This company manages condo and HOA communities and has engaged in fraudulent conduct, deceived homeowners, hired unlicensed contractors and has paid out unauthorized payments to contractors; they have encouraged the Board members to meet in secret and arrange contracts without notice to the community. They have REFUSED to respond to any written or oral communication, and we are now filing complaints with the ***************** and state licensing agencies.We encourage other HOA's ad Condo communities to stay AWAY from this company!Campbell Property Management

Secret meetings of the board have never been encouraged or facilitated, and despite multiple explanations ************ continues to confuse the different meeting notice requirements for board meetings (48-hour) vs. membership meetings (14 days).
Additionally, there have been multiple attempts over many months to meet with Mr. ********* in an attempt to offer an explanation on the issues he has presented. Mr. ********* has never agreed to meet. We have also fulfilled multiple records requests for ************ and have continued to answer his subsequent emails and questions.
Finally, as the management company we are not authorized to approve payments to vendors or contractors as that is facilitated by the board. The board is also responsible for the hiring and approving of vendors and contractors who work in the community. The board members have unanimously voted in favor of every vendor and contractor who has been hired to work in the community this year.Review fromMartin P

1 starCampbell Property in *********** is absurd and abusive with what they charge on late fees...I have been paying what I was told was the Maintenance fee of $554 every month since January 2024, and I just receive a letter today charging me $25 late fee, $25 late fee S/A and $5 admin fee...for a total of $55 dollars for every month Since January, a total of $550 dollars because the Maintenance fee was Supposed to be $555 instead of the $554 I have been paying.The notice didn't come until 10/17/24 and on top of that they are also charging an 18% interest accrues on this balance...In October the admin fee is $55 instead of $5, plus the other two $25 late fees for a total of $105 late fees in October.I live in the ********* section and when speaking with them about it, they were rude and careless of the situation. This company must be investigated by proper authorities, it's abusive what they are doing charging these fees to Senior Citizens without proper notice.Review fromDarren P

I recently had a client locked out of his unit managed by Campbell Property Management Company. They had multiple keys delivered to them for the fire safety access. Mismanagement of those keys left them believing they did not have a key, so they went out and replaced the locks with no notice of such a move. No arrangement was scheduled for doing so, no phone call, where they have the number on file. They just went out and had it replaced. So, my client returns home on a Sunday night after being away for the weekend and finds himself standing in the dark and rain with no way to get in HIS home. Just put yourself in that position and think about how you would react. All it would have taken was a phone call. But that didn't happen. Property maintenance under their management is atrocious. This is a gated community of which the gate is broken more often than it is operating. Hire Campbell at your own risk, as you have now been warned. Good Luck!Campbell Property Management

