Date of Transaction: 12/19/2024 Amount: $465 Claim #: ***** I filed a claim to fix my water heater after reading my contract and noticing that the issue would be covered. After the tech spent 30 minutes asking questions about the issue he ended the call after saying that this defect is a manufacturer issue and they won't cover it. A water heater getting old and needing a replacement dip tube is not a defect. The business has not tried to resolve this issue with me as they have denied my two previous claims. I am not sure how they stay in business never processing claims but consistently find ways to deny them.I am have an appointment already scheduled with my plumber tomorrow and expect Achosa to make this right for me by refunding me or processing this claim.

The heat strips in my furnace went out. The company that came to fix the furnace does not take warranties. So I had to pay them first and then get reimbursed by Achosa. I called the warranty people and told them that my service company does not take warranties so I will pay them and then Achosa can reimburse me. I got the work done, submitted the invoice, and proof that I paid. The warranty company refuses to process the claim because they didn't have the technician call them to tell them what was wrong with my furnace. There is a tecnicians statement on the invoice. That isnt good enough. I explained everything the technician told me to the warranty company but they weren't satisfied with that either. They called my service company and the service company refused to talk to Warranty company. So I called the service company to get the service man to give me a statement but they wouldn't work with me either. So I'm out $2200 on my furnace because the warranty company wants to know the history of my furnace. I bought this house 6 months ago the inspector said everything look good. What am I supposed to do now? I think the warranty company needs to honor my warranty. There was nothing in their documents or files saying that they ask these types of questions or need to know this type of information. It's a big scam please help me get some of that money back.

Submitted a claim to be covered under warranty, which was the failure of an oil furnace and needed to be replaced. The claim was denied as it did not fall under "normal wear and tear".Knowledge of the condition of the furnace was unknown prior to purchase of home. No oil to test furnace, but previous owner stated the furnace was serviced at the beginning of the year. Assumption was made that the furnace was in good working condition. This was noted in the home inspection, which I submitted when requested. They spoke with the technician that came to service the furnace, which the technician assumed that an oversized valve was used, although there was no valve on the furnace, only one sitting there near the unit. This was the reason for the denial of the claim.I am not asking for the replacement of the furnace to be paid in its entirety, but any form of compensation would be greatly appreciated.

We had purchased this home and during the inspection it was noted that the ** unit was old and probably near the end of the life. A home warranty was purchased from ACHOSA to give us protection incase anything happened with the system. We did have a issue with the system where it was not cooling the house properly. We called and filed a claim. They had us schedule a tech to diagnose the issue. The tech recommended the system be replaced because of a faulty compressor.ACHOSA rejected the claim and stuck us with the cost because it did not meet their criteria.I would have never purchased a warranty for the home if I knew the company would just find an excuse for rejecting the claim. They should not be allowed to do this and stay in business

We just purchased a home, which included a Achosa Home Warranty. The second day we were in our new home, we ran the dishwasher. Near the end of the cycle we had to grab towels because the dishwasher was severely leaking water all over the floor.I contacted Achosa Home Warranty. They said we need a copy of your home inspection. We were not aware of the need for a home inspection, and chose not to get one, because the seller provided a home warranty. The seller provided a signed letter stating: "I can confirm that the dishwasher was functional. I ran multiple loads during each of my two visits, without incident. My father was clearly using the dishwasher, as well. There was a partial load of dirty dishes in it at the time of his passing."Achosa said that letter is not good enough. We will not cover the cost of repair for the dishwasher. Please help us resolve this issue.

Purchased a home that came with a 6-month Achosa Home Warranty. Initially, the ** was in good working condition (proof provided to Achosa). However, after a short period of living in the home, the ** did not seem to be cooling & ** repairman identified the air handler as the issue. Based on Achosas coverage policies, this should've been covered. However, when the repair tech answered their additional questions, Achosa found a way to avoid honoring the policy.Much like the many complaints expressed here on BBB, the Warranty Rep asked a multitude of questions seemingly designed to find loopholes & avoid paying out, which is usually capped at $2000 to $3000--mere fraction compared to the $$$ collectsed from consumers.I escalated my claim to a higher level, pointing out that the original assessment was that the air handler was the issue & that it was covered under the policy. Achosa, however, claimed that the **'s failure was due to a "mixture," based off of ASSUMPTIONS to deny the claim. I disagreed, explaining that our 1981 home had the original air handler & should be covered. The manager claimed they couldn't ASSUME it was wear and tear, but they did ASSUME it was the "mixture?"You simply CANNOT make an ASSUMPTION or PROVE it was from the mixture. Common sense would lead one to believe that it's more likely the 40-year-old handler. Basically, they found a way to avoid honoring their commitment-- I caution others to be wary of Achosa.Details:- Amount Paid: $600 for a 6-month warranty transferred home purchase - Business Commitment: coverage under the warranty - Nature of Dispute: denied coverage despite policy terms - Resolution Attempt: escalation to higher management with no satisfactory resolution - Issue Involving Advertising: Misleading practices to sign up customers & avoid coverage Manager offered a refund subject to cancel fees & prorated amounts was mentioned... umm... $200-$300? is laughable. Hope this review helps others avoid home waranties.

My wife and I recently purchased a home that came with a 12-month home warranty through Achosa. A few months after moving in, we noticed our roof would leak into our kitchen during heavy rains. I called a roofer who was recommended by our general contractor, and he diagnosed the issue stating that the flashing and boards were not working properly and needed to be replaced. Per Achosa's policy, flashing is covered at a maximum payout of $500. The quote for repair was $400.At Achosa's request, I had my roofer hop on a 3-way call and the customer service rep asked him what the issue was. My roofer explained what the issue was (faulty flashing and board replacement). The customer service rep continued to ask the same question over and over, prompting my roofer to explain the process over and over. At one point, the roofer mentioned that the boards were the wrong size, which prompted the Achosa rep to come to the conclusion that they were improperly installed. Improper installation is not covered by the warranty. We were put on a brief hold, and after a few minutes, we were informed that the claim was denied and "improper installation" was cited. It's like the entire explanation of the issue given by the roofer didn't matter. They basically asked questions until they could get the roofer to say a single word that they could use to deny the claim. I asked to be forwarded to a supervisor and was forwarded to a very rude person who basically reaffirmed the denial with a condescending tone. I'm just not sure how Achosa can determine the issue is "improper installation" when they didn't see the issue, didn't reach out to whoever installed the roof in the first place, and completely disregarded the words of a roofing professional. This repair should be covered, but apparently they can just twist your words to come up with any conclusion they want to avoid paying out.Avoid this company.

June 26, 2024 One of two ** units was not cooling. I called a professional ** repairman. We called Achosa Home Warranty as they needed the final diagnosis. The ** repairman said it could be many reasons including manufacturers defect. The warranty company put us on hold for a minute and immediately denied coverage as "manufacturers defects" are not covered. The ** repairman then said "Let me clarify - manufacturer defect is just one of many possible reasons". The warranty company said "Once a final decision is made we can't change it". That is a flawed policy in which it benefits the company and not the customer. It does not matter if a repairman wants to clarify his words. Achosa Home Warranty is a scam company and rarely if at all do they approve any claims. I would encourage BBB to find out the percentage of claims that are approved. I have been denied 4 times in 6 months for water heaters, water softeners, aerobic septic pumps and now air conditioning unit. Each time they find why it is not covered.
