      Find property management continues to harass us. After numerous attempts to resolve the issue, they keep saying sending us threatening letters, notices and fines. We haveexplained that we have roof damage. We cannot pressure clean our roof multiple times but yet they still send us notices. We send a letter fromour attorney multiple times but they just sent me a fine saying I owe $1000 Without any notice before that.

      Mr. ****** owns a property in the deed restricted community of SilverLakes. Violations of the governing documents are generated by SilverLakes, not Pines Property Management.

      Our office, as management agent for *********************************, has advised Mr. ****** of a violation to pressure clean his roof, as well as the requirements set forth by SilverLakes to keep the violation on hold while his claim is settled.

      I have attached a snippet of an email going as far back as December of 2023 where Mr. ****** was advised that he must keep our office advised of the status of his claim, every 6 months in order to avoid further action.

      I have also attached the section of the ********************* Standards and Guidelines regarding roof tarps and claims. Property owners must inform our office every 6 months of the status of the claim, in order to avoid further action.

      Please have Mr. ****** provide a current notice from his attorney or insurance agent advising SilverLakes of the status of the claim, along with continued updates "every 6 months", to put this matter on hold.

      Here is another reason Pines Property Management needs to be fined. I have multiple roof leaks and waiting for a trial with ******************* I have sent multiple letters from my attorney and was told a couple months ago that I will not receive any other violations. This has happened many times that they say everything has been updated or they just dont respond at all. This has cause undo stress and anxiety for myself and my family. Sure enough I received a fine of $1000 which was upheld by ****************** I explained last time this is harassment and they should be fined and held accountable. Any suggestions would be appreciated. This is not the first time and sure wont be the last time.

      **************** is a member of the ********************************** SilverLakes requires follow up from residents for all claims that are related to violations of the covenants and restrictions. 

      Pines Property Management does not assess fines in any way. The following was sent to **************** in reference to the recent communication, he must still keep our office informed of his claim status to prevent *********** from taking further action:

      It has been brought to my attention that you received a notice of Confirmation of Fine for a Pressure Cleaning violation.
      I reviewed your account and noticed that my team correctly added notes that you are currently in the process of resolving a claim. Unfortunately, the extension added to your file did not save, resulting in the incorrect escalation of your violation. 
      The last action has been reversed and you do not have any fines on your account at this time.
      Please note that SilverLakes requires that all claims related to open violations must be regularly updated. The current notice we received is good through 5/22/24. Please have your insurance agent or legal representation provide us with a status update on this matter prior to 5/22. 
      Please don't hesitate to reach out with any questions.

      One of the worst management companies around. I had to fight tooth and nail to get a fence approved. Once it was approved the city took a while to approve me. All I asked was for an extension. Thats it, a 30 day extension. The only reason they actually approved me was ********************** contact help me ******. The board members were the only ones who actually cared about me and try to get me an approval. Now they want me to resubmit everything instead of granting my extension. Ive been at this since 2021. They dont care to help, they dont care about the toll and emotional distress they have caused me.

      I live in HOA Community *************************** in Pembroke Pines and I am a 20 year resident my HOA Pines management has been doing Bad business practice by violating residence and not allowing them enough time to have the matter resolved and before you know it youre being fined and sent to lawyers ask if you kindly to look into the situation Im currently fighting a violation of a tree removal now for five months and they yet to resolve it I have ****************************************************************************************************************************************************************************** via email to set up an interview in regard to this issue thank you

Pines Property Management is hired as management agent for the Association, and performs day-to-day administrative responsibilities, including enforcement of the the Association's covenants, as directed by the ***************** of Directors. ****************** grievance should be address with SilverLakes directly.

      I am rejecting this response because:
      They recently sent me to their lawyer for mediation about a violation of me cutting down a dead tree on my property they never gave me a solution and this is been going on for 5 to 6 months now and I have been constantly in communication with emails and phone calls with Pines property management it took me to seek advice from another city on how  to have this matter resolved Ive sent emails and fill out paperwork on this matter but yet they send to to lawyers for me to pay them thousands of dollars on a matter thats in the process of being resolved that is bad Business they work for me I pay Association fees on a monthly basis theyre supposed to take to me and my neighborhood they should work with the resident on all matters to have then resolved first and when all fails then you send to the lawyer this is not one of those cases , I ask you kindly to investigate this company I have at least seven residents in my neighborhood that is at odds with them on their practice of constantly over violating and not giving residents chance to have matter resolved before theyre being sent to lawyers and being fined it seems like they are about a money grab to take peoples hard work money ..

      I got a violation for a misunderstanding between the company that I hired to do my driveway. They told me they submitted the work to the association for me and I had nothing to worry about and then at the end they told me they dropped the ball and didn’t submit it. Hence me getting a violation. However, I have an approved permit for work from the city of Miramar. I get another violation stating sod isn’t allowed on my driveway even though my driveway violation has been placed on hold and has not been approved nor denied… so I don’t see the need for a second violation… I have lived in this neighborhood for over 20 years I cannot bare the cost to re-do the driveway. I am very disheartened and with a heavy heart that I am being treated this way after being a long time member of this community. I have had every neighbor stop and tell me how beautiful my home looks and they are excited to do their driveway the same way. All I am trying to do is keep up with the beauty of my home. I am retired and we have used our entire savings to remodel our home. I am now afraid I will be asked to remove the driveway over something that was a misunderstanding. Can you please help me. When I contact customer service I get a run around. All I want is for this issue to be resolved I have now submitted twice to the board for approval the first time I was denied for the survey not being marked. Please help me so we don’t incur any fines. We genuinely cannot afford this.

      This complainant is a resident of a Homeowners Association. As an HOA resident, they are responsible for ensuring any and all exterior modifications are submitted for review and approval by their community association (*********** ********* ************ *****. It seems the resident relied upon their vendor to follow the protocols, which they did not, they only obtained a City permit.

      ***** ******** ********** is contracted management for SilverLakes Association, however, ***** ******** ********** does not review, approve or deny applications. Modification applications are reviewed by the SilverLakes Modification committee. The committee reviews all applications and adheres to the SilverLakes Guidelines and Community Standards.

      The resident is advising that a second violation has been sent for this unapproved modification to their property. In accordance with SilverLakes protocol, a property owner who modifies without approval is in violation of 1. The unapproved modification and 2. Violation of the community declaration by having modified without going through the proper approval process. The property owner must handle this matter directly with his community association, via the community manager, or their attorney as preferred. ***** ******** ********** cannot alter the enforcement of the community's governing documents.  The property owner must receive approval for the modification, or correct the unapproved modification to avoid any further action from the Association's end.