5 starsI can see from looking over the BBB website where a lot of folks have made complaints about different companies for many different reasons. What Im doing is writing a positive review from a past employees point of view. Property Management is a very difficult field to devote your career too. Its mostly unrewarding and there will always be complaints as you have so many personalities you need to cater to. Figure just one property with lets say 100 units, taking in consideration you might have two owners per unit and then you might have 25 rental units with two renters, thats 250 different personalities, and thats a small association. Now think large maybe an association with several hundred units plus rentals, multiply that by the amount of associations a management company manages, wow the number is staggering.Ive been a Property Manager for 32 years in *******, during that time Ive worked for several different management companies, and I got to tell you I have found Campbell Property Management being the best. They are very caring about the associations they manage. While working for *** I found that they take care of their employees, in a family setting, your not just an employee with a number, they know who your are and what you are capable of. Im not saying there was no owner complaints as that would be a lie, there are always going to be someone that feels they werent heard or taken care of properly, CPM was on top of the issue immediately, nothing was just not dealt with. From a PMs point of view I would recommend CPM for any PM or for an up coming PM. The best employer to work for in the state. I dont know how they do it but you feel at home working for them. Thanks to **** ***** ***** and **** just to name a few. This all works because of the leader and a PMs mentor **** Tight the Owner. I am a Senior Citizen that is being mentally abused by a preponderance of bogus citations from our Property Manager regarding my planting heights.The exceptions to the assigned 4 heights are 1)Special permission with an ARC which I have (see first attachment)2)Palm plantings The Property Managers notice alleging that my plants should be below the permitted six foot. The way he is lying about this, he lies about excessive overgrowth of my plants and their measurements.He has mesured my plants whereby his height is 510 and the plants are shorter than him or at the permissible 6 height as part of his notice.I dont understand how he proves I am correct and yet continues to harass and discriminate against me.Recently he sent a letter saying he will not send a notice see which is in direct violation of our Enforcement of Rules.As palms are the exception, he has ordered my cat palms to be cut 4, once again in violation of our court agreement and the policy on palms. He doesnt address the same palm of a nearby neighbor in my community. This appears to be selective enforcement. It has been confirmed that he has done this specifically without any oversight from the Board Every time I request a job completed correctly in writing, having to continuously explain the rules or an imminent danger, he accuses me of harassment and to cease and desist even over potential safety issues. His behavior demonstrates he is not protecting our community against potential lawsuits.I contribute to this Property Managers salary and he has arbitrarily violated my condo owner rights, violated our rules, made false accusations, acted against a Court Agreement, and continues to overcome objections and accountability with a false narrative of his experience when his LCAM license is slightly a year old.I expect this complaint to be noted on his record with disciplinary actions as his harassing false citations have rose to the level of abuse and affects my ******Campbell Property Management

Very happy with Campbell, and our property manager. They walked in to a mess, and have done their absolute best to clear it up. Any negative reviews from homeowners, are simply people who did not get what they wanted, when they wanted. Some people are just not meant to live in an HOA.Campbell Property Management

Campbell Management took over our community in October. Our former management company, GRS left us a mess.It was a hard transition no thanks to our former management. Our new PM is great!She is very knowledgeable and has brought in some awesome vendors, not only helping our community look great but saving us money as well. She is very communicative and responds to emails and texts in a timely manner. She has been a joy to work with and we're glad to finally have someone we can trust to lead our HOA board successfully.Campbell Property Management

Campbell property management is totally inept and completely ignorant to its properties and their needs. They do not oversee their property managers. PM ******** has no sense of community and has enjoyed causing problems along as the BODs. She does not know how to communicate. The best example is both The property manager and ***** of ********* allowed the community common area insurance to lapse. The only reason everyone caught their mistake is I am moving out of the poorly run community and my buyers lender asked for it. I even have a copy of the proposal where the insurance date is the same date the lender asked for it.Campbell Property Management

I have spoken to the Property Manager, ******** about your issue. She told me that the insurance didnt lapse at all. She told me that in the process of selling your home, the new owners were trying to get a *** the day before the closing, but the agent was misspelling the association name. They asked for the *** the same exact day as the insurance renewal date. It was just a matter of timing. She also stated that she assisted the new owner's agent until It was resolved and they closed.Review fromMichael S

I have lived in two communities where Campbell property Has been running the administrative office. They are completely inept, completely ignorant, and completely unhelpful and unaware to the needs of the residents - they try to over charge and make money off of **************** they can! I would never, never, never hire them to manage any of my properties. Any country club or community that uses Campbell property management needs to fire them immediately! Your property manager in my building is nasty, loves to yell and scream at the residents, lies not to get herself in trouble. Most of all the executives at Campbell refuse to speak with her regarding how she treats the residents.Campbell Property Management

Executives at Campbell have spoken at length with the Manager about the behavior of this owner - The owner was very upset that the Manager stopped contractors working in her unit that were performing unapproved work that did not have an active permit.
We have no evidence about the Manager yelling and being rude, but we have multiple witnesses and phone messages from this owner being very aggressive, rude and threatening to the manager.
Board members at the property are aware of the situation and are supportive of the manager, who is simply trying to ensure the building is safe and properly maintained.
