On Saturday June 25, 2022 i received a letter to homeowner with an invoice enclosed dated July 1, 2020 at my address for an unknown person Gina Marie Holm, from Shireman Pest Control for $65.00 I bought this house August 10, 2020 from Julia L. Weinstein-Bartel who I never met had lived at this address for many years until selling it to me and then moving out of state. Address unknown. There is a cover letter stating no name but congratulations on the purchase of my home from Allison Todd office manager at Shireman Pest Control. The letter states their records show an outstanding invoice for a termite inspection and to please send payment with the stamped self addressed envelope. They apologize for not following up in a timely manner. I would like to notify the BBB of what I feel is a scam by Shireman Pest Control and I hope the BBB can resolve this matter with a company I have never had contact with or heard of before this letter demanding $65.00. Thank you Ginny C.

Business Response /* (1000, 5, 2022/07/01) */ Contact Name and Title: Allison Todd Office Mana Contact Phone: XXXXXXXXXX Contact Email: *******************@gmail.com I understand the concern of the homeowner in this situation with all the scams going on these days. Our company provides termite inspections that are required before purchasing a home in the state of FL. These inspections are done prior to closing on the property under contract for purchase. The dates the consumer mentioned line up perfectly with the standard flow of required inspections. These are requested by the realtor, who is the person mentioned on the invoice and noted by the buyer. The buyer of the home is responsible for payment. If the buyer was not called by our company or notified by the realtor regarding this inspection the buyer may have been unaware of the company conducting this inspection, therefore "never hearing of us". For this I greatly apologize. Due to Covid and then a lack of reliable employees between 2020 and May 2022 our company had $1,000.00's of dollars of unpaid inspections due to the rapid market and above mentioned obstacles. As a company we decided to write off any debt prior to 2019 and try to recover debt from 2020 to current. I sent these letters and invoices out as part of that attempt in hoping the small family run business that we are could recover some of the money that was owed for services that were complete. The cover letter that I attached had all of our information for our company as well as contact information. I encouraged the buyers to call or email me with any questions. In this case I did not receive either to try to answer any questions the buyer may have had. Due to the realtor scheduling these inspections we do not have buyer names to address accordingly only the property address of which the inspection was conducted therefore a general "Homeowner" was used as the introductory to the letter. I also included a self address stamped envelope to make payment easy and attached a $5.00 off coupon for any future services in hopes to keep a great relationship with our customers and community. I am sorry the buyer felt uncomfortable with this attempt and would love the opportunity to answer all questions she may have regarding this bill. I have attached a copy of the letter that went out to all buyers that we are attempting to collect from. Thank you. Consumer Response /* (3000, 7, 2022/07/08) */ (The consumer indicated he/she DID NOT accept the response from the business.) Added documents attached to dispute the companies response Business Response /* (4000, 9, 2022/07/11) */ The documents provided are for a home inspection. The home inspection and termite inspection are 2 separate inspections by 2 separate companies. I would suggest reaching out to your realtor (or any realtor) for clarification. I do apologize for this inconvenience, again, we are just a small business trying to get paid for a service we preformed. Thank you! Consumer Response /* (4200, 11, 2022/07/11) */ (The consumer indicated he/she DID NOT accept the response from the business.) BBB- I do not accept this businesses response. For some strange reason this business doesn't understand that they sent me a bill dated July 1,2020. I had NOTHING TO DO WITH THIS HOUSE UNTIL JULY 9, 2020 when my offer was accepted and went into contract. I am well aware that a home inspection is not a termite inspection and my son in law who did the home inspection on Aug 5, 2020 did not order a termite inspection. My agent Susan M. DID NOT order a termite inspection. The name of the sellers agent is on the bill. She had this house for sale for several months. I learned there were 2 prior contracts with Gina Marie Holm WHOSE NAME IS ON THE BILL. Both those contracts fell apart. If Gina Marie Holm ordered a termite inspection for one of the previous buyers this bill is her responsibility. This termite company is unknown to any of us involved in my buying the property. They obviously didn't know me or heard of me so sent their bill to HOMEOWNER at property address. I have my proof of documentation and my witnesses and I have all the time in the world to go to small claims court. Once again I thank you for your time at BBB. Ginny C. Consumer Response /* (3000, 15, 2022/07/20) */ I forgot to add that the company said that Florida law requires a termite inspection. NOT TRUE as I paid CASH and did not have any lenders involved. I've bought many houses and never had any such restriction of a forced termite inspection when it's a cash deal. Thank you Ginny C. Business Response /* (4000, 17, 2022/07/21) */ Thank you to Ms. ******* for providing that documentation. We did determine that the buyer prior to you was the one that did not make payment. The timelines were tight and some of the same real estate agents were involved so there was confusion for our new office manager. Again, we are a small family owned company and are just trying to collect what is owed to us. We have found the person that owes us and we are thankful for your help in this matter. We had not and did not send anything to collections so there would be nothing to correct on a credit report and we will not make any further contact with Ginny Cordero. Thank you, Erica S. co-owner of Shireman Pest Control Consumer Response /* (2000, 19, 2022/07/27) */ (The consumer indicated he/she ACCEPTED the response from the business.) I am a 77 year old senior citizen who in my opinion was a victim of a Phishing expedition. Under the name "Homeowner" I received a bill in the mail on June 26, 2022 dated July 1, 2020 from Shireman Pest Control for a termite inspection regarding a house I didn't have anything to do with until July 9, 2020. This harassment to collect from me went on for 4 weeks until July 21, 2022 when the co-owner stated they would have no further contact with me as their new office manager was confused and it was a prior buyer who ordered the inspection. I kept sending my proof that I wasn't involved with them but that was totally ignored. After all this aggravation I am glad they won't contact me again as I've been instructed to call the BBB if they ever do. They never need to worry about me ever contacting them, I never will. Thank you BBB Ginny C.
