Alliant took about a month to repair our elevator, and my husband uses an electric wheelchair. Then to make matters worse they have not re-timed our front roadside lighting for several weeks. They seem to be glad to take your money, but reluctant to uphold their duties. If I could give Zero stars I would.

Mrs. ********** was aware that there were issues with the contracted elevator vendor during the month-long process. The building elevator had a technical issue triggering false fire alarms. The fire department and elevator company struggled to coordinate, leading to a month-long delay in resolving the problem. While the CAM was beyond frustrated with the lack of service and communication from the elevator vendor, they were unable to use another vendor as doing so would have broken the contract and voided the warranties. All ongoing issues were continuously relayed to Mrs. ********** to keep her informed. As a management company, we can only work within the confines of the vendor contracts and the board's direction.

The absolute worst organization I have ever dealt with in my life. They are NOT a property management company. They dont manage any property, they just collect checks every month and do nothing for the residents they supposedly serve. They are extremely difficult to get ahold of due to their inconvenient hours and if you go to their office, the only person you can speak to is the receptionist. I have been sent, on multiple occasions, notices that I had missed payments. I have never missed in payment in the 3 years I have lived in my community. We have had damage from Hurricane *** for 2 years now and nobody has done anything about it. Regardless of whether it is Alliants obligation to repair said damage, if it truly cared about its residents it would coordinate with the party responsible for making repairs. I would warn anyone who considered moving into a community managed by Alliant. They couldnt care less about their residents.

With regards to payments, Mr. F***** has two accounts - one with his sub-association and one with the master. It appears at some point he made payments for both associations but applied them to only one association's account. This would have caused a non-payment (and subsequent late notice) for the other association's account. This is a common problem when there are two associations that require separate payments. If Mr. F***** has issues with his account(s) he should put in a request through his owner portal. The request will go straight to AR and they will be able to assist. With regards to repairs to the building, the association's board has been working with an attorney to settle some insurance issues, hence the reason repairs have not been scheduled or completed. Once the issues have been resolved, repairs will be scheduled. Alliant cannot arrange for or coordinate with anyone until the matter is resolved with the insurance company. This is a common problem with many communities (and homeowners) in SWFL in the aftermath of Ian. As a reminder, Alliant serves the board and merely effectuates decisions of the board while also enforcing the associations' governing documents.

They are late with agendas, do not communicate with owners, board meetings are chaotic. They do not oversee vendors as they are contracted to do. The record keeping and accounting are inaccurate, the financial statements are always delayed, The minutes and other documents are not available on the website, with the ones that are there many months/years old. They dont answer the phone or respond to emails. All in all, not a good company

We appreciate ***************' feedback, but due to current legal matters and advisement, we are unable to comment on specifics. While we value all owner input, contractual matters do involve legal considerations and are handled through established internal channels between the board and the management team. If *************** remains dissatisfied, we encourage her to present her concerns directly to her board.

I made a request for meeting minutes and I was completely ignored. It has been over a year since then and they still will not share minutes. They also do nothing about safety complaints and vehicles driving 300% of the speed limit in a residential 2 mile neighborhood. They have also failed to provide support regarding antisemitism in the neighborhood and have propagated a false and unsubstantiated story of a Jewish person in the neighborhood sneaking into cars and leaving notes behind. Please never work with these people.

Customer service at Alliant sucks. We have been leaving messages for over 2 weeks asking (since June 17) for a callback. The local office at The Tides told me I had to talk to the Corporate Office. When you call the customer service number, there is a long cue (example, yesterday I was number 14 in the cue). Yesterday, I was in the cue for a good 20 minutes before they picked up. Again I left messages requesting a callback from Lillian who I'm told handles the lease review and approval of proposed renters. We've never heard back. I'm trying to get a list of The Tides HOA Board of Directors and their contact info so that I can make sure they learn how dissatisfied we are with what Alliant refers to as "Customer Service".

By way of introduction, my name is ******************************* and I am trying to obtain information on behalf of my 89 year old client so that he can pay his monthly fees. It is extremely frustrating that you cannot speak with anyone at Alliant Property Management Company ("Alliant"). Alliant falls to grasp the basic concept that customer service means you perform at least at a minimal level but Alliant is in a whole other category of ineptness. Both my client and I have been trying to speak to someone at Alliant for over one year. I have been trying to speak with anyone at Alliant regarding my client's unit because he was in the arrears after talking care of his elderly wife of 60 years before she died. I only wanted basic information but to no avail. Finally, I spoke to the association's attorney and after paying a $250 fee, I was provided with the amount that my client owed. Subsequently, my client forwarded a cashier check in the amount of $16,003.77 for past due fees. I then contacted Alliant on multiple occasions to obtain information about setting up auto pay for my client, but to no avail. I have been an attorney for over twenty (20) and have never seen a property management company this difficult to reach. Perhaps the Florida Attorney General's Office can assist me in obtaining the information that my 89 year old client is entitled to. If Megan Uscanga reviews her emails and telephone messages, she will find my client's name and my contact information.

