      Posting to current *************-properties they state they no longer own nor even manage, they also seek ssn #'s to be placed at their scummy , bottom ***************** who sadly are the only homes available at a FAIR market value , regardless they do not obscure the ssn and them asking for ot PERIOD is both illegal and unlawful. Per us code- they are in violation of not one but several statutes, to include the gramm,leech, blaily act. Sited this act and offered acceptable remedy in substitute only to be homeless due only to them currently. Bg check never performed but money withdrawn. Do not return calls.

      We have a list of our requirements posted in several places on our website. It states that you must provide a copy of your license, social security card and pay stubs. Every application is treated the same. We do not make any exceptions to this rule. We received your incomplete application in the office on 9/29 and we spoke to you on the phone that day. An email was sent to you later that same day requesting a copy of both of your license, social security cards, proof of income and up to date shot records for your dogs. We never received a response or the information requested from you. Then on 10/1 we receive this BBB Complaint. You did not provide the required information and we cannot approve your application.

      I understand the there site says no refunds, but they honestly can not tell me that I don't pass a background check for criminal when i work for a notary company and live in a apartment complex that requires a background check for criminal and credit and I passed with flying colors twice. I worked at dollar General and to be store manager they have to run a background I passed,. When she told me i didn't pass the credit check I called my apartment complex she ran my stuff again and I passed again flying colors. And this a a high complex apartment so if I pass here there is no way she can't tell me I didn't pass there. They scamming people and that isn't right. I have no criminal background and I may not have a lot of usage for credit but my score is great. So either they don't like certain people so they lying to not rent and keeping their fees but it isn't right. Application background fee should be refundable the person is paying it, and I know exactly what my score is and what is on my record i check it cause I want to make sure I pass. This isn't the first time I've heard about this either people being told they haven't passed yet they passed in another place with higher standards.

      Application fees are non-refundable as it states on our website. We are charged for the background reports and we have to pay the employee working on the application package. Every rental company has their own set of rules. We do not base our decisions off of other rental companies' criteria. We have verified pertinent information that you did not include on your application. Also you have not provided any proof of income for yourself. We do not take someone's word on having help paying the rent or proof of income for someone who isn't on the application. Your credit report states: Lack Of Recent Installment Loan Information and Too Few Accounts Currently Paid As Agreed. 


      We will not be refunding your application fee. Your application does not pass our criteria.

      I am rejecting this response because: I have Enclosed your Application requirements as it states (OTHER INCOME)  i supplied that statement to prove my OTHER INCOME now, I also stated that I was Self Employed cause I Own My Own Business as a Notary Public, Now as I will if I have to show that I proved all my Required Documents To Prove my Income, You told me on the phone it was cause I didn't have Enough credit activity on my Report, well that is funny since I have been paying my Electric every month, and my Internet bill every month, and I know for a fact that those 2 alone are reported to the crediting companies, and as I stated to you prior to my call and in the **mail I may have not had my bank account connected at the time you run the report to show all activity cause there was a fraud alert on my stuff so I had to take care of that,. But I gave you all that information in details,, I even offered you a copy of my detailed credit report, and even submitted a bank statement with deposits made, showing I had proper income for the amount of the home, I even submitted a copy of my personal information which by the way by law you have to sure that we receive a copy of the reason you denied us. I may not have a lot of credit usage cause I don't have credit cards, but I  know my credit score between ******* and I don't have any evictions, or any criminal records, and I pay all my bills, so I don't know what you base your rental base on, but if I can pass a federal and State Guidelines and Lenders, and Mortgage Loans, and what not then your Company is really scamming people and that is a Fact, cause there is no way that someone that can Pass in 4 different rental Companies, Federal, State, Mortgage Lender, isn't going to pass your Rental Application. I have Proof that I passed Federal, State Background Check cause again I'm a Notary Public Official, required Background Automatically for a ****** plus the place I stay now ran my background and I passed and it's a Community complex, the place I lived before here was a +55 community very high standard place and I passed there so yeah I would really like my fair credit report mailed to me please. by  law I have that right to request that I get one. Since you say you ran my background and I didn't pass your background then I want my report and you show me why I didn't pass thanks..

