    This is my second stay with Pinkie Flamingo and I can't wait for the next! Pinkie is an amazing host and always reachable. I stayed at 30A Oasis twice. Great Location and Huge Home. It even has an outdoor HEATED shower! You can’t go wrong on this one. Thank you Pinkie and her staff for a perfect vacation!

    RUN! We hired this company to manage our property and what a mistake. Pinkie was extremely unprofessional in nearly every interaction. Our first red flag was trying to meet in person when hiring them. She was full of excuses as to why she couldn’t meet. She rarely did what she said she would including checking on our home and maintaining it after rental incidences. Each time she was quick to charge and blame us, the homeowners, rather than handle the issue with the guests. One incident included massive damage to our hurricane garage door. It was obvious a guest had backed into the door causing damage to both the inside and the outside. But because Pinkie did not ever check on our home, this damage went unnoticed by her and her company. When confronted about it, she said she would take care of it but never did. Promise after promise, unkept. Despite a nightmare of a year with them, we honored our contract and gave notice we would be going with parting ways. This seemed to ignite an anger in Pinkie that created even more unprofessionalism and toxic behavior. And in her final grand act, when we requested she keep any. bookings that she had made at our home against our wishes, she not only refused to keep them and place them in one of her "other 100+ homes" she manages, she went as far as to threaten legal action if we did not honor them. We did not want to punish any guest for Pinkie's lack of consideration so eventually agreed to take them. However, Pinkie then refused to release those guests' funds saying she wouldn't do so until we had honored their stay, some of which were not booked until 6 months after we parted ways. This company does not have the owners or the guests best interest in mind. They are quick to cheat and blame everyone but themselves. If you are like us and have an investment property you simply want to rent out or if you are a guest looking to rent a home in one of the most beautiful areas of the country, do not use Pinkie Flamingo.

    Oh my goodness ******! I hope you feel better after this public tirade. Anyone reading this already knows there is another side to the story and I am sure they are eager to hear it. I will point out that it is hardly a coincidence that you just recently emailed me complaining about your garage door damage. As it has been 8 months since we actively managed this property, the fact that you are just now getting around to inspecting it leaves everyone wondering what your agenda really is here. It would seem reasonable that at turnover in February 2024, you or your new management company, would do a complete property inspection and indicate any issues at that time. To wait 8 months with any number of rentals in between and then to come back with complaints and accusations is absurd. As a matter of fact, we dispatched a garage door company and a maintenance technician to address any issues at the time the damage occurred. Your dissatisfaction with a vendors’ work is to be taken up with the vendor and should have been done so in a more timely manner. As far as availability, it is not our fault you are in New York and not here frequently. We have many out-of-state owners we have never met. If this was so important, then why did you hire us in the first place? Everyone is wondering this as well. You accuse us of not checking on your home yet, when I detected a fraud credit card alert and realized the perpetrators were still in your house, I called the Okaloosa County Sheriff and personally met the officers there, evicted the guests, and demanded payment in cash so that you were compensated for the rental. I think anyone reading this will agree this is above and beyond the call of duty. You have a very selective memory it does appear. The terms of our contract are quite clear and specify all future bookings will be honored. The is the management agreement you signed. Yet you seem offended that I required you to honor it. It appears what you have just broadcast publicly, is that your signature means nothing and anyone standing up for their rights is somehow angry and wrong. I can assure you I have no anger…it’s just business. Finally, you encourage people to RUN! We do as well…RUN to www.pinkieflamingo.com. Despite this particular homeowner’s sour attitude, we have hundreds of 5-star reviews from both homeowners and guests. In just a partial year on this property, we were able to generate over $50K in gross rental revenue. Our 10% gross management fee and accelerated cash flow model are game changers in the short-term rental industry. Thank you Better Business Bureau for this opportunity to set the record straight here. Pinkie?))

    I think it's safe to say my caution to anyone looking into this company is proven. I believe the response above is a completely fair and accurate depiction of the unprofessionalism and completely lack of accountability this company operates with. And to answer the response from Pinkie, I do not feel better. I wish that our experience with you could have been handled much more respectfully and graciously than you were ever willing to extend to us. The fact that you never even acknowledged my email to you except in this public forum, blaming us again for your mismanagement and lack of attention says everything. We hired and put our trust in you because by all rights and appearances, you were more than capable to do exactly what you were hired to do. And that is what makes this whole situation so sad and discouraging. Your response to not only my review but all the other ones listed on this page is the gaslighting and deception I am hoping to help someone else avoid.

    Absolute worst experience! The property was filthy and the how literally would not even answer any questions prior to going until I called and got VRBO involved. I was lied to about what was at the property because when I showed up there wasn’t any bicycles there, like I was told there was. I reported that and how the house was and did not hear back until the day before I was leaving asking. Did I want them to come clean it? We had to clean it ourselves and I grant you I will not go back through them!