The owner was already in arrears when Alliant took over the management of his association back in September 2023. (Alliant has been managing the association for less than a year, so the claim of trying to reach Alliant for over a year is false.) The association sent the owner's account to an attorney for collections at the end of 2023/beginning of 2024. When an owner's account is in collections, Alliant legally cannot communicate with the owner (or anyone else) regarding their account. The owner must go through the attorney. Mr. *********' first communication/email to our AR department was in June. At that time Alliant had not yet received a "file closed" notice from the collection attorney. Alliant also does not show Mr. ********* as having POA for the owner. There must be a POA on file in order for Alliant to confer with anyone other than the owner. If Mr. ********* can supply such form to Alliant, he will be able to communicate with Alliant on behalf of the owner.

Our company did work for Odyssey at Olympia Pointe which is managed by Alliant Properties. Work was completed and we received no payment for the services or materials. If a company can’t pay their bills I would suggest against using them at all in any capacity. Terri L******* has given the runaround for weeks and our next step is filing liens on ALL properties that received services. I’m sure all of those condo owners won’t be happy about it.

Alliant received the vendor's invoice on May 14th.The board had promised a 15-day turn around, which is near impossible to accomplish. On May 30th (the day before the vendor wrote this review) the vendor was informed they would receive their payment either Friday, May 31st or Monday, June 3rd. It was discovered on June 3rd that more paperwork was needed from the vendor. They provided the information that day and a check was prepared immediately. The vendor picked up their payment on June 3rd. It's unfortunate that the board promised a deadline without first checking with Alliant and confirming that this could be accomplished within the timeframe. Especially given that the month of May we were switching software platforms for the entire company and had informed all boards and vendors that payments may be delayed and asked for patience.

Hands down the worse property management company I have felt with. Rude and unprofessional employees who do not have owners best interest in mind. They do not deserve a single star.

This owner has an obligation to pay for a plumbing repair that came from her unit several months ago. There were issues between her and the restoration company.  According to the restoration company, they made several appointments with her and her tenant in which they did not show and did not provide access. The company has billed her for the missed appointments. It has been explained to her that this is between her and the restoration company; it is now in the hands of the board of the association.

While I understand I am responsible for repairs I should not be responsible for charges for calls that were not made to me that cost more then the fabricated repair invoice. Emergency charge fee for schedules repairs three weeks later and charged hours are greater then the time spent at the property. The charges are for calls that were never made to me as I have provided supports of the first time I was called and they proceeded to charge to show calls. Phone records are a wonderful thing. Alliant should not pay an invoice that is not proper and clearly no show calls for calls not made are not.

Do to ian, alliant has decided to put more burden on home owners putting a special assessment of $500 plus to cover cleanup costs, mismanaging of fees and funds, taxes and Government funds available, i strongly disagree with this motion and ask for board of governors not approve special assessement.*****

    Alliant Property Management, LLC

    Date: 12/13/2022

If this is for Reflection Isles, the *** has only spoken briefly of the potential for a special assessment, but has not voted on nor approved any such special assessment. The Board has worked hard on negotiating the hurricane clean up bill with the vendors and was able to get that cost down a great deal. The statement made in a recent meeting was that it would be around $100 per home.  No motion has been made and no vote has been taken regarding any assessments; the *** is doing their best to not special assess the membership. Also, if the need for a special assessment does arise, it is not at the hands of Alliant. Special assessment decisions are made by the ***, just like the budget for the **** With regards to "government funds", FEMA does not assist Associations, just individual homeowners. If an Association needs funds for the emergency, FEMA would recommend that the association apply for a loan with the ****  Again, not something the *** has even discussed at this time.

Please disregard our earlier response. It appears this is for another association. Revised response as follows: The master association board (under which ****************** sub-association falls) will be voting this week on a special assessment for Hurricane ***. Special assessments are not in the hands of Alliant. Special assessment decisions are made by the **** just like the budget for the **** The master board has determined that $525 is a fair amount for each owner to pay as it handles the repairs, clean-up and general after-math of Hurricane ***. Like many associations, major natural disasters are not normally budgeted for. Hence the need for emergency funds. And with regards to "government funds",FEMA does not assist Associations - they just assist individual homeowners. If an Association needs funds for an emergency such as a hurricane, FEMA would recommend that the association apply for a loan with the **** This review/complaint needs to be directed to the board and not to Alliant.
