This company was hired by the HOA where I live. When they sent 3lElite Property Services Inc to do work on the pavement amongst other things in the HOA. They caused damages to my personal property which was also caught on video and have since denied to pay for damages. Furthermore they came and did the job following few if any safety protocols which is also evident in the videos recorded and shared with this management company.

I believe I already responded to this complaint via e-mail, but I will send my response again.

A notice was sent to all owners that paving work would be done on the property and they were advised to remove their cars from the lot until the work was completed.  Apparently the landlord did not notify this resident.  When the contractor arrived, he knocked on the door to have the resident move the vehicle before he started working and someone answered the door and said they weren't moving the car because her roommate was sleeping.  ***** then came outside screaming at the contractors with his video recording claiming damage was done to his vehicle.  Whether the damage to his vehicle was done then or previously is unknown.  The video he sent us shows a lot of dust from when the contractor was saw cutting the asphalt, I couldn't see any rocks flying as he was claiming.

I am rejecting this response because:
I was trying to upload some footage but it seems the video is too long.

This video shows them cutting without protecting the vehicles in the lot.  We never got any communication as to work being done on this date.

I would like help dealing with my management company for my condo complex. This company continues to ignore issues with the landscaping, pool and basic accessibility and safety concerns. All things that my monthly condo fee payment should pay for. I had to take out a personal loan for windows to be replaced because they could not afford to replace them. Something they are required to handle. I have yet to be reimbursed for my loan. They favor certain members such as the individual who is on the board and is hired by our management company to maintain our pool. A pool with constant ph and algae issues. This individual gets paid a large sum to be certified to maintain the pool and yet we continue to have issues with it. He will leave the property when he should be working. I would very much like to know why I am paying so much a month for horrible landscaping and a pool I can’t use when I want. This company will continue to ignore issues brought up such as individuals coming on our private property during the fireworks display, blocking our view of the fireworks, parking in fire lanes and causing such a cluster of cars an ambulance would not be able to get through if needed. When this was mentioned to board members they said nothing could be done as they would get sued. This management company will lie about the board member who maintains the pool during the summer of 2020 so they can collect unemployment and the extra covid relief funds but will not address actual issues. For them to lie and say he was laid off and yet our pool was still open and he worked just so he could collect extra money just shows how corrupt they are to me. They refuse to fix a hand rail that has been bent for months. This causes accessibility issues and safety concerns. They also refuse to make the pathway to our pool more accessible for strollers or individuals who need walking aids. There is no ramp just stairs. I am just tired of paying monthly for aggravation. Thank you for listening.

I would like to address the complaint submitted against our management company.  The person complaining has a grudge against the management company and board of directors because she was forced to abide by the Association rules and remove the unregistered vehicle she was storing on the property.  The Association began a window replacement program and the window company offered a no-interest loan for 18 months at no cost to the unit owners, but they had to sign the loan paperwork.  This gave the Association a chance to collect the special assessment money instead of depleting their reserve account and the payments were made to the unit owners a month before the loan becomes due, but it is their responsibility to send the payment to pay off the loan.  The complainant is scheduled for the loan repayment in January 2025, well before the loan is due.  The Board member that maintains the pool is a Certified Pool Operator (CPO) that was hired by the Association.  The management company does not hire vendors or contractors for the Association, the Board members do and they voted on this at an open Board meeting several years ago.  The pool was closed this year for a few days due to an algae problem which was when the weather was very hot, the smoke from Canada was visible in the air, and there was an issue with the pool filter.  The filter has been replaced and once the pool was certified safe for public swimming, it was reopened.  The landscaping complaint was from an incident where the landscapers removed a plant that she planted herself in the outside common area that they believed was a weed.  They removed the plant and actually replanted it once they were told they should not have removed it.  She also complained about that company on Google Reviews trying to make the company lose business.  When the owner of the company confronted her asking what he could do to get her to remove the review, even offering her a replacement plant, she refused to remove the review and the Association almost lost their landscaping company of over 10 years due to this irate individual who only wants to start trouble with everyone.  The complex is directly across from the public beach where the City shoots off fireworks every year.  The entire city street is closed to allow everyone to walk around the area.  The Board members are not going to monitor the entrances into the parking lot (risking their lives) telling people they are not allowed to park on the Association property.  It has been going on for many years, all the residents are aware of it, and they do the best they can to deal with the situation that is beyond anyone's control.  The CPO did not work during 2020 because the pool was closed due to Covid so I don't understand that complaint at all.  But if anyone collected unemployment during 2020, it had nothing to do with the management of the property, it was their personal issue.  The hand rail was hit by a vehicle, probably delivering a package, and will be repaired when the mason becomes available sometime in August 2024.  The mason also has to replace steps at another unit that were damaged from excessive salt usage and are now corroded.  There is no accessibility issue caused by the leaning handrail, the sidewalk has a very slight ramp to allow a wheelchair accessibility to the parking lot (normally wheelchair users don't use handrails).  And the request to make the pool more accessible for strollers or individuals who need walking aids has never been brought up to management and we have managed this property for approximately 20 years.

We do not believe there is any way to resolve this person's complaints because they are just angry at the world.
