The property management company that currently handles my lease is Rentallink. recently they have been attempting to tent the property for termites. instead of handling the situation themselves, one of the agents, a miss andrea g. tasked a tenant with the dissemination of information to the other tenants. in my building there are 4 units, with a total of 8 tenants, 2 dogs, 6 cats and a bird. miss g. thought it was appropriate to inform all of these tenants that they needed to find other temporary residence while this tenting situation occurred with less than 7 days notice. i personally was informed on 6/29/2022 of the expected date. once i discovered this situation was occurring i called to complain to Rentallink about the lack of notice. Not a single person at the office answered my call. i then began filing a claim with my renters insurance for assistance with housing and received a call from miss g. during the phone call mis g. threatened my residency, my ability to have my 4 cats (who have caused zero problems in my 2 years here) and threatened police action against me if i did not attend a meeting with terminix that was occurring that day (again, with no notice). even the terminix employee found the entire situation ridiculous and unethical. (John D., *************** after having her scream at me, threaten me, and then ignore my valid complaints i proceeded to the meeting, signed a paper and called her boss. after a lengthy conversation with them they informed me that she was in the wrong, would be talked to and an apology would be given. i feel, as the wronged party, that this was not enough of a correction. miss g. should not be allowed to work in this field. she was extremely unprofessional, rude, and tried to use her position of "power" as a weapon against me. i now have to find a place in 5 days for myself, my wife, and my 4 cats. the property management company should be held responsible.

Rental Link (RL) now forces their tenants to pay them $600 a year for a non-negotiable "automatic enrollment" into their RBP (Resident Benefit Package), which is a cleverly disguised way to hoodwink customers into signing a "new" contract for RL's own profit. They never communicated this change or program to their tenants ahead of time, and failed to share any program documents until you requested it. The fee is also unjustified. The supposed benefits are nothing new, nor provide additional value whatsoever. There's no real system changes, & RL is still using the old system. Each unit that RL "manages" is not a 1-size-fits-all, & tenants should not be lumped into 1 use case. I should not be forced to pay for benefits for all their other tenants. RL participates in false advertising claiming that residents save up to $250/yr using their 3P air filters. The highest quality filters @ Walmart/HD are ~$25 MAX; 25x12 = $300. What is the other $300 going towards that tenants are being forced to pay? Worst thing is I am forced to use their designated vendor whom caused a serious safety & health hazard (could have been prevented), stranding me w/o heat for 2 wks during the coldest time of the yr; condo was under 64 degrees. Another vendor should have been called immediately, it was an emergency! I still can't understand why I had to wait 2 weeks for heat and a resolution. RL likes to spring up forced additional fees at last minute lease renewals, catching you off guard, knowing that they have put you in a corner without alternative options. They also charge $50 in "legal fees" just to change dates in the same contracts, which every one knows in the business that Rental Link really doesn't pay all of that to their lawyers. It is quite unfortunate and a shame that Rental Link has had to come down to this level of doing business, especially when the landlords themselves using Rental Link are not making any money, but Rental Link continues to profit.

      Rental Link LLC Response

      02/27/2023

      Jen,

We would like to offer our response to hopefully clear up that matter.

Our new Resident Benefit Package is a benefit being offered to all new tenants and renewing tenants as part of renting one of our managed properties. This program offers many things adding value to the $50.00 charge. Below is a list of the programs that this fee covers:

Air Filter purchase and delivery cost to you
Renters insurance under a Master Policy
Utility Concierge service (mostly applies to new move in but they can assist in negotiating of new plans with cable and internet).
Rewards program for on time rental payments.
      Credit reporting and building.

      And much more…

This package was presented to you in the Lease Renewal Offer Letter that was sent to you outlining the new terms of the future lease. The most important part of the package is to make sure there is ongoing renters insurance with proper liability that covers not only you but the owner of the property.

If you are requesting a specific air filter that fits your needs, all you have to do is let us know. As part of this service, that is all you have to do and we can get it changed at no additional cost to you.

Rental Link does charge a fair administration fee (as all rental companies and apartment communities do). Our is the fee of $50 which is fair to most that are over $200+. This fee covers the lease preparation done by the attorney to draft the lease. Each leases is drafted new by the attorney and sent to us preparation for any move in or lease renewal. This administration fee is outlined in the Lease Renewal Offer Letter to you. You had mentioned that everyone knows that its not drafted new each time. That assumption is incorrect and we will be more than happy to confirm that information for you.

As you are probably aware, Rental Link does not own the property you reside in. When there are repairs to be made these must be approved and paid for by the owner of the property. If there was a delay that could be one of many that would cause a delay. We are certainly sorry that you experienced that, but I would be more than happy to discuss further.

      Regards,

      Rental Link Management

**** from RL was professional and patient in responding to each of my concerns. Although I may not be fully aligned and bought on the **** there was a mutual agreement that there was overall miscommunication and misunderstanding that led to this stage. However, I do still appreciate the good service that I have received from a few of his team members, and I am thankful and appreciative that **** tried to resolve and improve on what he can from our conversation.