    Oh my! I am sorry you feel this way. I have gone back through my emails and texts to review any issues reported by you during your stay. I see questions through the VRBO portal that I answered about the property and then this text after your arrival... "I just want to report that the slip covers on the couches are very stained. I don’t want it to be blamed on us and the thermostat is set on 68 and it’s 70 in here. So, I just want to report that as well. We are good with everything but I just wanted to report it." I ordered upholstery cleaning immediately. I see no other dialog with any other issues other than the fridge drawer needing replacement and you texted me the model number. Additionally, I have reviewed the property description and no where are bikes mentioned or pictured. I regret you feel compelled to take this public forum to vent. Others LOVE this adorable, well-maintained unit. To any of these folks reading this and deciding to book, I offer a 10% discount off their entire stay. Pinkie:)))

    ****** BEWARE****** Horrible experience, why is there not an option for 0 stars, I would highly recommend you look for a different rental company to book your stay unless you like having your vacations ruined. This company is the worst and I will do my part to make sure no one else has to go through what we went through. There are some really great rental companies out there to book your stay and this is definitely NOT one of them.

    I find the condensing reply's from pinkie indicative of how she does business, her clients seem to be the bad guys, I hired her to manage my condo, what a mistake, terrible rentals during the prime time summer at Panama City Beach, her book keeping is a disaster, near as I can tell she made more money than I did :( will not reply to emails for days, no phone calls. There are hundreds of Property managers around, run from this one!!!

    The ladies at Pinkie Flamingo were SUPER nice and helpful. We stayed at Waterscape in Destin, Florida. Picked up every time we called! They left boogie boards, water games, etc. The room was beautiful, clean, and we all had a great time. Being walking distance to the beach and being able to use the common area facilities was also great.

    Pinkie Flamingo and Friends was who I chose to handle my out of state rental. I was told that they could get me high quality new linens. The linens I received were not even new. They arrived via their housekeeper, who charged me approximately 800 dollars for cleaning a brand new unit. I was supposed to meet with the Pinkies on multiple scheduled occasions that they did not even show up. Those meetings were to do finishing touches to get my unit on the market. I drive a Nissan Titan and live over 400 miles away from the unit. So they ended up suing me because I hadn't paid the $740 they were trying to charge me for the used sheets. I missed the entire summer rental season because of these people not even coming to meet me when we had scheduled appointments. I also had my friend go help them install a ceiling fan in someone else's unit that they manage. They didn't bother paying him...or even thanking him. Also, I noticed the 5 star reviews are from their current business associates and personal friends of theirs (all within about a week of eachother....likely requested by the pinkies). Don't do business with this company unless you want to miss opportunities, be overcharged, and be sued for refusing to pay for sheets that come from the housekeeper wrapped in saran wrap.

    In the course of the past 12 years I must say I have never had anyone behave like this. I will offer this analogy...if you were to go to Walmart and fill a cart with sheets and towels, go to the check-out and present the same American Express card you provided to us, it would no doubt be declined, as it was for us. If you then proceeded to roll the cart out of the store you would likely be arrested for stealing. As a small business, we cannot afford to provide investors like yourself with products and services for free. Had you had any issue or question with the order as it was delivered, you would have called our attention to it then. It was only weeks later after I have had to retain the services of a lawyer that you suddenly decide to complain. Clearly there was nothing wrong at the time and the buzz here is I am not the only vendor whom you have attempted to take advantage of. All of our 5 star reviews are earned from our valued clients. Maybe your 400 mile drive to this area should be a thing of the past.

    I rented A-612 at waterscape during June 20- June 24, 2022. Our room was not clean at 5 pm & we set our pillows & blankets in the room & called Pinkie to let her know the room was not ready. It took them until almost 8 pm to get room clean & the cleaning staff took my son's pillow case. Pinkie assured me she would issue a $75 PR credit & I still have not received it & she is now not responding after she has told me she's issued a refund. I have not received the echeck or credit card refund & now she will not communicate. She tried to send me a pillow & charge me a shipping fee. I told her several times it's a pillow case & I do not want to pay to have my pillow case shipped to me. I already purchased a replacement & just want the $75 PR refund I was promised.

