    Pattern of Complaint:

    BBB files contain a pattern of complaints from consumers that allege issues with contracts. Specifically, consumers allege the Homeowner's Advantage Program contract is unfair and, in some cases not fully explained. In addition, some consumers have alleged liens (or memorandums) have been placed against their properties.

    On July 14, 2022, BBB sent correspondence to MV Realty PBC, LCC requesting their voluntary cooperation in providing steps it will implement to eliminate the pattern of customer complaints. 

    On August 10, 2022, MV Realty responded to BBB with the following:

    At the time that a consumer signs MV Realty’s Homeowner Benefit Agreement (HBA), its notaries will provide the client with a blank copy of the HBA as well as a document setting forth the following information:

    1. The timelines and expectations for when the client will receive their money;
    2. A reminder that the client has the right to rescind the HBA and an easy process to follow if they choose to do so;
    3. A confirmation that the client has agreed to allow MV Realty to file a memorandum lien of the HBA on their property;   
    4. A reminder that the client has agreed  to a 40 year time period to use MV as their exclusive real estate broker for the property and the penalty for violating the HBA; and
    5. The availability of direct contact with a live person at MV’s Client Success team who can address any questions they have.

    Once a MV Realty representative signs the HBA, MV will send the client a fully executed copy of the HBA in the manner they have requested. Clients can request another copy of the HBA at any time. Clients also have direct access to the real estate agent via their cell phone who facilitated the contract signing in addition to the Client Success Team. MV has also recently added resources so that it answers more of its calls live.

    MV Realty has combined some of the ways it has recently improved its customer experience as well as some new ideas to ensure that it is making every effort to reduce BBB complaints. MV Realty looks forward to partnering with the BBB to better serve consumers.

      Signed a contract to give MV Realty rights to sell my house if I were to sell in exchange for a small cash incentive. I am currently refinancing my home and not only did I discover they put a lean on my house to they are also requiring 6% of my home value to be paid to them in order for me to be able to refinance. I also believe that my home is listed as an asset in their bankruptcy.

      I was under the understanding they we would give me $1555.00 if I agree to used them to sale my house if I decide to sell within the next 10 years. I was never told they would put a 40 year lien on my house. I called them over a week ago estimating that I was refinancing my home and asked why I needed to do to have the lien lifted for my refinance. I was told to have the company Im dealing with to send a an email explaining the refinancing. They have not gotten back to the company. I call on 02/22/24. Leaving message with their call center. I explained it was urgent. No ones called back. Ive called all day 02/22/24, 02/23/24, and 02/25/24. I keep getting the answering machine or I leave a message and no one calling back. The original transaction took place in January of 2023, I got a letter in March of 2023 saying the contract was terminated. Now in order to remove the lien I have to pay $17,000 to get the lien removed.

      Dishonest practices, I was contacted by a representative from the company who offered me monetary compensation. If I was going to sell my house within the next year to use them as a company upon review, I see that I have to use the company for the next 40 years and when I spoke with them about selling my property, they were not very helpful and then filed a affidavit forcing me to have to pay them if I do sell it. I thought that was a bit odd because it only took them two days to file legal papers for a lien on a percentage of the sale which is not enough time to even go over details with the company to sell my home. I think this is a terrible business and they have no intentions of selling my property. Just want a profit from it.

      When my father was alive and very ill, he and his wife supposedly entered into a 40year agreement with MV realty- giving MV the right to sell or rcv a 3% termination fee of home value at time of signing or fair market, whichever is greater in exchange for $1050.00. My father passed away 12/10/23, preceded by his wife on 12/2/23. He was terminally ill with stage 4 lung cancer, metastasized to bone, -on chemo, radiation, and heavy narcotics intermittently for the past 5 years. He was a retired ******* and had decent credit. She was also suffering from many disease processes and passed away from the same. Either way, it doesn't make sense that he would agree to something like this. My siblings and I are now trying to navigate the agreement and having little success communicating with them. They are reluctant to put anything in writing, rarely answer their phones, do not provide direct contact methods to speak with a specific person, emails are no longer active which were once active, etc. After getting nowhere with phone calls and receiving a couple of vague/blanket email responses to my questions, I have asked for a termination pay off in writing which I have not yet received. We are not even sure how they came to a 390k value on my dad's home as it has never been worth that much, even at the height of covid. I was told I would need to be assigned an agent, who could help answer my questions and "legal" will be communicating with me further with regards to termination of said contract if that is what I choose. I feel like my father was taken advantage of while he was under the influence of medications and dealing with his impending death. He was over 60 and a veteran of the US ARMY. So, I am stuck paying the termination fee or forced to trust them to sell my dad's house. It is obvious to me that they are not trustworthy, and I do not feel comfortable using them at any capacity or sharing any more personal information with them.

      I am locked Into a 40 year contract for mv realty to sell my home and they have not been able to do so. Home has been listed with them for over a year. I am about to be forced into bankruptcy due to no further help from them in selling my home.

      on March 27 2021 i signed a memorandum home owner benefit agreement with MV Reality in exchange for a $827 check They said they would send me a check right away, Well as of today i never have got a check. I already signed the papers for the amount agreed.I figured it was a scam after 4 weeks of not receiving the money so i just wrote it off. Now Jan 2024 when im about to close on my house they stopped it said i owe them $8000 for not letting them sell it and sent me a nasty email and threaten me in taking me to court for enforcement of the document.plus she said to me on the phone that the 40 years never happens that usually only about 6 months i just lost a $325,000 sell of my home because of there fraud and lies of saying they will send money for thew document I have learned my ****** i will never sign another thing on the word of mouth, i just want the memorandum lifted off my property.I dont want there check at this point. I needed it in 2021 after loosing my job to covid 19

      i never got a check for 827$ and they are trying to scam me $8073  They have filed papers against

      my property These are not the papers i signed they were blank

      Mv realty mislead ** into signing into the homeowners benefit program. We were told that if we were to decided to sell our home within 6 months that we would have to list through mv realty. However, come to find out its 40 years!!!! We were scammed! This has effected our life. As we found out that they put a lien on our home. We need this canceled. We want out of the contract. Otherwise will be contacting a lawyer

      Cannot get a hei loan or heloc because of lien placed on my home. I'm very upset.

      We were unaware of the lien placed on our home along with we ended up posting our home and were in contact with a buyer but issues just keep popping up and our realtor has been conservative in this deal. We have continued to get numerous closing dates but have yet to close. Its been over 4 months since we accepted an offer over 6 months our home has been listed we should now be able to have lien removed and no longer be obligated to use MV realty per contract correct?
