      Complaint number ********. Estates at Countryside responded to you in regards to my complaint. I never received a document with a breakdown of fees charged for move out damages they claimed we committed on their property. We made sure the property was cleaned for any future tenant. I will as provided no documents or photos.

      I am renting a 2 bedroom apartment in this condo and AC is not working in master bedroom since we moved in and I complained alot as temp in this room is very high and i have sick baby in this room.its affecting our life and health and also resulted in very high electricity bills as the machine is struggling to work and never stop even on auto mode .they send their maintenance guy several time but never fix the issue or even made any diagnoses and keep saying its due to the laying out of ducts with so much turns and and folds leads to no air flowing out of vents in this room and then i sent them a final notice that they are breaching the contract with this negligence of main emergency maintenance issue for cooling system and thats when they finally send AC technician to diagnose and he confirmed that coils in bad shape and unit need replacement and confirmed that the problem might still occur due to duct bad positioning with so many turns and folds. they replaced coils and issue still there..I contacted them again and they said that duct repair is a big project .i have kids and sick baby and I cannot have any projects while I am living in the apt and I asked them that i will move out and that they should release me from the contract as i have penalty of early moving . Its a difference of one month only as my contract is due beginning October and I still need a month or so to move out .they refused and said they will not release me and now I am stuck me and my family ! also night lights in common areas are turned off for several times and its very dark at night while they charge me for common area electricity&alot of other issues! I have email evidence of all of this for almost a year now and no solutions and even minimum maintenance things like light bulbs change they do not have it in stock for weeks i have no light in kitchen now! horrible management and me and my kids are tired of maintenance guys distracting our life and privacy every other day.

      Business Response /* (1000, 13, 2022/08/06) */ Dear BB, In reference to the complaint above, we have checked her ac unit numerous times and had a third-party company that came out as well to let us know that there is nothing wrong with the ac other than that room is the first best from the air handler. Also, she does not let us in and in fact would not provide a key to her unit. We will not release them from their lease obligation with no penalty because we have done everything accordingly to fix the issue. The check they did is coming to my apartment and talking to me verbally about the issue then filling in the freon and changing the filter nothing more than this! And the only thing happened they got a vendor who confirmed that the temperature in master room is 10 degrees more than the entire apartment which is almost 87 F while the rest of the apt is 76 F ! Also they refused to do a duct cleaning or fixing so the air can flow to this room ! I never refused to let them in at anytime ..and by law i need to know when they are coming to arrange as i have sick baby in unit and fixing the AC require to switch it off and stay in hot weather! Also they should have a key of the unit as I never changed the key since I took it from them! And its been a month i am requesting kitchen fixture to be fixed and now been more than a month i have no light in kitchen .. I have everything noted and recorded on emails ! I was forced to find another apartment and I am leave end of August and I am not going to pay any rent starting Sept for all the above reasons according to FLorida law they have 7 days only to fix these things now its been months ! Consumer Response /* (3000, 17, 2022/08/12) */ 1- AC issue been going on for few months now and never get fixed as its not flowing air in master bedroom (no air flow from ducts )with a temperature variation of 8-10 degrees difference from the rest of the rooms according to the maintenance guys and vendor diagnostic. its affecting my family and kids health as of inconsistent temperature changes ! 2- kitchen fixture not working for more than a month and I made a service request few times that had been completely ignored by the management company. we have no light in the kitchen 3-humidifier in my apartment is not working and never got fixed! 4- no wheel chair access or passage way from the exit gate ,so if you are at the exit gate and need to get out on a wheelchair you cannot and I told the management company (leasing office )and they never fixed it and completely ignored my request! 5- the several attacks and burglary in the condo this month and previous month ! I rented in this condo as its supposed to be gated community but this place became unsafe for me and my kids ! 6- leasing office completely ignoring all my calls and recent emails as well as services requests! 7- switching off common area lights several times although they charge me a fixed amount every month to cover common area electricity! 8- they did not notify me of road pavement plan near my building so I can move my car to a safe area,Which caused damages to my car and they refused to take responsibility! The management company (leasing office ) failed to fix all the above issues (AC not working properly,no lights in kitchen ,humidifier not working,no wheelchair exit access ,unsafe condo),and according to FLorida law they have 7 days and I gave them few months.Also they breach the contract between me and them by not complying with the leasing contract term no. 32 Therefore I was forced to find an alternative apartment which I did and I have noticed them in writing that I am moving out of the apartment end of August 2022 with no liability towards the unit and I will not pay any rent starting of September 2022 for the above mentioned reasons . And I am not waiving any of my rights I will hand over the keys to leasing office on August 31 and they are welcome to do a final walk around to make sure everything is in good shape and clean! *All the above issues ,service requests and leasing office replies of acknowledgment are recorded and dated with written emails . *They received my moving out written notice 60 days before the intended date. (evidences are available upon request )
