I rented a house through VRBO for 6 guests and paid for 6 guests. The property manager says that I only rented for 1 guest based on their system. However, I have proof from VRBO that I paid and rented for 6 guests. The property management company charged me an additional $800 for a total of 10 guests which is incorrect. I've tried to resolve this issue with them but they are refusing to communicate. When they have, they said I was rude and were going to give me money back but now they aren't. I have proof of payments and email correspondence of the above.Additionally, the refrigerator broke and we lost $600 worth of food. They called a repair guy and he couldn't fix it. We were without a refrigerator for 3 of the 4 nights and they wouldn't respond. They required me to be on the property and wait for the repair guy!

My wife and I rented a Vacation property from VRCC LLC (through VRBO) from Nov 12, 2022 to Nov 15, 2022. We paid for the property in 2021. Before the property could be utilized, a hurricane hit the **********, ** area in Late Sept-2022. Several days after the hurricane, I contacted VRCC LLC to ask about the condition of the property. VRCC LLC told me that the property was in great shape and usable. I found that hard to believe so I contacted an individual a few streets over from the property. He told me that the entire area around the house was severely damaged. The house was damaged and interior of the house was exposed to the elements The pool cage covering the pool was also destroyed. The main reason we rented the house was to use the pool without insects bothering us during the evening hours. The property was uninhabitable. He offered to take video and pictures of the property for me. I have attached these pictures. After I received the video and pictures, I sent them to VRCC and asked for a refund of $671.10. They declined, stating that the property was in good shape following the hurricane! VRCC LLC should have been honest from the beginning.

      Please see attached response.

********** has rented the place for November 12th - 15th, 2022. ********** asked us right after the storm about the conditions of the house, and due to the lack of power and internet, we could not immediately answer his request. ********** sent strangers to our property and trespassed the house. The attached pictures show the photographers spot and the situation from September 28th to October 1st. ********** wanted to cancel the reservation for free, which was contractually impossible. The rental agreement states a zero refund on cancellations; we offer travel protection instead. When he booked the place, ********** refused to take the travel protection for $1****.

We assured ********** that the place would be ready when he arrived, but he refused to listen and left negative reviews online. After carefully considering the situation, we handled his reservation as best as possible. The facts are:

      • If ********** did not agree to our terms, why did he book? We do not offer free cancelations. We offer travel protection instead to secure the trip. For a 5%charge on the rental price (in his case, $1 ****), guests can protect their reservation. I understand customers who dislike our strict cancelation policy but should not book with us if thats the case.
      • ********** canceled the trip before he knew about the actual property conditions on November 12th. He was looking at pictures someone had taken unlawfully right after the storm. The house was repaired after the storm, and we hosted happy customers before November 1 2th. I can get a written statement from a guest if it is required.
      • The fact that we have proof that the house was habitable far before November 12th makes his reason for the complaint obsolete.

Therefore I request that this complaint be denied.

      Sincerely *********************************

I am rejecting this response because:

We specifically wanted the pool cage to be functional during our visit.  We wanted to be able to use the pool in the evenings without being eaten up by insects.  This would not have been possible because the pool cage was gone!  I should not have to buy travel insurance due to the property not being fit for use.  I should have done more research on VRCC before committing to rent from them.  I thought it was odd that the listing was removed from VRBO 6-months before I was scheduled to rent the property,  Caveat Emptor.

      Sincerely,

      ***************

On Sept 27, 2022 *************************** of VRCC LLC, also known as Vacation Rentals **********, terminated our ******************* Agreement "as of Sept 30th, 2022". He terminated our agreement with 3 days notice and on the eve of a major hurricane. Our agreement states that either party can terminate the agreement "subject to a term of two weeks before the end of each month". His termination of our agreement without proper notice & in the wake of a major hurricane left us with no local representative to address the needs of our property and no other choice but to travel cross country to manage our property and address all the inevitable post hurricane repairs and issues.***** and VRCC terminated the agreement over 6 weeks ago but has and continues to refuse to remove his listing of my property from Airbnb and Vrbo. I have requested on several occasions, including a request sent certified mail, that he remove his listing of my property. He has no legal right to list or reserve my property, nor does he have my permission. His actions are unethical and illegal. His actions have cost me potential rental revenue by making it impossible for me to list my own property on Airbnb.

      Dear *****,

We notified ************* about the hurricane and let them know we needed it to start preparing for the storm. If they would like us to put hurricane shutters, we can, but it will be an additional fee. They wanted to wait and see what would happen, so we said okay! The Wolf waited until the last minute to take action on their property. They wanted us to install hurricane shutters the afternoon before the hurricane. We said we would not be able to do that as the whole VRCC team is taking shelter already. At that time, we were getting 30-mile winds already. They got upset, and we decided to part ways. There was no refusal from them, and it was a mutual agreement.

Even though we part ways, we still have prior reservations for their property. We block any new reservations from coming in, but we can not remove the listing as we had existing reservations! We explain that to them and they were not to happy with our answer!

We booked a Villa with this company for October 1-8 along with a boat for 4 days. Total was nearly *******. We contacted them on Monday September 26 and were told that they would be in contact after Hurricane *** had departed the area with an update. We never heard a word, and after it was evident that the ********** area was without power, the airport closed, no water, and roads impassable we canceled our reservation and cancelled the boat rental. We have left emails, voice messages, and have called nearly 6 times since including today. No one will return our calls, no mentioning of a refund or reschedule. Apparently looking at the bbb reviews we are not alone. We did purchase travel insurance and have filed a claim through that company, and are disputing the boat rental with ***** This company is a laughing stock or rental agencies, and very much negatively reflects poorly on the ********** community. Plenty of places we can go and vacation and spend *******. ********** and your surrounding communities will not be one of them.

Rented a house from this company at the end of December 2022. I inquired on a refund and questioned if the house would be livable based on the hurricane. Company would not answer the question I asked. When told their unwilliness to answer the question spoke volumes about their company they became very offensive. They stated, "you're lucky you're not hear face to face with me right now." I took that as a threatening statement. I cancelled my reservation and will lose out on the $776.04 down payment as their tone and statements didn't make me feel comfortable taking my family there. Whole email chain available upon request.