      My fiance and I spent $98 on application fees for a property managed by ****** ****** & Silvers (aka Cheap Rent USA, aka Southern Living LLC, aka ****** SunCoast Estates, they have multiple business names which is also extremely misleading). We gave them all of the information they asked for as well as phone numbers of our employers so they could call and verify that we've both been at our jobs since last year and make over 3x the rent. Both of our credit scores are also over 640. After a full week of them dodging our calls and emails after we already sent them our application fees, I began calling over and over again and left a voicemails on multiple of their answering machines (they have multiple phone numbers for each of their made up business names) so I could get any update at all on our application. Almost immediately after doing this I received an email only containing a document that said we were denied due to "insufficient employment history and credit score". Both of our employers can confirm that they were not contacted once by ****** ****** & Silvers, so they would have no way to prove that we have insufficient employment history. I began my current job Septemberof last year and my fiance began his either October or November of last year as well, he was just laid off for a few months in-between, but his employer can confirm he isn't getting laid off again and works full time. Their are multiple reviews under each of their company names saying they've done the same thing to multiple other people, and it is extremely unfair they are able to keep scamming people for application fees over and over again. If anything, the only reason they may be able to get away with this is because they don't list anywhere the requirements for their rentals so they can just deny everyone they want without consequences. On top of wanting a refund, I believe they should have to have written on the website the minimum credit score and monthly income in order to rent from them.

Unfortunately from time to time we run into applicants whose applications have been denied and in retaliation they will submit a false negative review about us. The Authorization Department reviews all applications as a whole...Job Time...Income...Monthly Payments...Content Of The Credit Report...Criminal History...etc.. That is why we do not have specific guidelines posted on our website. We do this so that we may be flexible with our approvals. In your case all of your information was reviewed and you were denied due to the length of time you have both been employed at your jobs and your credit history. Our records show that you have been at your job for 9 months and the co-applicant for 1 month. Your credit reports show serious delinquency, insufficient length of credit history and proportion of revolving balances to revolving credit limits is too high. The application fee is non refundable. This charge is to attempt to cover the costs we incur processing your application. We are charged for the report pulled and the time it takes our employees to process your application. He has been at his job since October of last year as well, not one month and we explained that to you over the phone; he got laid off for a few months in-between because the holiday season was over, but his job security could have easily been verified if you called the provided number, which you didn't. As stated before you did not contact EITHER of our employers. We just got approved for a $1300 apartment with our 640+ credit scores and sufficient income that was verified in less than 48 hours. We have no serious delinquency, and my revolving credit is below 50%. The only thing that negatively impacts my credit score are my student loans which I've almost always paid on time and only have one late payment. You leave off specific guidelines so you can scam people, not to be flexible. There is no reason whatsoever we were denied for a $700 trailer in north forth Myers when we were approved (quite quickly) for a 1300 rental in cape coral without any additional cosigner or increased deposit. Which I have also provided documentation for. Like I stated, it is quite frankly a clear and obvious scam your business is running, and you refusing to add minimum requirements to your rentals is proof of that, as well as your refusal to refund any application fee. Our fee, which is only $49 per person, is less than the average application processing fees that other companies charge. I'm not upset about the actual denial of our application and this complaint is not some sort of "retaliation" so I wish you would stop insisting it is. It has to do with the obvious unprofessional and shady business that you run. BBB is meant to provide consumers with the ability to transparently see how companies treat people and that's all I'm doing. I don't care about the refund, and that's not what I'm after. I care about others not getting scammed the same way as we did, because we didn't listen to the countess other reviews about your company online that say the exact same thing. You keep saying you've been in business for 50 years and have countless happy customers, however you can comb through the entire Internet and not find one positive review about your company, which says everything in itself. Quite frankly it's just immature and unprofessional that you keep going with the narrative that just because someone has something negative to say about your business it's because they have their own personal vendetta against you because you denied their application, which is simply just not the case. Valid and professional businesses take into account negative feedback and work to do better, you do not. You argue back with every single review you receive which just shows the type of business you run. From the beginning I have done nothing but provide to the public my truthful and honest experience with your company, and if you feel the need to keep replying back saying I'm not being truthful then please, go ahead, but let me explain what happened once more. My fiance and I applied to a $7XX-XXX trailer through your website, and had no trouble getting into contact with someone before submitting our application fee. After submitting our application fee, it was impossible to get in contact with anyone for over a week either through phone or email. After calling and leaving countless voicemails on June 20th (a week after submitting our application and not hearing anything back at all) we immediately received an email saying we were denied, when neither of our employers were contacted and the only thing that was run was a credit check (with both of our credit scores being above the usual renting minimum of 600). Even now, the business keeps telling me we were denied due to our employment history and credit score, and yet will not provide the specifics as too why that is. What credit score is high enough to rent a $800 trailer? And what income do you have to make? 4-5x rent maybe? Because we make at least 6x that a month, so that should have been okay. How long do you have to show proof of employment for? Typically it's four-eight weeks, and we were both able to provide 8 months, but maybe the trailers this business rents out need proof of a whole years income. But even if that is the case, no one would know because they do not list the requirements anywhere. They claim it's so they can be more fair, but it's pretty clear that that's not the case. Anyway, I'm not replying to this business anymore because I've said everything that needed to be said. They'll still probably respond saying that I'm just retaliating against them because they denied me for a rental, when it's clear that isn't the intent of my complaint. If anyone does read this just make sure to stay far away from ****** ****** & Silvers (or any of their other aliases) and save yourself the headache.
