    This firm represented a closing on the sale of my property. Erroneously withheld funds and distributed to a party that should not have received the funds. I explained details to processor prior to closing and was supposed to be able to clear items. funds were distributed without my knowledge and upon requesting information was told check sent reach out to other party for refund. This has been going on for 5 months without a resolution. it is an All About Closing mistake that should be rectified by this firm. Less than $800. The Firm should make good on their mistakes. I have reached out to the owners, the clerk many time and was told they would get back to me. Unfortunately, I feel that they are not honoring their word.

    Good afternoon 

    We handled a closing for ****************** on 9/15/2023. He was extremely rude to my office from the beginning of the transaction. When we receive a contract for closing, we order a title search and a lien search. The lien search came back with a water bill in the amount of $792.24. The property was being rented out so we always call utility companies to see if they lien for tenant water bills. We were told that this city does (**************). I called and spoke with the manager at the ************** and i was told that the check cannot be returned as the bill needed to be paid as the property was being sold. I understand that ****************** is upset and i apologize for that. But we are the middle person in every transaction. Whatever shows up on our title search or our lien search needs to be cleared so that way the buyer does not take on any issues that we are aware of.

    I am rejecting this response because:
    I was not rude to the office or workers during the process. I did get upset when my calls and emails went unanswered for months. 
    prior to closing we explained to the processor that per our conversation with the ************** confirmed that the outstanding bills were not my responsibility and the processor said she would hold off from issuing a check to ****** so we could get a letter from them stating the same. When I inquired about it with All about Closing I was told there were no notes in the file and the check was sent. To my disappointment the processor did not follow through. I would have held up the closing if I knew they were going to send the check. I feel the only resolution is for all about closing to pay for 1/2 of the bill. This was there error.  Additionally the lack of responsiveness and excuses prevented me from resolving timely. I am also dismayed that the owner would call me rude since it was her lack of responsiveness that put me in that position.

    I disagree with having to give him half of the money but i will just to make it right.  

    I feel that his bad remarks should be removed from the BBB site if I have to give him half of the money.
