tree a week ago Nothing has been done

    They are not very nice people there in ********* *** Any time I had to deal with them, they are rude, refuse to listen and Only about money. I have lived in my park since 2006. When I started, I was paying $285 dollors for lot rent. I now pay almost $500...that's around $10 each year that they are raising our rent. They also don't answer the phone during business hours and if your lucky, you will get a return phone call from them with in days. Also, When I was getting a divorce, their unprofessionalism slowed my paperwork because they refused to take my ex husband off the lease agreement and security deposit unless I sent them certain documents....that NO ONE ELSE including Social security office or DMV even would ask for. NEVER buy a home from Garden Homes. This company is about money and not customer service.

    Park manager nice. Office personnel not so much. An x con escaped their background check and was my neighbor. If you want any of your security deposit back, better off leaving better than you found it and correct all deficiencies yourself.

    We are surprised to see the review posted by our former tenant. After providing our office with some extremely personal information which we will not share here, we refunded her entire security deposit. Her receipt of the refund was delayed as we did not have a forwarding address for her. Once provided to us, the check was mailed to her. We wish her all the best going forward.

    I have resided with GHM for almost five years. The original plan was to rent for one year and here we are almost five years later getting ready to once again renew our lease. The office is not easy to get a hold of by phone however I find that email works better. Our super Oscar is phenomenal, and our complex is always clean and has great lighting at night. During the winter months the office sends emails reminding tenants of the snow policy and where everyone should be parking. Any resources that were available during the pandemic was issued by email and any new updates that are in our community we receive information by email. Overall, great experience. I will say there are some tenants and neighbors that are not mindful and do not pick up after their pets.

    I think this company is horrible and treats their tenants like crap. ********* ******* is one of the worst places to live. They never answer their phoned so how are people supposed to make complaints??

    Lost my previous review but here it is in a nutshell, Michelle G******** is very very helpful and easy to talk to whenever you have a question or need to talk to, you can count on her to be helping you with anything concerning the rental property, been here for the length of about early 2000s and Seldom have had to deal with the main office but Michelle G******** is a good person to get things done and I have come to know the park manager and he is very helpful with issues in Edgebeook MHC! It's quite and the views are great! Thank you Michelle G******** for everything and I hope to be here for years to come!
