Advanced roofing has installed a new roof and its leaking. I have tried to have them repair it however they claim the leak was there before they started . Which makes no sense. I have had many people look at the leak. I had a bucket in my home last week when it rained. They sent ***************************** their construction manager and he told me the leak was already there. That makes no sense to me. They just put a new roof on and its leaks.Business Response

When Advanced roofing was near completion it rained over the week end. My roof leaked creating more damage to the ceiling. ***************************** their Constuction manager said the damage to the roof was the same. I disagree. sadly I did not video the water leaking from the roof. The photo yhey sent to you and the quality are impossible to determine the difference from a small bubble and the increased damage from the leak that happened after they finished the roof. My photos are of better quality. I also believe that **************** and the Roof consultant saw the difference. However if they believe that there is no difference or that the roof do NOT leak, than they will take no action.
The stand for the air conditioner is directly above my unit. common sense would suggest that is the issue. as a roofing company they should be able to propose a solution. However until they accept the fact my roof did in fact leak, than we will never correct the situation.
*************** came to visit me. he told me this is not my problem. I disagree. if my roof leaks and no action is taken, it is my problem. I need it to rain again so i can take pictures of the water leaking. until than i may not be able to prove it beyond any doubt. I do have a video of the ceiling but i dont know how to get it to you.

Good Evening Brea,
I am *********************** the President/Senior **** Consultant for my Company ****************** (RAI). I was Hired by the ************************* of ********* to be their **** Expert/Consultant for the **** Replacement Project at the Manatee Condominium Located at ***********************************************************************. I was Hired in February of ************************************************************************************** 2018.
In 2021 during the Lawsuit Investigation, RAI Documented All of the Rainwater Intrusion/Flat **** Leaks Existing from the Failed **** System Installed by Star Contracting. *********************************, Unit # **** was on that List & was Experiencing **** Leakage from the Failed **** System Installed by Star Contracting. The Lawsuit was Settled in February 2022 & I was Hired to Compose the RFP/Specifications Project Manual for The Bidding of the **** Replacement of the Failed **** System.
In March 2022, the Project was Bid Out & Awarded to Advanced Roofing. My Company RAI was Hired to Perform the In-Progress Inspections & Project Oversight of the Re-****, Prior the **** Replacement Commencement. Part of my RFP/Specifications Project Manual had Instructions for the Roofing Contractor to Document any Pre-Existing **** Leak Damage Existing in the Penthouse Top Floor Units. This Occurred Prior to the **** Replacement Commencement.
*********************************, Unit # **** was Documented again by Advanced Roofing this Time as Having the Same **** Leaks RAI Documented back in 2022. During the **** Replacement Process *************************************, Unit # **** Reported Rainwater Intrusion/Flat **** Leak. *********************** Inspected *********** & Attempted to Explain to ************************************* in *********** that the Area of Leakage was Documented as Pre-Existing **** Leak Damage Prior to the Re-**** Starting.
Here is where ************************************* in *********** is Incorrect. The Failed **** Installed by Star Contracting was Still in Place over his Unit at the Time of his **** Leakage. Advanced Roofing had Not Replaced the **** Over *********** at the Time ************************************* in *********** Reported his Leak. Hence, this was Still Pre-Existing Damage, Not a New Rainwater Intrusion/Flat **** Leak.
Mr., *********************** the President of the ***** of ********* @ Manatee Condominium & *****************************, LCAM, the Property Manager of Manatee Condominium Both Agree with this Information & have Tried to Reason with as ************************************* in ********** to No Avail.
************************************* in *********** is Being Dishonest with his Complaint to the BBB. He is trying to Get his Ceiling Repaired by Advanced Roofing when it is Not their Responsibility. As I Stated Before thai was Pre-Existing Damage. The Flat **** has been Completed by Advanced Roofing now over ************************************* ***********. The Entire Flat **** is 99% Complete & the is to have a Final Pressure Cleaning Next Week. Please be Aware, No Unauthorized People are Allowed on the New Flat **** per Carlisle the Manufacturer of the Flat **** Material. ******** is Supplying a Thirty-(30) Year Material & Labor Warranty.

I am rejecting this response because:The roof was very close to completion the week end it rained. The weekend it rained I placed a bucket and a bowel to catch the water from the ceiling that was leaking. *************** said he would fix the ceiling. I am not trying to get Advanced roofing to fix the damage in my unit. I am trying advanced roofing to fix the leak so that no more water enters my unit. It might rain this weekend. I will be sure to document any leaks.

Please find below an email from the roofing consultant with him copying the President of the Association. Some additional facts is on 1/19 ***** 1/20 we did a final cleaning of the roof using a pressure cleaner. We contacted the property manager ************************* at approximately 4pm and he had heard nothing from the tenant. It was relayed to us that the owner is not letting anyone in his unit.

I am rejecting this response because: Advanced Roofings construction Manager ***************************; does not believe there was a leak on the weekend of December 17th 2022.The president and the consultant do not believe the roof was leaking the weekend of December 17Th 2022. I did report it to the front desk. ***** was on duty. He saw me bring a bucket upstairs.Due to the lack of response I went to ******************** from the town of the surfside . I explained to him that the structure holding up the Air conditioning unit was above my unit. I believe he advised all parties to wrap the legs of the structure holding up the Air Conditioning unit. Because the President keeps telling me the issue is not my problem, which I disagree with, I do not know if Advanced roofing wrapped the legs of the structure holding up the air conditioning unit after they were advised by ******************** of the ****************. I assume they do not know the answer. Therefore all we can do at this point is to wait till we have a real rain fall to test the work that should be close to completion as of 01/25/2023. Once we have a few days of rain We will know if the leak has been corrected. Due to everyone's lack of belief of the leak on the weekend of the 17th of December 2022 , I will video any issues that *** arise. You would think a Roofing company would give some guarantee on their work. ****** I have not heard of anything positive from Advanced roofing. You would think the president *********** suggest something to the effect of not to worry..WE GAURENTEE OUR WORK.