    My goodness! For anyone to make such a fuss over something like this tells us all there is another problem here. We are a small business and find this tactic of using the BBB as a forum to vent publicly quite unconscionable. I apologized that the room was not clean at 5 when you arrived and offered to send a $75 PR adjustment... although I am not obligated to. I was trying to be nice and this is how you thank me. You requested the adjustment be remitted via echeck and I have explained this takes 5-7 business days to receive. Accounting posts these types of credits within 2 weeks after the stay. YOU left the pillow and it was taken to the laundry and cleaned for you. I do not ship back lost for free...no one does. Clearly you have nothing better than attack hard-working business people. Your $75 adjustment has already been processed. Please do not attempt to book another stay through my company as you are not welcome. Pinkie

    It was a pillow CASE & I put our personal pillow & blanket in the room to go to the beach while we waited 3-4 hours for the room to be cleaned. The cleaning staff took the pillow case, it wasn't lost, it was taken & I told you immediately so you could contact staff to bring the only gray pillow case back. I do not want to pay for a pillow case I've already paid for. I quickly got a replacement. The reason for the "fuss" is because you stopped replying to questions about the PR Refund & I seen no confirmation that it had been issued.
    I did receive the refund & I appreciate it as it was kindly offered due to room being not ready after 3- 4 hours after check in & pillow case was taken. My "fuss" is about the communication & not replying at all on some days to my question, as I felt ignored or blown off. That is fine that I'm no longer welcome. I cleaned the room & took care of it as I would my own home. It's a beautiful place.
    I'm a hardworking business person myself & do not have time to go back & forth because you can't be straightforward as to what's going on & answer my messages. I have lots of things to do besides of having to "remind" you of the PR refund, that it's not a pillow case & who I am over & over. I am your customer & should feel like a priority just like when I made my payments.
    We are required to check out at 10 am & check in is 4 pm. When families drive over 10 hours to get to their destination & pay almost $600 a night, they expect their room to be ready & for no one to take their personal belongings & when promised a PR refund kindly- shouldn't have to ask about the PR refund like it was forgotten about.
    Thank you for all of your hard work & issuing the $75 credit. It's not about the money, it's about the principle & if you would of made sense about timing, what was taken & sent me a confirmation receipt & replied to my messages, I wouldn't of made a "fuss" & that's what's going on here.

    I had a similar problem with Pinkie and friends as ***** ** mentioned. They took us on as new clients having bought a new home in Seacrest Beach. The property had existing bookings for guest rentals that Pinkie transferred to their management. We signed a contract which states that they would manage and take care of the reservations - cleaning, handling guest issues and collecting monies for the stay, Etc. We eventually got photographs taken of the house after making cosmetic updates.

    Two weeks past and our property was not shown on their website - instead another house was shown under the name of our property. Upon notifying them of this - they seems confused and said it would be fixed. A few days went by and they had updated the pictures to our home - but no description of the property was given at all other than the number of rooms and address.

    As Brent A. mentioned in his review - they have a linen program where they insisted we buy 2 sets of linens for every room although my wife tried multiple times to explain that we had plenty of good linens and did not need to buy extra. They insisted that we needed to buy into their linen exchange program. We reluctantly did agree and a package of linens was delivered. - spending $1000+.

    Like ***** ** I terminated the management agreement. I asked them to pickup the unopened package of linens that was still at the property -

    they initially said "Hello We will not be sending anyone. The linens are yours.
    Yours,
    Pinkie"

    I replied "Are you billing us for these? We only obtained them to be in your rotation - our new provider does them for free. You can keep these - we might be able to send someone to your warehouse with them."

    Her reply "*******, You already paid for these linens. I can send someone to pick up but there will be a 25% re-stocking fee.
    Please advise.

    Bless your heart *******! It sounds like all you & ****** are really after here is a roll in some free sheets. I can always tell a new vacation rental property owner who has possibly over bought by the questions they ask..."Why do we need 2 sets of linens?" We have 4 towels for a 4 bedroom house...isn't that enough?" Then they begin counting pillowcases and wash cloths as was the case here. Yes you do have many things in common with other former clients. I have a standard of what is acceptable in my properties and this was all explained to you from the beginning. Our first dialog with you began in Jan, 2022 and for the past 5 months we have offered you advice and support on your property...all free of charge. Bet you liked that part! We have provided vendor resources, direction, and yes...the linen delivery you asked us to provide. It is part of the requirement for being accepted into our portfolio...no apologies! All of our clients buy 2 sets of sheets and towels so housekeepers can have back-up for busy same day turns, Your definition of "plenty of good, quality linens" and ours are very different. I am sorry this put such a strain on you. May I remind you that YOU contacted US and asked us to manage your property. Then after 5 months of emails, calls, site visits and exhausting conversations trying to explain how the process works to you and ******...you decide you would like to terminate our agreement... literally as the first guests are due to check in. You are who broke the contract...sent May 10, 2022.. "This is written notice that we are terminating the management agreement per the contract. We will be using another property manager." Your unprofessional behavior is only surpassed by your lack common courtesy and common sense.
